Rent Commencement. Payment of Rent shall begin on the Commencement Date. Rent for any period during the Term that is less than one month shall be prorated for the actual number of days in such period.
Rent Commencement. Tenant's obligation to pay rent shall commence and shall be due and payable as provided in Section 3.1.

Rent shall commence on March 1, 2007 If tenant shall commence occupying only a portion of the premises prior to such time, rent shall be prorated based on the number of rentable square feet occupied by tenant. In addition, (i) if Landlord is unable to so deliver possession of all or any portion of the Initial Premises by December 31, 2013, then following the Rent Commencement Date, Tenant shall have the right to receive an abatement of one (1) day of Base Rent allocable to the portion of the Initial Premises which Landlord has not so delivered for each and every day of delay in such delivery following December 31, 2013 and (ii) if Landlord is unable to so deliver possession of fifty percent (50%) or more of the Initial Premises by February 1, 2014, Tenant shall have the right, by giving written notice thereof to Landlord, to terminate this Lease and in such event all obligations of Landlord and Tenant with respect to this Lease shall terminate and be of no further force and effect.
Rent Commencement. Rent payments shall commence on the Commencement Date.

Rent Commencement. Tenant's obligation to pay Base Rent and Additional Rent shall commence on the Commencement Date. From and after the Commencement Date and throughout the initial Term, Tenant shall pay annual Base Rent in the amount and in the monthly installments required by Section 1.2.
Rent Commencement. Lessee shall pay to Lessor its prorata share of Additional Rent as defined in Article 3 of the Lease, commencing January 1, 1998 through and including the Lease expiration date. Base Rent shall commence February 1, 1998.

2.1 shall set forth the Rent Commencement Date and the Base Rental payable until the date that this Lease has commenced with respect to one hundred percent (100%) of the Demised Premises (the “Full Rent Commencement Date”). Tenant shall pay a pro rata portion of the Base Rental on the Commencement Date (the “Rent Commencement Date”), such pro rata portion being equal to the product of the Base Rental multiplied by a fraction, the numerator being the Net Rentable Area of those floors of the Building for which this Lease has commenced as of the Commencement Date pursuant to Article 5.1.1 and as set forth below and the divisor being the Net Rentable Area of the Building. Thereafter, on the first day of each Subject to a request for confidential treatment, certain portions of this agreement have been intentionally omitted. 2.1 this Lease shall not have commenced with respect to the Net Rentable Area for any floor until the date that all of the following events shall have occurred: (i) with respect to such floor, the Building systems (including without limitation the HVAC, elevators and life safety systems) are Substantially Complete and fully operational for Tenant’s intended use; (ii) with respect to such floor, all finishes for the Base Building Work are Substantially Complete, (iii) the lobby, a pro-rata portion of the Building Parking Facilities and all Building Common Areas and Project Common Areas reasonably necessary to access such floor or phase are Substantially Complete; and (iv) the Site Work is Substantially Complete on or before the Site Work Complete date set forth on Schedule C of the Work Letter.
