Supplemental Equipment definition

Supplemental Equipment means any items that satisfy the following: (a) is installed within or that exclusively serves any rentable space in the Building by or at the request of the tenant or other occupants of such space, and (b) is not included by Landlord in the Building Systems, and for the avoidance of doubt, Supplemental Equipment shall include, without limitation: (i) any supplemental or specialty electrical, mechanical, plumbing, HVAC systems, fixtures or equipment; (ii) any supplemental or specialty fire, life, safety or security systems, fixture or equipment; (iii) any video, audio, communications or computer systems, fixtures or equipment (including cabling); or (iv) any extension or distribution of the standard systems, fixtures and equipment of the Building (including its mechanical, electrical, plumbing, fire/life safety and/or HVAC systems) within the Premises or other rentable space in the Building).

Supplemental Equipment means any items that are installed within the Premises by or at the direction of Tenant or that exclusively serve the Premises (other than standard Building Systems), including, without limitation: (A) any supplemental, specialty or non-Building standard electrical (including lighting), mechanical, plumbing, heating, ventilation and air conditioning systems, fixtures and equipment; (B) any supplemental, specialty or non-Building standard fire, life, safety or security systems, fixtures and equipment; and (C) all video, audio, communications or computer systems, fixtures and equipment (including cabling). Without limiting the foregoing, Tenant shall maintain, at its sole cost and expense, a contract for the regular maintenance and repair of the heating, ventilation and air conditioning systems, fixtures and equipment located in or exclusively serving the Premises.

Related to Supplemental Equipment

  • Rental Equipment means the equipment identified on the Service Agreement and Order Schedule or otherwise notified to you in writing that we will rent to you as part of our provision of the Services and which you will return to us after expiry or termination of the Agreement, subject to the provisions of this Agreement.
