Surrender at Termination. Upon termination of this Lease, or upon termination of Lessee's tenancy, whether by the lapse of time or otherwise, Lessee shall surrender the leased premises to Lessor, maintained in the manner herein required. If Lessee retains possession of the leased premises or any part thereof after the termination of this Lease or upon termination of Lessee's tenancy, whether terminated by lapse of time or otherwise, then pursuant to holdover remedies provided for by law, Lessor may charge Lessee twice the rental value apportioned on a daily basis for the time that Lessee remains in possession of the leased premises. The provisions of this paragraph do not exclude Lessor's rights of re-entry or any other rights or remedies provided or allowed by law herein.
Surrender at Termination. Upon termination of this Lease, whether by the lapse of time or otherwise, Xxxxxx shall surrender the Leased Premises to Agent, maintained in the manner herein required. If Tenant retains possession of the Leased Premises or any part thereof after the termination of this Lease, whether terminated by lapse of time or otherwise, then in addition to its other rights and remedies provided by law, Agent may treat such retention of possession as constituting a renewal of this Lease, and so bind Tenant, on a month-to-month basis on the same terms and conditions as expressed herein, except that the monthly rent shall automatically be increased to twice the rent in effect for the month immediately preceding the commencement of the holding over. The provisions of this paragraph do not exclude Agent’s rights of re-entry or any other rights or remedies provided or allowed by law herein.
Surrender at Termination. At the termination of this Lease for any reason, Tenant shall quietly and peaceably surrender possession of the Premises (and any improvements located thereon) to Landlord, maintained as herein provided and free of any and all claims thereto by Tenant or any party holding under Tenant.
Surrender at Termination. At the expiration of the term of this Agreement or the additional terms, or upon the earlier termination thereof, Lessee shall surrender and return the Casino-Property in the condition thereof existing at the commencement of the term, ordinary wear and tear, and damage by fire or other casualty, excepted. Lessee shall be entitled to retain all of its furniture, gambling machines, equipment, records, supplies inventories and other personal property utilised in the operation of the Casino-Property except as provided in Clause 4 above.
Surrender at Termination. At the expiration or termination of this Lease, Lessee shall peaceably vacate the Leased Premises and deliver all alterations and additions thereto in good repair and condition, reasonable wear and tear expected, restoring the Leased Premises wherever necessary and leaving it clean and neat. Any of Lessee's trade fixture's and or personal property not removed at the expiration or other termination of this Lease (or within seventy two (72) hours after a termination by reason of Lessee's default may be appropriated, sold, destroyed or otherwise disposed of by Lessor without notice or obligation to compensate Lessee or to account for such disposition, Lessee shall pay to Lessor all costs incurred by Lessor in connection therewith. Lessee's obligations under this section shall survive expiration or other termination of this Lease.
Surrender at Termination. 11.1 Upon the expiration or other termination of this Lease, Tenant will immediately surrender possession of the Premises, including fixtures which are a part of the Premises, to Landlord, broom-clean, and in the condition as received or first installed, ordinary wear and tear excepted.
11.2 All fixtures, equipment, improvements and appurtenances attached to, or built into, the Premises at the commencement or during the term hereof, including floor to ceiling partitions, doors, hardware, window treatments and carpeting, will be and remain part of the Premises and upon their construction and installation will be deemed the property of Landlord and will not be removed by Tenant. All electric, ventilation, silencing, air conditioning, and cooling equipment will be deemed to be included in such fixtures, equipment, improvements, and appurtenances, whether or not attached to or built into the Premises.
11.3 Upon expiration or other termination of this Lease, Tenant, at its expense, will remove all office furnishings, equipment and improvements which are not fixtures and are not the property of Landlord. Tenant agrees that it will pay the cost of repairing any damage to the Premises or the Building arising from removal of any property which Tenant is permitted or obligated to remove from the Premises. Any property left on the Premises after the expiration or termination of this Lease will be deemed conclusively to have been abandoned and to be the property of Landlord to dispose of as Landlord deems most expedient, at Tenant's expense. Such disposal options may include, in Landlord's sole discretion, the following: Landlord may store such property at Tenant's expense until all indebtedness owed to Landlord is paid, retain such property in satisfaction of such indebtedness, sell such property and apply the net sale proceeds to such indebtedness, or discard such property. If Tenant caused the lighting layout or heating, ventilating or air conditioning systems to be altered from building standard layouts, then, unless Landlord will otherwise agree in writing, at the expiration or termination of this Lease, Tenant will pay to Landlord an amount equal to the cost to replace such nonstandard layouts to building standard layouts.
11.4 Tenant will indemnify and hold Landlord harmless against any loss or liability resulting from delay by Tenant in surrendering the Premises, including, without limitation, any claims made by any succeeding tenant.

Surrender at Termination. On the termination of this lease agreement or an earlier termination and forfeiture of the lease, Lessee shall peaceably and quietly surrender and deliver possession of the premises to Lessor.
Surrender at Termination. Upon termination of this Lease whether caused by lapse of time or otherwise Tenant shall:
(a) Remove Tenant's goods and effects and those of all persons claiming under Tenant at Tenants expense.
(b) Deliver all keys to the Premises to Landlord.

(9.01 SURRENDER AT TERMINATION) If Tenant caused the Premises to be improved with other than building standard ceiling suspension system, acoustical tile ceiling, fluorescent light fixtures, millwork detail, doors, door frames, hardware, or hard surface floor tile and base, or any corridor adjacent to the core of the Building to be other than building standard width and construction, Tenant shall pay to Landlord an amount equal to the cost to replace all such non-standard items with the then building standard items and the cost to replace all such non-standard corridors with corridors of building standard width and construction.
Surrender at Termination. Upon the expiration of this Contract the Service Provider agrees to return to the Department all of the Properties, including all replacements thereof and additions thereto made after commencement of this Contract, in good condition as hereinabove provided. Property of the Service Provider must be removed from the premises within ten days after such termination, provided all payments due from the Service Provider to the Department have been paid in full. Any property of the Service Provider not removed within said period shall become and remain the property of the Department or at the election of the Department, such property may be removed and disposed of by the Department, and the Service Provider shall reimburse the Department for any and all removal and disposal costs associated therewith. The Department is not required to offset Service Provider's debts to the Department, if any, by the estimated value of such property. The Service Provider shall provide to the Department all records, files, and correspondence necessary to the continuity of operation of the Properties as determined by the Department. At whatever time this Contract is terminated, advance deposits less the balance of the guest ledger held by the Service Provider, shall be turned over to the Department .
