Affordable Workspace definition

Affordable Workspace means a total of 3,543 sq m NIA of workspace to be provided as part of the Development in accordance with the Affordable Workspace Specification and which consists of: a) 1,120 sq m (NIA) which is located on levels 1, 2 and 3 of the Georgian Terrace (“Georgian Terrace Affordable Workspace); b) 2,116 sq m (NIA) which is located on levels 1 and 2 of the Main Building (“Main Building Affordable Workspace”); and c) 307 sq m (NIA) which is located on the top two floors of Keats House (“Keats House Affordable Workspace”), (and each of the above shall comprise a “Part” of the Affordable Workspace), and which shall be leased by the Developer to an Affordable Workspace Provider pursuant to the Affordable Workspace Lease who shall in turn lease and/or licence the Affordable Workspace to Eligible Tenant(s) and which is shown for indication purposes only on drawings 20065_X_00_P019, 20065_X_00_P021, 20065_X_00_P022, 20065_X_00_P023 and 20065_X_00_P024 annexed to this Agreement and each Part shall also include the provision of toilet facilities, general access, cycle parking and servicing yard access; “Affordable Workspace Lease” means a lease for each Part of the Affordable Workspace to be entered into between the Developer and the Affordable Workspace Provider and which is substantially in accordance with the heads of terms set out in Annex 1 to Schedule 7 of this Agreement or such other terms as may be agreed with the Council; “Affordable Workspace Marketing Period” means a period of not less than three months from practical completion of each Part of the Affordable Workspace and/or termination of any lease and/or licence of a Part of the Affordable Workspace or any part thereof;
Affordable Workspace means at least 10% of Use Class E workspace which may be delivered as part of the Development pursuant to paragraph 1 of Schedule 8 and if delivered, shall either be:
Affordable Workspace means 1480 square metres of floorspace for the commercial uses (comprising the uses in classes A1, A2, A3, B1, B2, B8 and D1), permitted by the Planning Permission to be located within each phase of the Development to be provided in accordance with and as specified in the Affordable Workspace Management Plan and to be located as shown on the plan(s) annexed hereto as Appendix 5

Examples of Affordable Workspace in a sentence

  • In a circumstance where the developer/owner is unable, within 12 months, to lease the space to an Affordable Workspace Provider or directly to an approved charitable or not for profit end user, then the council may accept a Payment in Lieu.

  • The Affordable Workspace Provider will ensure that the affordable workspace is occupied by suitable end users.

  • The council will make a determination whether to approve organisations to this list based on the following criteria: • Affordable Workspace – proven track record or demonstrated capability in designing, fitting out and managing affordable workspace.

  • The Affordable Workspace Provider is expected to provide a range of services to the businesses that occupy the space (the end users), as set out in the Workspace Management Plan.

  • The Affordable Workspace Provider must be on the council’s approved provider list (see section 3) and will manage the affordable workspace on behalf of the developer/owner.

  • In this approach, the developer/owner of a development lets the affordable workspace to an Affordable Workspace Provider for the duration of the period required by the policy (15 or 25 years).

  • This would also apply if the developer/owner aims to provide the affordable workspace themselves through Approach B, in which case the developer/owner would seek to be added to the Approved Affordable Workspace List.

  • The Approved Affordable Workspace Provider List will be refreshed every three years.

  • The council will maintain an Approved Affordable Workspace Provider List (Approach A) and publish this on the council’s website.


More Definitions of Affordable Workspace

Affordable Workspace means workspace forming part of the Development provided at a discount to Open Market Rent for employment use within Class E(g)(i) of the Use Classes Order constructed in accordance with the Affordable Workspace Specification and delivered in accordance with the Affordable Workspace Marketing Strategy;
Affordable Workspace means the [Class ] floorspace of the Development to be provided in accordance with the Workspace Provider Business Plan (and as located at [ ]);
Affordable Workspace means XX sq m GIA of workspace to be provided as part of the Development in accordance with the Affordable Workspace Specification and which shall be leased by the Developer to an Affordable Workspace Provider pursuant to the Affordable Workspace Lease who shall in turn lease and/or licence the Affordable Workspace to Eligible Tenant(s) and which is shown for indication purposes only on the drawing annexed hereto and labelled [xx]; “Appeal” means an appeal to the Secretary of State under Section 78 (1) of the 1990 Act accepted with a start date of 9 February 2022 and given the appeal reference number APP/A5840/W/22/3290473 & APP/A5840/Y/22/3290477; “Application” means the LBC Application and application for planning permission submitted by the Developer to the Council and received by the Council on 11 December 2018 to carry out the Development upon the Site (local planning authority reference 18/AP/4039); “Application Energy Strategy” means the document titled [“New City Court Energy Statement” prepared by Xxxxxxx BDSP dated 30 May 2019] submitted with the Application; “Archaeology Contribution” means the sum of £11,171 (eleven thousand, one hundred and seventy one pounds) Index linked to be paid by the Developer to the Council in accordance with paragraph 1.1 of Schedule 1 and applied by the Council towards archaeological research, investigation and protection within the vicinity of the Site; “Be Seen’ Energy Monitoring Guidance” means the document titled “Be Seen Energy Monitoring Guidance” dated September 2021 prepared by the GLA or any replacement document;

Related to Affordable Workspace

  • The Works/Project means the works to be executed or done under this contract.

  • Affordable development means a housing development all or a portion of which consists of restricted units.

  • Affordable housing project means, for purposes of this part, title fourteen of article twenty seven of the environmental conservation law and section twenty-one of the tax law only, a project that is developed for residential use or mixed residential use that must include affordable residential rental units and/or affordable home ownership units.

  • Digital audio-visual works which means a series of related images which, when shown in succession, impart an impression of motion, together with accompanying sounds, if any;

  • Affordable housing program(s means any mechanism in a municipal Fair Share Plan prepared or implemented to address a municipality’s fair share obligation.

  • Affordable means, a sales price or rent level that is within the means of a low- or moderate- income household as defined within N.J.A.C. 5:93-7.4, and, in the case of an ownership unit, that the sales price for the unit conforms to the standards set forth in N.J.A.C. 5:80-26.6, as may be amended and supplemented, and, in the case of a rental unit, that the rent for the unit conforms to the standards set forth in N.J.A.C. 5:80-26.12, as may be amended and supplemented.

  • Digital audio works which means works that result from the fixation of a series of musical, spoken, or other sounds, including ringtones; and

  • Information technology services means services designed to do any of the following:

  • Affordable housing means housing that is available at a cost low enough to meet the needs of eligible households having regard to local incomes and local house prices and which will remain at an affordable price for future eligible households or, if not, that the subsidy is recycled for alternative affordable housing provision

  • Affordable housing development means a development included in the Housing Element and Fair Share Plan, and includes, but is not limited to, an inclusionary development, a municipal construction project or a 100 percent affordable development.

  • Digital audio-visual work means a series of related images which, when shown in succession, imparts an impression of motion, together with accompanying sounds, if any.

  • Covered contractor information system means an information system that is owned or operated by a contractor that processes, stores, or transmits Federal contract information.

  • Home health aide services means the personal care and maintenance activities provided to individuals for the purpose of promoting normal standards of health and hygiene.

  • Contractor information system means an information system belonging to, or operated by or for, the Contractor.

  • Infrastructure Improvements means a street, road, sidewalk, parking facility, pedestrian mall, alley, bridge, sewer, sewage treatment plant, property designed to reduce, eliminate, or prevent the spread of identified soil or groundwater contamination, drainage system, waterway, waterline, water storage facility, rail line, utility line or pipeline, transit-oriented development, transit-oriented property, or other similar or related structure or improvement, together with necessary easements for the structure or improvement, owned or used by a public agency or functionally connected to similar or supporting property owned or used by a public agency, or designed and dedicated to use by, for the benefit of, or for the protection of the health, welfare, or safety of the public generally, whether or not used by a single business entity, provided that any road, street, or bridge shall be continuously open to public access and that other property shall be located in public easements or rights-of-way and sized to accommodate reasonably foreseeable development of eligible property in adjoining areas. Infrastructure improvements also include 1 or more of the following whether publicly or privately owned or operated or located on public or private property:

  • Water-oriented use means a use that is water-dependent, water-related, or water-enjoyment, or a combination of such uses.

  • Information Technology (IT) System means the combination of hardware components, software, and other equipment to make a system whose core purpose is to accomplish a data processing need such as the automatic acquisition, storage, analysis, evaluation, manipulation, management, movement, control, display, switching, interchange, transmission or reception of data. IT systems include ground systems in support of flight hardware. IT systems do not include—

  • Information Technology Systems means all information technology systems, Software, computers, workstations, databases, routers, hubs, switches, networks and other information technology equipment used or held for use in, or otherwise relating to, the Business.

  • Infrastructure improvement means permanent infrastructure that is essential for the public health and safety or that:

  • Affordable Rent means a rent which does not exceed eighty per centum (80%) of the market rent (inclusive of service charges) for an equivalent property of the relevant size and location such rent to be assessed and set in accordance with the applicable requirements of Legislation and of the Rent Standard;

  • Collaborative drug therapy management means participation by an authorized pharmacist and a physician in the management of drug therapy pursuant to a written community practice protocol or a written hospital practice protocol.

  • Medical information means any information about a consumer's medical or mental health treatment or diagnosis by a health care professional.

  • Screening means the evaluation process used to identify an individual's ability to perform activities of daily living and address health and safety concerns.

  • Waterworks System or “system” means a system of pipes and structures through which water is obtained and distributed, including but not limited to wells and well structures, intakes and cribs, pumping stations, treatment plants, storage tanks, pipelines and appurtenances, or a combination thereof, actually used or intended for use for the purpose of furnishing water for drinking or household purposes.

  • Development Works means the external development works and internal development works on immovable property;

  • Database Management System (DBMS) A system of manual procedures and computer programs used to create, store and update the data required to provide Selective Routing and/or Automatic Location Identification for 911 systems. Day: A calendar day unless otherwise specified. Dedicated Transport: UNE transmission path between one of CenturyLink’s Wire Centers or switches and another of CenturyLink’s Wire Centers or switches within the same LATA and State that are dedicated to a particular customer or carrier. Default: A Party’s violation of any material term or condition of the Agreement, or refusal or failure in any material respect to properly perform its obligations under this Agreement, including the failure to make any undisputed payment when due. A Party shall also be deemed in Default upon such Party’s insolvency or the initiation of bankruptcy or receivership proceedings by or against the Party or the failure to obtain or maintain any certification(s) or authorization(s) from the Commission which are necessary or appropriate for a Party to exchange traffic or order any service, facility or arrangement under this Agreement, or notice from the Party that it has ceased doing business in this State or receipt of publicly available information that signifies the Party is no longer doing business in this State.
