Conference Facilities. Subject to availability, and prior reservation in accordance with any reasonable procedures implemented by Landlord and provided in writing to Tenant, Tenant shall have the right to use the meeting and training rooms and the auditorium located in Building 4 (collectively, the “CONFERENCE FACILITIES”) in common with Landlord and other tenants of the Project, to the extent otherwise permitted by Landlord. The use of such facilities shall be subject to such reasonable rules and requirements as Landlord may establish and provide in writing to Tenant, and to all other provisions of this SECTION 1.3. In no event shall Tenant’s right to use such facilities have precedence over Landlord’s use thereof (unless the facilities have been previously reserved by Tenant in accordance with Landlord’s reasonably established rules and requirements). Notwithstanding any other provision herein to the contrary, Landlord reserves the right, upon written notice to Tenant, (a) to retain a third party operator to operate the Conference Facilities, or (b) to lease the Conference Facilities to a third party, provided, however, in either such case, Landlord shall provide for the right of Tenant to rent, or otherwise use, the Conference Facilities listed below on substantially the same basis as set forth in this Lease. Tenant shall pay Landlord a fee for usage of the meeting rooms and auditorium in accordance with the then current schedule set by Landlord, in Landlord’s sole and absolute discretion. Conference Facilities. Meeting facilities are available on the site for Just Toys, Inc. employees on a first-come, first-serve basis. Reservations must be in writing to the Site Controller/Site Service Manager at least one week in advance. Use fees for the various meeting rooms are shown on the schedule below. The fees include labor to set up and take down chair and table arrangements, provide projection equipment, etc. Rental of special tables, chairs and other equipment from outside vendors is not included. The fees shown are for periods from four hours duration to a full day. The fees may be changed by Akzo from time to time upon notice to Just Toys, Inc.
Conference Facilities. Conference Facilities include the convention center and AFP Conference hotels, including hospitality suites and other function space. AFP will have space available in the convention center for exhibitors/sponsors to host product demonstrations, client meetings, and/or user groups. Exhibitors/Sponsors wishing to use such designated space should contact AFP. Exhibitors and Sponsors may not host events (including, without limitation, product demonstrations, client meetings, and user groups) outside the designated space that conflict with official conference hours. Companies who do not either exhibit or sponsor are not allowed to host any events or reserve/rent space in any Conference Facility during the conference. Please contact AFP for more information. No one under the age of 21 is permitted to attend any conference function or will be permitted in the exhibit hall at any time. AFP reserves the right to alter the exhibit hall floor plan to ensure continuity of the display area.

Landlord shall have the right to use the “Conference Facilities” (as defined below) for purposes of hosting Landlord's in-house training programs, and/or accommodating other community events, as follows and in a manner consistent with the State Tidelands Grant, public trust uses, and applicable Laws:
