Roof Repairs. If Landlord desires to perform roof repairs and/or roof replacements to the Building (the “Roof Repairs”), Landlord shall give Tenant at least ten (10) Business Days’ prior written notice of the date Landlord intends to commence such Roof Repairs (except in the event of an emergency, in which event Landlord shall furnish Tenant with reasonable notice in light of the circumstances), along with a description of the work scheduled to be performed, where it is scheduled to be performed on the roof, and an estimate of the time frame required for that performance. Tenant shall, within ten (10) Business Days following receipt of such notice, undertake such measures as it deems suitable to protect the Equipment from interference by Landlord, its agents, contractors or employees, in the course of any Roof Repairs.
Roof Repairs. Notwithstanding the provisions of paragraph 7.2, it is understood and agreed that the lessee shall be responsible for all roof maintenance and repairs for the duration of this Lease or any extensions thereof.
Roof Repairs. All installation of air conditioning equipment and duct work requiring penetration of the roof shall be properly flashed and caulked. Any electrical or refrigeration conduits or other piping or materials installed by Tenant in the Building shall be installed beneath the surface of the roof (and not on the surface of the roof), and Tenant shall thereafter repair and re-roof the affected portions of the roof surface. Any equipment placed by Tenant on the roof shall be elevated and supported by Tenant so as not to inhibit drainage or Landlord's repair of the roof pursuant to Paragraph 10.2.
Roof Repairs. If at any time during the Term, a roof leak or other roof issue is discovered and Landlord reasonably determines that some portion or all of the Solar Facility must be temporarily removed in order to locate and repair the leak or otherwise fix the roof issue, Landlord shall notify Tenant immediately. In the event of a catastrophic roof leak. within one (1) Business Day of Tenant receiving such notice, at Landlord’s sole cost and expense, Tenant shall commence the removal of such portion of the Solar Facility as is reasonably necessary for Landlord to locate and repair the leak or otherwise to fix the roof issue, and Landlord shall arrange for a certified roofer to be present during such removal, so that the leak or other roof issue can be fixed and the Solar Facility can be fully re-installed immediately upon Landlord’s completion of the work.
Roof Repairs. All installation of air conditioning equipment and ------------ duct work requiring penetration of the roof shall be properly flashed and caulked. Any equipment placed by Tenant on the roof shall be elevated and supported by Tenant so as not to create vibration, or inhibit drainage.
Roof Repairs. The roofing consultants retained by Seller and Purchaser shall meet and confer to determine if they agree on the curative action relating to the roof necessary to obtain the warranty specified below. If they fail to reach agreement within ten (10) days of the execution of the Purchase Agreement, Seller and Purchaser shall jointly retain a mutually agreeable roofing consultant who will identify the curative action required with respect to the roof. Seller, at its sole cost and expense, shall take the required curative action to repair the roof prior to Closing and shall (i) cause the manufacturer of the roof (“GAF”) to provide a minimum ten (10) year warranty for materials and labor related to the functionality of the roof and covering all costs associated with the replacement of the roof, (ii) obtain a letter from GAF accepting the condition of the roof as completed, and (iii) cause Seller’s roofing contractor to provide to Purchaser a ten (10) year maintenance contract regarding the roof. Purchaser shall pay the annual fees due with respect to the maintenance contract not to exceed $20,000 per year. This provision shall survive the Closing.
Roof Repairs. Licensee acknowledges that Licensor may decide, in its sole discretion, from time to time, to repair or replace the Roof (hereinafter “Roof Repairs”). If Licensor elects to make Roof Repairs, Licensee shall, upon Licensor’s request, temporarily remove the Antenna so that the Roof Repairs may be completed. The cost of removing and reinstalling the Antenna shall be paid by Licensee, at Licensee’s sole cost and expense. Licensor shall not be liable to Licensee for any damages, lost profits or other costs or expenses incurred by Licensee as the result of the Roof Repairs.

Roof Repairs. In the event the roof at a Site requires repair for damage caused by the Generator during the installation, maintenance, operation, or removal of the System, Generator shall be responsible for the cost of repairs, including any applicable removal or reinstallation of the System. Customer shall not be responsible for any costs related to roof damage caused by Generator, including lost production revenue while the System is offline. In the event the roof at a Site requires repair not caused by Generator or a System, all associated repairs shall be the sole responsibility of the Customer, furthermore, if the System must be temporarily removed, Customer shall provide as much notice as practicable to Generator. Unless Generator authorizes Customer to remove the System, Generator shall perform the removal of the System within thirty (30) days. If Customer determines that a roof system requires an emergency repair, Generator shall remove the applicable System within forty-eight (48) hours of Customer’s notice, or sooner if the need for repair is urgent. If Generator cannot remove the System within the emergency time frame specified by Customer in the notice, Customer may remove the System with its own forces and at its own expense. Upon completion of any roof repairs, Generator shall reinstall the System. Customer shall reimburse Generator for its actual costs of removing (if applicable) and reinstalling the System, as applicable. If a System is offline for more than five (5) days due to roof repair not caused by Generator or a System, Customer shall reimburse Generator for lost production at a rate of: 3.7 (kWh/Wdc) * DC capacity of System off line (Wdc) * System’s current PPA rate ($/kWh) for each day the System is offline.
Roof Repairs. An employee engaged on repairs to roofs shall be paid 48 cents per hour or part thereof, in addition to the rates otherwise provided in this Agreement.
