Schematic Drawings. These documents shall be schematic drawings responding to the educational specifications and program requirements illustrating the general scope, scale, and relationship of project components. In addition to SREF requirements and information required by the Owner’s document submittal checklist for phase I, the documents shall include the following: .1 A site plan showing acreage, points of the compass, scale, contours and general topographical conditions, flood plain elevation and velocity zone, over-all dimensions, adjacent highways, roads, off-site improvements, emergency access, fire hydrants, power transmission lines, ownership and use of adjacent land, walks and paths, vehicle and bike parking areas, accessibility for the disabled, service areas, play areas, athletic fields, bus loop(s), parent drop off, existing buildings and use, location of proposed building(s) and future additions, portable classrooms and other relocatable or temporary structures, community use buildings, phased construction, preliminary soil borings. A statement shall be included on the site plan identifying the FEMA flood plain and velocity zone in which the project is located. The statement shall be signed and dated by the Project Consultant.

Schematic Drawings. The Schematic Drawings shall include: a. Site plan at appropriate scale showing relationships of buildings with their respective uses designating open spaces, terraces, landscaped areas, walkways, loading areas, streets, water elements, and adjacent uses. Adjacent existing and proposed street, structures, parks, included Maker Space (if any), and mid-block breaks should also be shown. Scale: minimum 1/16” = l’. b. Site sections showing height relationships of those areas noted above. Scale: minimum 1/16” = l’. c. Building plans (typical floor plans, ground plane plans, roof plans), elevations and sections sufficient to describe the development proposal, the general architectural character, and materials proposed at appropriate scale to fully explain the concept. Scale: minimum 1/8” = 1’. d. Isometric or axonometric drawings to illustrate overall project and the building dimensions, bulk, setbacks, stepbacks, and streetwall. e. Detailed study materials as needed to examine critical urban design elements including building modulation and surface treatment, window systems, setback areas, building entries, parking and loading entries, retail storefronts, and rooftop elements. f. Conceptual design of mid-block breaks if applicable, including landscaping plans, travel way dimensions, sections, planting materials, furnishing, lighting and paving materials selection. g. Additional materials to illustrate unique building design elements or demonstrate conformance with design guidelines.
Schematic Drawings. Subdivider shall require its consultant to prepare schematic drawings for Project for City approval.
Schematic Drawings. If the Schematic Drawings depicting the layout of the Premises and the location of the Lessee Improvements therein (the “Schematic Drawings”) have already been prepared and approved by Lessor and Lessee prior to the full execution of this Lease (which includes this Agreement), then same shall be attached hereto as Exhibit “C-5”) and made a part hereof. If the Schematic Drawings are not attached as Exhibit “C-5” hereto at the time this Lease is fully executed, then the following procedure shall be used to prepare and approve of the Schematic Drawings. No later than five (5) days following the full execution of this Lease, Lessee shall meet with the Architect and provide such information as is necessary or appropriate for the Architect to prepare the Schematic Drawings. Such Schematic Drawings, upon completion thereof (which in no event shall be more than thirty (30) days after the execution of this Lease), shall be submitted to Lessor and Lessee for approval. Within five (5) days after Lessee’s receipt of such Schematic Drawings, Lessee shall notify Lessor and Architect of the changes, if any, which Lessee desires to make to such Schematic Drawings, which notice shall be in writing and shall identify with specificity the changes which Lessee desires to make and shall attach a copy of the Schematic Drawings initialed by Lessee and showing the desired changes (the “Lessee’s Schematic Notice”). Within a reasonable time following Lessor’s receipt of the Schematic Drawings and Lessee’s Schematic Notice (but Lessor shall not be obligated to respond earlier than five (5) days after Lessor’s receipt of the Schematic Drawings and Lessee’s Schematic Notice), Lessor shall either approve or disapprove thereof. If Lessor disapproves, Lessor shall specify in writing the changes which Lessor requires and the Schematic Drawings shall be revised by the Architect to reflect those changes described in Lessee’s Schematic Notice which are not disapproved by Lessor and such other items needed to satisfy Lessor’s objections thereto. At Lessor’s request, upon completion of the revised Schematic Drawings, Lessor and Lessee shall initial same, thereby acknowledging their approval of the form of such Schematic Drawings.
Schematic Drawings. The Redeveloper has prepared Schematic Drawings showing the preliminary size, shape, and location of the Redeveloper Public Improvements. Such Schematic Drawings will serve as the basis for development of final plans and specifications for the Redeveloper Public Improvements to be constructed by the Redeveloper.

Schematic Drawings. Landlord shall cause the Architect, in line with time periods provided for on the Schedule to deliver to Tenant schematic drawings for the Tenant Improvements that are a logical extension of the Space Plans and the TI Specifications (the “Schematic Drawings”). Not more than 5 days thereafter, Tenant shall deliver to Landlord and the Architect the written objections, questions or comments of Tenant with regard to the applicable Schematic Drawings; provided, however, that Tenant may not disapprove any matter that is consistent with the applicable Space Plans without submitting a Change Request. Landlord shall cause the applicable Schematic Drawings to be revised to address such written comments and shall resubmit said drawings to Tenant for approval within 5 days thereafter. Such process shall continue until Landlord and Tenant have approved the applicable Schematic Drawings. The failure (other than as a result of Landlord’s failure to (i) deliver the Schematic Drawings within the time period provided above or (ii) timely respond to Tenant) to complete the Schematic Drawings for the Tenant Improvements in compliance with the Schedule shall constitute a Tenant Delay. Any disputes regarding the applicable Schematic Drawings shall be resolved in accordance with Section 2(f) hereof. Provided that the design reflected in the Schematic Drawings is consistent with the applicable Space Plans, Tenant shall approve such Schematic Drawings submitted by Architect, unless Tenant submits a Change Request.
Schematic Drawings. On or before the date set forth in Schedule B, ------------------ Tenant and METa Architecture shall prepare and deliver to Landlord for Landlord's approval of the proposed schematic drawings, which shall be a formalization of the Space Program and the Final Space Plan, including outlined specifications. Landlord shall notify Tenant of its approval or disapproval (with reasons for such disapproval specified) of the proposed schematic drawings within five (5) business days after receipt thereof. Landlord shall work diligently with Tenant to prepare a price check of estimated costs for the Tenant Improvements contemplated by such proposed schematic drawings with the expectation that the same will be completed within the week of such approval. Any failure by Landlord to notify Tenant of its approval or disapproval within such five (5) business day period shall be deemed to be Landlord's approval thereof. If Landlord disapproves the proposed schematic drawings, this process shall be repeated until Landlord's approval is obtained; provided, however, that Tenant shall only make such changes to the proposed schematic drawings which address the reasons Landlord specified for its disapproval of the proposed schematic drawings. The approved schematic drawings are hereinafter referred to as the "Final Schematic Drawings."
Schematic Drawings. Prior to execution of an LOI, Program Manager will work with the Designated Architect to create a schematic drawing plan (the "SD") for the proposed location. The SD includes a floor plan with room uses and dimensions and minor equipment features. The SD will incorporate the standards of Franchisor's store prototype. Additionally, Program Manager or the Designated Architect will block out areas for fixtures, furnishings, and equipment ( "FF&E”). Program Manager and the Designated Architect will prepare up to 3 revisions of the SDs as a service included in the Program Management Fee. Revisions beyond the 3rd revision to the SDs will be at Company's expense at the then-current rates of the Designated Architect, pursuant to the Architecture Contract.
