Approved Base Building Plans definition

Approved Base Building Plans means Base Building Plans prepared by Landlord, after the same have been finally approved by the parties as provided below.
Approved Base Building Plans means plans and specifications for the construction of the Base Building Improvements that (i) are prepared in substantial accordance with the Approved Building Schematics, (ii) reflect the changes required by the 90% Base Building Construction Documents approved by the City in accordance with the provisions of Section 5.B. hereof and, (iii) reflect any other items required to cause such documents to be final and complete in all material respects, including changes required from the City Planning Department or any other Governmental Authority in connection with the issuance of building permits for the construction of the Base Building Improvements.
Approved Base Building Plans means the final construction drawings and specifications, dated October 12, 2011, prepared by Landlord’s Architect and the other Design Professionals, based on the Basis of Design and consistent with Exhibit D-3 attached hereto, which drawings and specifications are incorporated by reference into this Exhibit D-1 and the Lease.

Examples of Approved Base Building Plans in a sentence

  • The Approved Base Building Plans and Specifications shall include a calculation of the designed Rentable Area of each Floor of the Building and the entire Building.

  • Such construction shall be completed in substantial accordance with the Approved Base Building Plans.

  • If Tenant’s design of the Tenant Improvement Work includes any features, attributes, materials or specifications that will require changes or additions to the Approved Base Building Schematic Plans and Specifications, the Approved Base Building Design and Development Plans and Specifications, the Approved Base Building Plans and Specifications or the Base Building Work, Tenant may request changes (“Base Building Change Proposal”) to accommodate the Tenant Improvement Work, subject to the following.

  • Landlord agrees to provide two water coolers per Floor in the locations specified in the Approved Base Building Plans and Specifications.

  • Landlord shall provide, for the exclusive use of Tenant, a heated and air-conditioned room built in accordance with the Approved Base Building Plans and Specifications for the housing of electronic equipment related to such Antennae, which room shall contain not less than three hundred (300) square feet and shall be located in the area provided in the Approved Base Building Plans and Specifications.

  • However, Tenant's approval of the Approved Base Building Plans (as attached hereto) does not imply Tenant's review of the same for compliance with codes, laws, or like matters; the parties agreeing that Landlord is responsible for causing the Approved Base Building Plans to comply with and the New Loading Dock, the Exterior Work and the Elevator Work to be constructed in accordance with applicable codes and laws in effect as of the date the building permit for the same is obtained.

  • For purposes of clarification, for purposes of Section 1.6.1 of the Work Letter, Tenant hereby approves the Approved Base Building Plans as attached hereto.

  • Landlord and Tenant hereby agree that Landlord will construct the Base Building Improvements in substantial accordance with the Approved Base Building Plans, which the parties hereto agree to be permit set dated March 29, 2021 prepared by CI Design, Inc.

  • After the preparation and approval of the Approved Base Building Design Development Plans and Specifications and the Approved Base Building Plans and Specifications, respectively, as defined in and pursuant to and in accordance with this Section 4.3(C), the Base Building Work shall be defined as the work shown on said Approved Base Building Design Development Plans and Specifications or Approved Base Building Plans and Specifications, as the case may be.

  • Further, Tenant shall have the right to request and make revisions to the Approved Base Building Plans in accordance with and subject to the terms set forth in Section 1.6.1 of the Work Letter.


More Definitions of Approved Base Building Plans

Approved Base Building Plans means the Base Building Plans prepared by Landlord, after the same have been finally approved by applicable governmental authorities. "Approved Design Schedule" shall mean the approved schedule for the preparation, review and approval of the Construction Documents, a copy of which is attached as Schedule C-2 hereto. "Approved Schedule" shall mean the approved schedule for completion of Landlord's Work a copy of which is attached as Schedule C-I hereto. "Approved Schematic Drawings" shall mean the Schematic Drawings prepared by Landlord and delivered to Tenant prior to Lease execution. Landlord and Tenant agree (i) that the plans and drawings listed in Schedule C-3 attached hereto constitute the Approved Schematic Drawings, (ii) that the major building dimensions, such as building exterior envelopes and column bay sizes, as shown on the Approved Schematic Drawings have been agreed upon, and can be relied upon by Landlord in preparing the Base Building Plans, and by Tenant in preparing its Space Plan, and (ii) as part of the process of preparing the Base Building Plans, minor building dimensions associated with the core and Common Areas will be finalized by Landlord (which shall not be materially inconsistent with the intent reflected in the Approved Schematic Drawings). "Approved Site Plan" shall mean the Site Plan, as the same is approved by applicable governmental authorities (and subject to any revisions thereto required by such authorities or implemented by Landlord). "Approved Space Plan" shall mean the Space Plan, after the same has been approved by Landlord and Tenant pursuant hereto (provided that upon submitting any Space Plan for Landlord approval, Tenant will be deemed to have approved all items set forth within such Space Plan as so submitted). "Approved TI Plans" shall mean the TI Plans prepared by Tenant, after the same have been finally approved by Landlord as provided below. "Base Building Change Order" shall mean written change orders to the Base Building Improvements made and approved in accordance with the provisions of Section II.B.(4), below. "Base Building Construction Contract" shall mean the construction contract entered into with C-l
Approved Base Building Plans means the final construction drawings and specifications, prepared by Landlord’s Architect and the other Design Professionals, based on the Basis of Design and consistent with Exhibit D-3 attached hereto, which drawings and specifications are incorporated by reference into this Exhibit D-1 and the Lease.

Related to Approved Base Building Plans

  • Building Plans means the general building plans in respect of the Development or in respect of any part or parts of the Development prepared by the Authorized Person and approved by the Building Authority and includes any amendments thereto from time to time approved by the Building Authority;

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).

  • Base Building Work means the base building work for the Building as described in this Manual.

  • Building Project means the aggregate combined parcel of land on a portion of which are the improvements of which the Premises form a part, with all the improvements thereon, said improvements being a part of the block and lot for tax purposes which are applicable to the aforesaid land.

  • Tenant Improvements Defined in Exhibit B, if any.

  • Building Common Areas means with respect to the Tower, the areas, facilities and amenities specified in Schedule [E] which are to be used and enjoyed in common with all the other Apartment Acquirers of the Units in the Building; and

  • Project Site(s) means the place(s) specified in the SCC for the supply and installation of the System.

  • Tenant’s Work means all improvements, alterations, fixture, equipment, and signage installation, and furniture placement necessary or appropriate for the conduct of the Permitted Use, including all work described as Tenant’s Work on Exhibit D, attached (the “Work Letter”).

  • Tenant Improvement Work means the construction of the Tenant Improvements, together with any related work (including demolition) that is necessary to construct the Tenant Improvements.

  • Building site means a plot of land held for building purposes, whether any building is actually erected thereupon or not, and includes the open ground or courtyard enclosed by, or adjacent to, any building erected thereupon;

  • mixed-use building means a building or structure containing a residential and non- residential use other than a home occupation;

  • Construction Plans means plans, drawings, specifications and related documents, and construction schedules for the construction of the Project, together with all supplements, amendments or corrections, submitted by the Developer and approved by the City in accordance with this Agreement.

  • Substitute Improvements means the substitute or additional improvements of the Issuer described in Article V hereof.

  • Landlord’s Work means the work of constructing the Tenant Improvements.

  • Plans and Specifications means the plans, drawings and specifications reasonably necessary to properly assess and review proposed Work prior to issuance of any approval that may be required under this Agreement;

  • Condominium Project Real estate including the separate ownership in fee, or on a satisfactory leasehold estate, of a particular residential unit with an indivisible interest in the real estate designated for common ownership strictly by unit owners.

  • Installation Work means the construction and installation of the System and the Start-up, testing and acceptance (but not the operation and maintenance) thereof; all performed by or for the Power Producer at the Premises.

  • Tenant Improvement Allowance in the maximum amount of $200.00 per rentable square foot in the Premises, which is included in the Base Rent set forth in the Lease; and

  • Project means the goods or Services described in the Signature Document or a Work Order of this Contract.

  • Landlord Work means the work, if any, that Landlord is obligated to perform in the Premises pursuant to a separate agreement (the “Work Letter”), if any, attached to this Lease as Exhibit C.

  • Mixed-use project means a project comprising both a qualified

  • Approved Plans means a stock option or similar plan for the benefit of employees or others which has been approved by the stockholders of the Acquiror.

  • Building, structure, facility, or installation means all of the pollutant-emitting activities which belong to the same industrial grouping, are located on one or more contiguous or adjacent properties, and are under the control of the same person (or persons under common control) except the activities of any vessel. Pollutant-emitting activities shall be considered as part of the same industrial grouping if they belong to the same major group (i.e., which have the same two-digit code) as described in the Standard Industrial Classification Manual, 1972, as amended by the 1977 Supplement (U.S. Government Printing Office stock numbers 4101-0066 and 003-005-00176-0, respectively).

  • Leasehold Improvements means all buildings, structures, improvements and fixtures located on any Leased Real Property which are owned by any Group Company, regardless of whether title to such buildings, structures, improvements or fixtures are subject to reversion to the landlord or other third party upon the expiration or termination of the Lease for such Leased Real Property.

  • Construction Plant means appliances, machinery with necessary supply to up keep and maintenance of the works or temporary works but dose not include materials or other things intended to form part of the permanent work.

  • Improvement completion assurance means a surety bond, letter of credit,
