Sublease Base Rent. Beginning on the Commencement Date, and continuing during the Sublease Term, Subtenant shall pay to Sublandlord, as sublease rent (“Base Rent”), in lawful money of the United States of America, without any deduction, offset, prior notice or demand, in advance on the first date of each month of the Sublease Term from the Commencement Date through the expiration or earlier termination of this Sublease, the amount of $5,250.00 per month, which amount shall increase by three percent (3%) annually on the first day of the month in which the anniversary of the Commencement Date occurs, if this Sublease has not yet expired or terminated. Any Sublease Rent obligations for any partial month during the Sublease Term shall be prorated.
Sublease Base Rent. During the Sublease Term, Subtenant shall pay to Sublandlord as base rent for the Subleased Premises (“Sublease Base Rent”), an amount equal to $5,208.33 per month, which amount is based on $1.667 per rentable square foot, per month. All monthly installments of Sublease Base Rent shall be paid on the first (1st) day of each and every calendar month without prior notice or demand, abatement, set-off or deduction whatsoever. The first monthly installment of Sublease Base Rent shall be due and payable upon full execution of this Sublease.
Sublease Base Rent. (a) Directrix is obligated to pay to Playboy as minimum rent an annual rent (the "Sublease Base Rent") as follows:
(i) for the period beginning on the earlier of the Substantial Completion Date or the date on which Directrix commences to occupy any material portion of the Directrix Premises ("Sublease Base Rent Commencment Date") and ending on the day preceding the first anniversary thereof (such period being the first "Sublease Year" and each successive twelve month period thereafter also being referred to herein individually as a "Sublease Year" and collectively as "Sublease Years", $1,193,308.49 per annum, payable in advance in equal monthly installments of $99,442.37;
(ii) for the second Sublease Year, $1,229,107.74 per annum, payable in advance in equal monthly installments of $102,425.65;
(iii) for the third Sublease Year, $1,265,980.98 per annum, payable in advance in equal monthly installments of $105,498.41;
(iv) for the fourth Sublease Year, $1,303,960.41 per annum, payable in advance in equal monthly installments of $108,663.37;
(v) for the fifth Sublease Year, $1,343,079.22 per annum, payable in advance in equal monthly installments of $111,923.27;
(vi) for the sixth Sublease Year, $1,383,371.60 per annum, payable in advance in equal monthly installments of $115,280.97;
(vii) for the seventh Sublease Year per annum, $1,424,872.74 payable in advance in equal monthly installments of $118,739.40;
(viii) for the eighth Sublease Year $1,467,618.93 per annum, payable in advance in equal monthly installments of $122,301.58;
(ix) for the ninth Sublease Year $1,511,647.49 per annum, payable in advance in equal monthly installments of $125,970.62;
(x) for the tenth Sublease Year, $1,556,996.92 per annum, payable in advance in equal monthly installments of $129,749.41; and
(xi) for the eleventh Sublease Year through the Expiration Date, a rate per annum equal to $1,712,696.61 per annum, payable in advance in equal monthly installments of $142,724.35.
(b) Directrix is obligated to pay Playboy Sublease Base Rent for Studio A at the rate of $35,417.44 per month payable in advance together with any Sublease Additional Rent related thereto commencing concurrently with Playboy becoming obligated to pay Base Rent on Studio A as provided for in Master Lease Section 2.2(a), after taking into account any applicable abatement period.

Sublease Base Rent. Subtenant agrees to pay monthly installments of Sublease Base Rent at the address indicated in Subparagraph 1.B.2 above, or such other address as Sublandlord may from time to time notify Subtenant. Such monthly installments of Sublease Base Rent shall be payable on or before the first (1st) day of each calendar month (without demand) commencing as of the following dates, expressed in chronological order (based on Target Delivery Dates):
1. the building 42 Sublease Rent Commencement Date, with respect to the Building 42 Sublease Base Rent,
2. the Building 41 Sublease Rent Commencement Date, with respect to the Building 41 Sublease Base Rent,
3. the Building 43 West Sublease Rent Commencement Date, with respect to the Building 43 West Sublease Base Rent,
4. the Building 40, Floor 1 Sublease Rent Commencement Date, with respect to the Building 40, Floor 1 Sublease Base Rent,
5. the Building 40, Floor 2 Sublease Rent Commencement Date, with respect to the Xxxxxxxx 00, Xxxxx 0 Xxxxxxxx Xxxx Rent, and
6. the Building 43 East Sublease Rent Commencement Date, with respect to the Building 43 East Sublease Base Rent. Sublease Base Rent shall increase, as of the Initial Adjustment Date and each Adjustment Date thereafter, to the rate per rentable square foot per annum described in Exhibit D attached hereto. Sublease Base Rent for any fractional month at the time of the Sublease Rent Commencement Date for any Sublease Premises Portion or at the end of the Sublease Term shall be prorated based upon the actual number of days in such calendar month. The Rentable Area of the Sublease Premises and the Buildings shall be conclusively presumed to be as stated in Paragraph 1.G of this Sublease. Except as otherwise provided herein, additional rent shall include, without limitation, any and all charges, costs or expenses otherwise set forth in the Master Lease other than (w) Base Rent owing under the Master Lease, (x) Monthly Rent (as defined in the Ground Lease) together with any escalations thereof and/or interest or late fees thereon (such amounts described in clause (x) being payable by Sublandlord in accordance with the terms of the Master Lease), (y) any indemnity or similar payments by Sublandlord under the Master Lease or the Ground Lease as a consequence of its act or omission under the Master Lease that is not in turn attributable to any act or omission or Subtenant under this Sublease) and (z) any Operating Expenses in the form of management fees described in clause ...
Sublease Base Rent. Commencing on December 1, 2022 (the “Rent Commencement Date”) and thereafter throughout the Term, Subtenant shall pay base rent (“Base Rent”) to Sublandlord in monthly installments, on the first day of each and every month during the Term, as follows: Lease Year 1 $ 320,833.33 Lease Year 2 $ 336,875.00 Lease Year 3 $ 353,718.75 Lease Year 4 $ 371,404.69 Lease Year 5 / Renewal Term 1 $ 389,974.92 Lease Year 6 / Renewal Term 2 $ 409,473.67 Lease Year 1 shall be deemed to commence on the Rent Commencement Date and shall end on the day preceding the first anniversary of the Rent Commencement Date. Each subsequent Lease Year shall consist of twelve (12) consecutive months following Lease Year 1 except the final Lease Year shall end at the expiration of the Term.
Sublease Base Rent. (i) Commencing on May 1, 2019 (the “Rent Commencement Date”) the Subtenant will pay to the Sublandlord Sublease Base Rent of $20,392.92 per month.
(ii) Each monthly installment of Sublease Base Rent shall be payable in advance on the first day of each calendar month throughout the Term without notice or demand, and unless provided herein, without set-off, deduction or abatement.

4.2 In addition to the Sublease Base Rent, Subtenant agrees to pay as additional rent the amount of Sublease Additional Rent (as defined below) and other charges required to be paid by this Sublease. All rent (which shall include Sublease Base Rent, Sublease Additional Rent and other charges required to be paid by this Sublease) shall be paid directly to Master Landlord, without prior demand and without any deduction, offset, counterclaim or abatement, in lawful money of the United States of America, at the address set forth in the Master Lease, or to such other person or at such other place as Master Landlord may from time to time designate in writing. Subtenant's covenant to pay rent shall be independent of every other covenant in this Sublease.
4.3 If Subtenant fails to pay any installment of Sublease Base Rent, Sublease Additional Rent or other charges within five (5) days after the same are due, or fails to make any other payment (or which Subtenant is obligated under this Sublease, then Subtenant shall pay to Sublandlord a late charge equal to three percent (3%) of the amount so payable. Sublease Base Rent.
