Phase III, Design Development. During this phase, a detailed scope and appearance of the Project shall be established which shall include the selection of materials and Design Professional shall make any other design decisions and material selections necessary to complete the overall design of the Project. In order to move as quickly as possible, Phase III work will often occur while Planning approval is pending and Planning approval will be obtained during this Phase III. Additional design development documents shall include, but are not limited to, door, window, flooring, tile, fixture, appliance and finish schedules, interior elevations, cross-sections, material specifications and key construction details, as needed. Design Professional will evaluate and review the construction scope, elements, details, methods and means with the Client to ensure that the final elements meet the Project’s objectives. Design Professional is responsible for managing the selection of finishes to meet the budget communicated at the end of Phase II or updating the budget accordingly and communicating cost increases to Client. During this review between Design Professional and Client, Design Professional will request Client’s approval via New Avenue Project Page for any changes and/or developments and Client must accept these changes for them to take effect.

Phase III, Design Development. 1) THE CONSULTANT shall obtain site development permits, FFWCC, SJRWMD, FDEP, City Building & Planning (conceptual, final if required and development order), DOH and any others required for the construction of the project. The costs of required utility permitting are estimated and included in the overall consultant fee.

The Promoter shall develop the Project in accordance with the bye-laws such as Haryana Building Code, 2017, FAR, density norms, provisions prescribed, approved plans, terms and condition of the license/ allotment as well as registration of RERA, etc. Subject to the terms in this Agreement, the Promoter undertakes to strictly abide by such plans approved by the competent authorities and shall also strictly abide by the provisions and norms prescribed by the relevant State laws and shall not have an option to make any variation/ alteration/ modification in such plans, other than in the manner provided under the Act and Rules made thereunder or as per approvals/instructions/ guidelines of the competent authorities, and any breach of this term by the Promoter shall constitute a material breach of the Agreement.

  • Schematic Design Phase Services § 3.2.1 The Architect shall review the program and other information furnished by the Owner, and shall review laws, codes, and regulations applicable to the Architect’s services.

Insights into changing patterns of community organization may also be granted, as may insights into changes in social organization.
