Property Management Service. DHA must manage the Property by performing the following activities:
(a) carrying out inspections of the Property at periodic intervals;
(b) itemising monthly rent receipts, outgoings and other expenses (other than those covered by the Service Fee) paid on the Lessor’s behalf, and, if required by the Lessor, provide relevant information on an annual basis;
(c) provided DHA receives relevant notices and accounts in sufficient time to enable payment by the due date, paying on the Lessor’s behalf outgoings in respect of the Property (eg rates, charges, property insurance premiums), unless the Lessor elects to assume the responsibility. DHA may recoup amounts paid as a debt due by the Lessor, or by deduction from the monthly rent payments; and
(d) arranging compliance, at the Lessor's expense (by deduction from monthly rent payments), with any of the Lessor’s retained responsibilities under clause 7, if requested by the Lessor and DHA agrees to do so.
Property Management Service. OCB will arrange a meeting to attend the property with the Tenant to commence the Tenancy Agreement and complete a move-in process with the new tenant. This will include a demonstration of equipment and items at the property and the provision of any operating instructions as deem necessary for the Tenant. All below services are included within your management fee:
Property Management Service. (The contents of this appendix are consistent with the initial property management service contract entered into between the Seller and the property management enterprise.)
Property Management Service. 10.1. All owners of buildings, plots or leasing rights at Vísindagarðar, where the Leased Premises are located, are obligated to be members of a property management company that will be established and shall service all common areas on site. Common areas are all areas which are not defined as private property, i.e. pedestrian streets, parking lots, squares, buildings for employees of the property management service, contractors and other common activities.
10.2. All members shall pay their share of operational costs of the common areas, including operational cost of common properties, cost of heating, lighting, air conditioning, elevators, escalators, cleaning, security, gardening, liability insurance and other insurances, snow-cleaning services, snow-melting, renewal of equipment, staff expenditure, maintenance and all other operational costs.
10.3. The Lessee, acting on behalf of the Lessor, will comply with all requirements, rules and protocols set forth by the property management company at any given time and cover any cost of the same.
10.4. The Lessee shall at all times comply with the communication rules set by the property management company (Ísl.: “Samskiptareglur Rekstrarfélagsins Vísindagarðar Háskóla Íslands og leigutaka”) that are set by the property management company with regards to operations, maintenance, alterations or general conduct in the area of Vísindagarðar.
Property Management Service. The Property Management Service provided by WSR will comprise all of the services detailed in Schedule 1 together with: -
(1) collection of the monthly rental;
(2) holding of the deposit and ensuring registration through the TDS;
(3) provision of rent statements at the month end detailing income collected and deductions made;
(4) transfer of rents, less the management fee to the Landlord's designated bank account
(5) day to day management of the Property including dealing with all repairs and ensuring the Property meets all safety regulations;
(6) instructing the inventory and dilapidation inspection reports and reviewing the contents of the completed reports;
(7) undertaking accompanied viewings;
(8) payments to service personnel, i.e. gardeners, daily cleaners and window cleaners;
(9) periodic checks (should access be granted by the tenant) on the Property to determine that the terms of the Tenancy Agreement are being adhered to by the Tenant and the Property is being kept in a good state of repair;
(10) rent control and chasing late payment of rent
(11) conducting sign up of the Tenant at the commencement of the Tenancy Agreement and advising on any bond deductions at termination of tenancy. This service does not include solicitors’ costs incurred for court proceedings or court appearances by WSR in relation to arrears or possessions proceedings.
Property Management Service
