Separate Utilities. Landlord to install separate meters or submeters for all utilities to the Premises, including water, gas, telephone, electricity, sewer and HVAC, except to the extent the applicable utility company does not permit the installation of separate meters or submeters to the Premises. Landlord shall also provide separate shut off valves for all such utilities within the Premises.

Separate Utilities. Tenant shall make arrangements with the public ------------------ utility companies or other service provider serving the Demised Premises for telephone service, electricity, gas, water, sewer, trash collection and all other services required for Tenant's use of the Demised Premises and shall pay when due any and all charges for such services directly to the companies providing same. Tenant shall provide janitorial service to the Demised Premises. Tenant's failure to pay such charges shall not constitute a default under this Lease entitling Landlord to exercise any rights or remedies it may have in the event of default except that if Landlord is notified that a lien will be placed upon the Demised Premises as a result of Tenant's nonpayment of any such utility charge, then to protect the real estate Landlord may pay such charges, notify Tenant thereof and the same shall be paid by Tenant as Additional Rent with the next installment of Base Rent becoming due. In no event shall Landlord be responsible for charges for any telephone service used by Tenant at the Demised Premises. Tenant shall supply to Landlord upon request copies of the most recent invoices for utilities services provided to the Building.

Separate Utilities. The Sub-Tenant will during the whole of this term hereby granted, pay and discharge as they fall due all charges for power and natural gas (to the extent that the same are separately metered to the demised premises), telephone and janitorial services used within the demised premises. The Sub-Tenant will provide all cleaning and caretaking services required to be done on the demised premises and will provide janitorial services at the Sub-Tenant's own cost.
Separate Utilities. All outside telephone, cable television and data services shall be arranged for and paid by RESIDENT and RESIDENT is responsible for the continuity of cables, conduits and wires inside the building for such services. In the event that the Unit is served by a separate utility service, which is metered separately, the RESIDENT shall make all arrangements including the required deposits and shall pay for all service delivered to the Unit promptly. RESIDENT shall maintain continuous, uninterrupted utility service to the Unit for utilities that are separately metered. Failure to do so shall constitute breach of the Lease. Water service is paid by JUBILEE. RESIDENT shall also be responsible for payment of monthly electric service for electric lights, refrigeration, heat, air conditioning, cooking and other electric. Access by service provider(s) to distribution panels, phone boards, punch-down panels, meters or other devices needed to begin or end service shall be at the convenience of JUBILEE.
