Building Service Systems definition

Building Service Systems means the electrical, HVAC, plumbing and telecommunication (voice/data/signal) systems that service the Building up to the point of localized distribution serving the Leased Premises only. Such systems provide the main source of supply and distribution throughout the Building.
Building Service Systems. All mechanical, electrical, plumbing, gas, telecommunication, sanitary, sprinkler, HVAC, security, life safety, elevator and other systems or facilities that service the Building up to the point of localized distribution to the Premises (if and to the extent any such systems or facilities service the Premises) and excluding any systems or facilities located in the Premises or extending beyond such point of localized distribution.
Building Service Systems. All mechanical, electrical, plumbing, gas, telecommunication, sanitary, sprinkler, HVAC, security, life safety, elevator and other systems or facilities that service the Building or the Unit up to the point of localized distribution to the floor on which the Premises are located and excluding any systems or facilities located in the Premises or extending beyond such point of localized distribution; provided that Building Service Systems shall also include the Building air distribution, electrical and plumbing systems to the points where (i) the Building system's main distribution duct connects to Tenant's main interior air distribution duct (it being intended that Building Service Systems shall include the heat/recool coil unless the same is damaged by Tenant or Tenant's servants, agents, employees, licensees or invitees), (ii) the Building's electrical system's panel boxes serving the Premises connect to the electrical system in the Premises and (iii) the main vertical plumbing riser of the Building connects to all plumbing lines in and serving the Premises (it being intended that Building Service Systems shall include the valve at the connection point), but excluding those components of distribution of such air distribution, electrical and plumbing systems and any other systems which Tenant is obligated to maintain and repair pursuant to Section 8.5, Building Standards: The Building Standards for Alterations to the Building as set forth in Exhibit E attached hereto and any other building standards adopted in accordance with Section 5.5.

  • Any damage or injury to the Common Building Facilities, Structure, or Building Service Systems (as opposed to those involving only Tenant's improvements) and any damage or injury to Tenant's Improvements which materially and adversely affects the Structure or Building Service Systems, if caused by Tenant, its agents, contractors, employees, invitees or visitors, shall be repaired, restored or replaced by Landlord, but at Tenant's expense.

  • Nothing herein shall be deemed to impose any obligation upon Tenant for any capital expenditure or for elements of the Structure or Building Service Systems, or for any improvements, restoration, alterations, replacements or repairs represented herein by Landlord to have been completed in compliance with the Laws or required to be made by Landlord pursuant to the provisions of this Lease.

  • Landlord shall perform all maintenance and ------------------ make all repairs, restoration, and replacements to the Building and Building Service Systems not specifically imposed upon Tenant by the provisions of this Lease.

  • If there is a right in the Condominium Documents for the Board of Managers to interrupt, curtail, stop or suspend service or operation of any of the Building Service Systems or any of the services to be delivered to Tenant under this Lease, Tenant acknowledges that, notwithstanding anything in this Lease to the contrary, the terms and provisions of the Condominium Documents shall control with respect to such right; provided that such right is exercised in a non-discriminatory manner.

  • Tenant shall not make any alterations, improvements, replacements and other changes to the Subleased Premises or the Building Service Systems serving the Subleased Premises without obtaining the prior consent of Landlord pursuant to the terms of the Master Lease and Sublandlord, which consent of Sublandlord may not be unreasonably withheld.

  • Except as permitted in the previous sentence, Tenant shall not alter, improve, replace or change the Building Service Systems or the Structure, or the Leased Premises Service Systems, without the prior consent of Landlord, which shall not be unreasonably withheld, conditioned or delayed.

  • The Building Service Systems shall be turned on prior to Normal Business Hours so as to attain desired operating temperatures by 8:00 a.m. and shall remain in operation until 8pm.

  • Landlord shall perform all maintenance ------------------ and make all repairs and replacements to the Leased Premises, Leased Premises Service Systems, Building, Building Service Systems, Building Parking Area, and Common Building Facilities not specifically imposed upon Tenant by the provisions hereof and not due to the willful act or negligence of Tenant, its agents, contractors, employees, invitees and licensees.

  • Nothing herein shall be deemed to impose any obligation upon Tenant for any elements of the Structure, Leased Premises Service Systems or Building Service Systems.

  • Nothing herein shall be deemed to impose any obligation upon Tenant for any elements of the Structure or Building Service Systems, or for a restoration, alterations, replacements or repairs required to be made by Landlord pursuant to the provisions of this Lease.

  • Installation Services means all those services ancillary to the supply of the Plant and Equipment for the Facilities, to be provided by the Contractor under the Contract; e.g., transportation and provision of marine or other similar insurance, inspection, expediting, site preparation works (including the provision and use of Contractor’s Equipment and the supply of all construction materials required), installation, testing, pre-commissioning, commissioning, operations, maintenance, the provision of operations and maintenance manuals, training, etc.
