Tenant's Personal Property Insurance. During the Term, Tenant shall obtain and continuously maintain in full force and effect insurance coverage upon all personal property of Tenant on the Demised Premises against loss or damage by fire, windstorm or other casualties.

Tenant's Personal Property Insurance. Tenant acknowledges that the insurance to be maintained Landlord on the Premises pursuant to Paragraph 10(c) above will not insure any of Tenant's property. Accordingly, Tenant, at Tenant's own expense, shall maintain in full force and effect on all of its fixtures, equipment and personal property in the Premises, a policy of "All Risk" coverage insurance to the extent of at least ninety percent (90%) of their insurable value.
Tenant's Personal Property Insurance. Tenant shall at all times during the term hereof and at its cost and expense, maintain in effect policies of insurance covering all of Tenant's personal property, trade fixtures and equipment located in the Leased Premises, In an amount equal to their full replacement value, providing protection against any peril included within the standard classification of "Fire and Extended Coverage", together with insurance against sprinkler damage, vandalism, theft and malicious mischief. The proceeds of such Insurance, so long as this Lease remains in effect, shall be used to repair or replace the personal property, trade fixtures and equipment so insured.
Tenant's Personal Property Insurance. Any personal property of the Tenant shall be at the sole risk of the Tenant. Subject to provisions of applicable law, Landlord shall not be liable for damage to or loss of property of any kind which may be lost or stolen, or damaged or destroyed by fire, water, steam or otherwise, while on the Premises, unless arising from the omission, fault, negligence or other misconduct of Landlord. Tenant shall insure Tenant’s personal property and liability with a policy of "renter's insurance" and Tenant's property shall be the sole responsibility of Tenant. Tenant shall, upon reasonable demand by Landlord, present evidence of Tenant having a standard form "renter's insurance" policy, including coverage for Tenant's liability. It shall be a default under this Lease if Tenant's insurance shall lapse or shall not be renewed.
Tenant's Personal Property Insurance. Tenant shall also maintain throughout the term hereof, including any renewal term, property insurance, for full replacement value, relating to all improvements constructed on the Property by Tenant and personal property of Tenant or its officers, employees, agents and volunteers which are located or kept on the Premises. Tenant shall provide Landlord, prior to the commencement of this Lease, with a certificate of insurance evidencing said property insurance. Tenants and its insurers hereby waive all rights of recovery against Landlord and its officers, officials, employees, agents and volunteers, on account of injury, loss by or damage to the Tenant or its officers, employees, agents and volunteers, or its property of others under its care, custody and control, to the extent that such injury, loss or damage is insured against under any insurance policy which may have in force at the time of the injury, loss or damage. Tenant shall, upon obtaining the policies of insurance required under this Lease, give notice to its insurance carrier or carriers that this mutual waiver or subrogation is contained in this lease.
Tenant's Personal Property Insurance. During the term of this Lease and any extensions thereof, Tenant shall procure and maintain property and casualty insurance covering all personal property, trade fixtures and equipment located on the Premises by Tenant and Tenant hereby waives any claim which it may have against Landlord as a result of an insurable loss or damage to such property and equipment.
Tenant's Personal Property Insurance. Throughout the Term, Tenant shall maintain, at Tenant's expense, standard form property insurance insuring against the perils of fire, extended coverage, vandalism, malicious mischief, special extended coverage ("All Risk") and sprinkler leakage. This insurance -------- policy shall be upon all property owned by Tenant, for which Tenant is legally liable and which is located at the Building, including but not limited to furniture, fittings, installations, fixtures, and any other personal property of Tenant, in an amount not less than ninety percent (90%) of the replacement cost thereof at Tenant's option, Tenant may undertake to maintain deductibles under the property insurance policy and may elect to self- insure some or all of the property located at the Building. Any undertaking by Tenant to assume deductibles or self-insure its property located at the Building shall not serve to adversely affect Landlord, and Landlord shall be protected against loss or damage to Tenant's property in the same manner as if Tenant's property were fully insured.

Tenant's Personal Property Insurance. (a) Tenant assumes all risk of loss or damage to Tenant's Property (herein defined). Tenant assumes the risk that loss or damage to Tenant's Property, to the Premises or to the Property may result in loss of income, profits or good will to the business of Tenant or other persons interested in Tenant's Property. Tenant releases and holds Landlord harmless from liability for these losses or damage, except arising out of Landlord's gross negligence or willful misconduct. For purposes of this Lease, "Tenant's Property" includes all goods, equipment, inventory, merchandise, records and other personal property, and all fixtures, improvements and betterments, placed in or about the Premises, belonging to Tenant or any person connected with, or claiming under or through Tenant. Tenant agrees to defend (with counsel reasonably acceptable to Landlord), indemnify, and save Landlord harmless from all losses, claims and expenses, including reasonable attorneys' fees and costs, in defending a claim arising out of loss or damage to Tenant's Property. For the purposes of this Section 8.3, Landlord means Landlord, its employees and agents. (b) Commencing on the Date of Delivery and continuing throughout the remainder of the Lease Term, Tenant shall maintain insurance to the extent of not less than one hundred percent (100%) of the full replacement cost of Tenant's Property, and any plate glass enclosing or located within the Premises, all as appraised by Tenant's insurer(s), with an agreed amount endorsement. Such insurance shall protect against the perils customarily included within the classification of fire and extended coverage, and shall also protect against sprinkler leakage and other sprinkler damage, vandalism and malicious mischief, and the risks assumed by Tenant pursuant to Section 8.3(a).
Tenant's Personal Property Insurance. Tenant, at its cost, shall maintain on all Tenant's Personal Property, Tenant's Work and Alterations, in, on, or about the Premises, an "all risk" policy, with vandalism and malicious mischief endorsements, for one hundred percent (100%) of their replacement cost. If there is any plate glass in the Premises, Tenant shall also, at its cost, maintain full coverage plate glass insurance on the Premises.
Tenant's Personal Property Insurance. Tenant shall obtain and keep in force during the Term, at Tenant’s expense, a fire and extended coverage policy or policies of insurance covering loss or damage against “all risk” of physical loss to Tenant’s Removable Property within the Real Property, in the amount of the full replacement cost thereof, less any applicable deductibles.
