Careful use. The leased property may not be occupied by more than the number of persons specified in the agreement (including children under the age of 16). Pets (this term includes dogs, cats, birds, reptiles, rats, ferrets, guinea pigs, hamsters, etc.) are not allowed, except with the lessor’s express agreement. The lessee undertakes to use the leased property with care, to observe the house rules and to behave with consideration for other house occu- pants and neighbours. In the event of damage, the lessor/key holder is to be informed immediately. It shall not be permitted to assign, sublet, etc. the tenancy. In the event of flagrant infringement of the duty of careful use by the lessee, housemates or guests, or if the apartment is occupied by more than the contractually agreed number of persons, the lessor / key holder is entitled to terminate the agreement without notice and without reimbursement if his written warning goes unheeded. In this case, the rent shall remain due for payment. This is subject to additional claims and claims for damag- es.

When leaving the house, the doors, windows should be closed and the lights are turned off. If the lessee or other occupants commit a flagrant violation of the obligations connected with careful use, or if more than the contractually agreed number of residents occupy the property, the lessor / key-holder can terminate the agreement without notice and without compensation. The landlord or keyholder has the right of access to the rental property at any time.
Careful use. The hirer undertakes to handle the vehicle properly and in accordance with the operating instructions and to maintain it in a roadworthy condition. The hirer also undertakes to drive the vehicle only when it is in a roadworthy condition and to heed any warning signals given by the vehicle and to act accordingly. Furthermore, the lessee undertakes to adequately protect the vehicle from unauthorised third parties and damage. The following actions are prohibited:
a) Smoking and rolling cigarettes or the like in the vehicle.
b) Eating in the vehicle
c) Charging the battery above 90%
d) Draining the battery
e) Carrying animals
f) Switch off the GPS
Careful use. Tenant agrees to use and maintain the Premises in a clean, careful, safe and proper manner and to comply with all applicable laws, ordinances, orders, rules and regulations of all federal, state and municipal governmental bodies. Tenant agrees to pay, on demand, for any damage to the Premises or any other part of the Building caused by the negligence, or willful act or any misuse or abuse (whether or not any such misuse or abuse results from negligence or willful act) by Tenant or any of its agents, employees, invitees or licensees. Any sums due by Tenant to Landlord under this Section 6.4 shall be deemed Additional Rental and shall be payable upon demand.

Smoking or use of smoke appliances are prohibited throughout the house and leads to the immediate termination of the lease and additional costs. When leaving the house, the doors and windows should be closed properly. The lights should be turned off before you go to bed or when you leave the house. The lessee shall take care to ensure that his fellow occupants comply with the obligations set forth in this agreement. If the lessee or other occupants commit a violation of the house rules, obligations connected with careful use, or if more than the contractually agreed number of residents occupy the property, the lessor / key-holder can charge additional fees and terminate the agreement without notice and without compensation. The landlord or key holder has the right of access to the rental property at any time if urgent needed.
