TERMITE INSPECTION. The Buyer is permitted to have the property inspected by a reputable termite inspection company to determine if there is any damage or infestation caused by termites or other wood‑destroying insects. If the Buyer chooses to have this inspection, the inspection must be completed and the Seller notified of the results within 10 days of the signing of this contract by all parties. The Buyer will pay for this inspection. If infestation or damage is found, the Seller will be given 10 days to agree to exterminate all infestation and repair all damage before the closing. If the Seller refuses or fails (within the 10‑day period) to agree to exterminate all infestation and repair all damage before the closing, the Buyer may cancel this contract.
TERMITE INSPECTION. Buyer(s), at their expense shall have the property inspected for termites or other wood destroying insects by a licensed inspector prior to closing. If active infestation or damage due to prior infestation is discovered, Seller(s), shall have the option of either have the property treated for infestation by a licensed pest exterminator and having any damage repaired, OR canceling this Agreement. Buyer(s) agree(s) to accept the property after treatment and repairs. This provision shall not apply to fences, trees, shrubs or outbuildings other than garages. Provided however, Buyer(s) may accept this property in its existing condition without such treatment or repairs.
TERMITE INSPECTION. Seller agrees to provide an appropriate termite clearance letter or soil treatment letter at closing, as may be required by lender, FHA or VA.
TERMITE INSPECTION. The property shall be inspected by a licensed termite treatment company selected by the Buyer and at the cost of the Buyer, in which case the Buyer shall select and Seller shall pay for said inspection. If the dwelling garages (attached or unattached) or other improvements are found to have an active or inactive termite infestation that was untreated or partially treated, treatment shall be made at Seller's expense by a licensed exterminator of Seller's choice. Buyer has been advised that the termite inspection will be a report of the visual evidence of termite infestation based on inspection of accessible areas only on the date of the inspection. Normally, no inspection will be made in areas that are obstructed or inaccessible. The report will not guarantee that infestation or damage does or does not exist or will not occur. Proration of Taxes All real estate taxes shall be prorated as of the closing date. Any past due taxes shall be paid out of the proceeds from the sale. If the taxes for the current year are unavailable at the time of closing, prorations shall be made using the previous year’s taxes assessed to the Property.
TERMITE INSPECTION. Buyer, at Buyer’s sole cost and expense, will furnish a written report from a pest control firm dated within thirty (30) days prior to Close of Escrow showing that all dwelling(s) and/or garage(s), excluding fences or shrubs not abutting the dwelling(s) or garage(s) on the Property are free of visible evidence of active termites and other wood-destroying insects and free from visible structural insect damage as may be required by law or Buyer’s lender. Any extermination and structural repairs identified in the inspection report will be made at Buyer’ sole expense. SAMPLE WETLANDS NOTICE. If all or any portion of the Property is considered wetlands, Buyer will need the approval of the U.S. Army Corps of Engineers before a building permit may be issued. The future use of existing buildings located on the Property may also be limited if the Property is considered wetlands. Information concerning the wetland designation of the Property may be obtained directly from the U.S. Army Corps of Engineers. Buyer may engage, at ▇▇▇▇▇’s expense, a specialist to inspect the Property prior to executing the Agreement. By ▇▇▇▇▇’s execution of the Agreement, ▇▇▇▇▇ acknowledges he/she/it has had the opportunity to make all inspections of the Property Buyer deems necessary and is satisfied with the status of the Property.
TERMITE INSPECTION. The BUYERS must choose one of the following alternatives relative to wood destroying insects: 1) ❑ By (❑A.M. ❑P.M.) on , 20 , BUYERS may, at BUYERS' expense, have the Property inspected for termites or other wood destroying insects by a licensed Pest Inspector. If active infestation or damage due to prior infestation is discovered, SELLERS shall have the option of either having the Property treated for infestation by a licensed Pest Exterminator and having any damage repaired to the BUYERS' satisfaction, or declaring this Purchase Agreement void. IF BUYERS ARE OBTAINING VA FINANCING, THEN THE COST OF THE TERMITE INSPECTION SHALL BE BORNE BY THE SELLERS. 2) ❑ BUYERS acknowledge that they have been advised of their right of a pest inspection and have declined to make said Initials unless required by lending institution at which time said inspection would be at BUYERS' expense and the BUYER will have the same rights as under paragraph 9E(1) if active infestation or damage due to prior infestation is discovered.
TERMITE INSPECTION. Sovereign Pest Control will inspect the structure for a subterranean infestation once during the contract period. This is an inspection only and no warranty for re-treatment for termites nor for the repair of damages caused by wood destroying organisms is included with this service plan agreement. At the option of Sovereign Pest Control, and the Purchaser, we will extend the agreement annually for $ per year, payable on or before the end of the previous plan period. Sovereign Pest Control reserves the right to revise the annual service plan price after the initial service plan period. TERMITE INSPECTION. Seller will furnish a letter from a licensed exterminating company. Transfer of Seller’s termite bond will suffice for letter if acceptable to lender and Purchaser.
TERMITE INSPECTION. At least 15 days before closing, Buyer, at ▇▇▇▇▇’s expense, shall have the right to obtain a written report from a licensed exterminator stating that there is no evidence of live termite or other wood- boring insect infestation on said property nor substantial damage from prior infestation on said property. If there is such evidence, Seller shall pay up to three (3%) percent of the purchase price for the treatment required to remedy such infestation, including repairing and replacing portions of said improvements which have been damaged; but if the costs for such treatment or repairs exceed three (3%) percent of the purchase price, Buyer may elect to pay such excess. If Buyer elects not to pay, Seller may pay the excess or cancel the contract.
TERMITE INSPECTION. If Buyer's lender requires a termite inspection report, Buyer shall be solely responsible for arranging and paying for said inspection and for delivery of the report to Buyer's lender prior to Closing, unless Buyer is prohibited by law to pay such expense, in which event the reasonable cost thereof shall be paid by Seller. The inspection will be performed by a licensed exterminator to determine whether there is any evidence of active infestation. Should evidence of active infestation be found, Buyer shall notify Seller within three (3) days after inspection. The notification shall contain an estimate of the costs of any treatment and/or repairs required to remedy such infestation and/or damage, which costs shall be paid by . Buyer may request the use of a particular chemical application, and Buyer shall pay any additional costs for such application. If Seller chooses not to remedy infestation and/or damage, Buyer shall have the right to cancel this contract and have Buyer's ▇▇▇▇▇▇▇ Money refunded, or Buyer may elect to Close without having such infestation and/or damage remedied. Any notice of cancellation shall be given by Buyer to Seller, or the listing licensee, within five (5) days following Seller's notice to Buyer that Seller will not remedy such infestation and/or damage. In the event that Buyer’s lender shall specify particular treatment methods for the protection of new construction (e.g., chemical soil treatment, pressure treated wood, naturally resistant wood, physical barriers, metal or plastic termite ▇▇▇▇▇▇▇, bait system, etc.), and the Premises does not satisfy the lender’s requirements, then the cost of any such application/treatment method shall be at the Buyer’s expense.
