WHEN YOU LEAVE. At the end of the Agreement you agree:
23.1 to vacate the Accommodation on or before either the last day of the Period of Residence or the last day of the Agreement, if ended earlier;
23.2 to return all keys, key fobs or key cards to the Accommodation Office. If keys, key fobs or key cards are not returned we will have to either fit new locks or replace the key fob or key card and we will charge you with the cost of this;
23.3 to leave the Accommodation in a clean and tidy condition, having removed all your belongings and rubbish from the Accommodation, and to leave all items listed in the Inventory in the same condition as they were in at the start of the Period of Residence, except for fair wear and tear. If you leave any rubbish in the Accommodation, you agree that we can dispose of this. If you leave any personal belongings in the Accommodation, we will notify you of this and give you a reasonable period of time to collect them. If you do not collect your belongings within that reasonable period, you agree that we can dispose of your belongings. If you do not comply with your obligations under this clause and as a result we have to clean or clear the Accommodation, we will charge you with the cost of this;
23.4 that if you do not leave the Accommodation by the time required in clause 23.1 and we have to take action (which may include legal action) against you to require you to move out of the Accommodation you will pay all proper costs (including legal costs) that we incur together with all damage and loss we suffer (including, but not limited to, loss of income) as a result of you failing to leave.
WHEN YOU LEAVE. 4.7.1 At the end of the Tenancy Period the Tenant shall:
a) Leave the Room and Flat and all items listed in the Inventory (which shall be evidence of the condition and deemed to be in good condition unless noted to the contrary in the Inventory) in the same condition as they were in at the start of the Tenancy Period, except for wear and tear.
b) Remove all your belongings, rubbish and recycling from the Room and Flat.
c) Return to us all keys or key fobs to the Building and obtain a receipt for the same or proof of recorded postage.
4.7.2 The Tenant agrees to pay the reasonable cost of replacing any key or key fob which is not returned or of replacing a lock (and this will include our administration costs).
4.7.3 The Tenant acknowledges that if it does not comply with Clause 4.7.1 the Landlord or Management Company are entitled to take legal action to require the Tenant to leave the Building. The Landlord and Management Company reserve the right to claim for and charge for damages and loss which it suffers or incur as a result of the Tenant failing to leave the Building at the end of the Tenancy Period, including (but not limited to) the costs of any such legal action.
4.7.4 The Landlord or Management company may dispose of the Tenant’s personal possessions and deduct the cost of doing so (and any storage costs) from any sale proceeds and/or the Deposit if the Tenant does not collect or remove personal possessions within 7 days of the end of the Tenancy Period (or of the date this Agreement ends if terminated early).
WHEN YOU LEAVE. 8.1 You agree to:
8.1.1 return your key to the Room/Flat/Property to us at the end of the Tenancy Agreement no later than 10am on the date the Tenancy Agreement ends; and
8.1.2 pay all reasonable and proper costs and expenses (including legal costs), incurred by us in or in reasonable consideration of proceedings to recover possession of the Room and/or outstanding Rent and/or any other sum incurred as a result of you not performing your obligations in the Tenancy Agreement.
WHEN YOU LEAVE. At the end of the Contract you agree:
18.1 to vacate the Accommodation no later than 10.00am (unless advised otherwise) on either the last day of the Period of Residence or the last day of the Contract, if ended earlier;
18.2 to return all Keys, key fobs, key cards, post Keys and laundry cards to Customer Services. Failure to do so may result in the cost of these being taken from your Deposit;
18.3 if you hand Keys in without formally agreeing a release date you will be liable to pay for the Accommodation fee until the Contract end date;
18.4 to leave the Accommodation in a clean and tidy condition, having removed all your belongings and rubbish from the Accommodation and to leave all items listed in the Inventory in the same condition as they were in at the start of the Period of Residence;
18.5 if you leave any items that the staff identify as rubbish in the Accommodation, you agree that we can dispose of this. If you leave any personal belongings in the Accommodation, we will notify you of this and give you 28 days in which to collect them. If you do not collect your belongings within the 28 days, you agree that we can dispose of your belongings and the cost of doing so can be deducted from your Deposit. We do not accept any responsibility for the safekeeping of any such personal belongings left in breach of this clause;
18.6 that if you do not leave the Accommodation by the time required in clause 18.1 and we have to take action (which may include legal action) against you to require you to move out of the Accommodation if the matter reaches Court, we will ask for the court to make an order in respect of our costs.
WHEN YOU LEAVE. 8.1 You agree to:
8.1.1 remove all your belongings (including rubbish)from the Property and return your key to the Room/Flat/Property to us at the end of the Tenancy Agreement no later than 10am on the date the Tenancy Agreement ends; and
8.1.2 Pay all outstanding costs in accordance with clause 4.1.8; and
8.1.3 if you leave before the end of the Length of Stay you will on request confirm in writing your intention to surrender (end early) your tenancy with us which, subject to the provisions of this clause 8, we will accept.
WHEN YOU LEAVE. 10.1. You agree to:
10.1.1. return the Room, the Contents and the key to the Room/Flat/Building to us at the end of the Tenancy Agreement (however and whenever it ends), in the same condition as recorded on the inventory and, by no later than 10am on the date the Tenancy Agreement ends, clear all your belongings from the Room and the Flat Common Areas, failing which we shall be under no duty of care towards your belongings and will be free to dispose of them as we think fit without any liability to you;
10.1.2. make sure that any refuse/rubbish is disposed of in the external bins provided for the purpose; and
10.1.3. pay all reasonable and proper costs and expenses (including legal costs), incurred by us in or in reasonable consideration of proceedings to recover possession of the Room and/or outstanding Rent and/or any other sum incurred as a result of you not performing your obligations under the Tenancy Agreement.
WHEN YOU LEAVE. Please leave Rotary House as you found it. Turn off the lights, turn down the thermostats to 10C, check to make sure all 3 exits doors are closed/locked

4.7.2 You agree to pay the reasonable cost of replacing any key or key fob which is not returned or of replacing a lock (and this will include our administration costs).
4.7.3 You acknowledge that if you do not comply with Clause 4.7.1 we are entitled to take legal action against you to require you to leave the Accommodation. We reserve the right to claim for and charge for damages and loss which we suffer or incur as a result of you failing to leave the Accommodation at the end of the Tenancy Period, including (but not limited to) the costs of any such legal action.
4.7.4 We can dispose of your personal valuables and deduct the cost of doing so (and any storage costs) from any sale proceeds and/or the Deposit if you do not collect or remove your personal valuables within 1 month of the end of the Tenancy Period (or of the date this Agreement ends if either you or we terminate it early).
WHEN YOU LEAVE. 13.1. You agree to:
13.1.1. Return the Room, the Contents and the key to the Room/Apartment/Building to us at the end of the Tenancy Agreement (however and whenever it ends), in the same condition as recorded on the inventory and, by no later than 10 am on the date the Tenancy Agreement ends,
13.1.2. Clear all your belongings from the Room and the Apartment Communal Areas, failing which we shall be under no duty of care towards your belongings and will be free to dispose of them as we think fit without any liability to you;
13.2. The Tenant must make sure that the whole Apartment and all of its external areas including the main entrance and the balcony/terrace are thoroughly cleaned including (but not limited to):
13.2.1. All fixtures and fittings such as shower traps, light fittings;
13.2.2. Shower & kitchen tiles;
13.2.3. Silicone, grout white and without mould or discolouration;
13.2.4. Appliances (inside and out);
13.2.5. Tops, inside and outside of cupboards;
13.2.6. All worktops & surfaces;
13.2.7. Fridges & freezers (clean, emptied & defrosted)
13.2.8. Furniture (inside and out).
13.2.9. Make sure that any refuse/rubbish is disposed of in the external bins provided for the purpose.
13.3. Tenants will be liable to pay the full costs of repairing any damage caused by themselves or their guests and the Landlord’s reasonable administration costs. A reasonable allowance for ‘wear and tear’ will be made when assessing repair & cleaning costs.
WHEN YOU LEAVE. By no later than 10am on the last day of the Tenancy Period (however and whenever it ends) you agree to:
6.1 return the Room, the Contents and the key and/or fob to the Room to us in the same condition as it was at the Tenancy Start Date;
6.2 remove all personal possessions from the Room. If any of your personal possessions are left at the Room in breach of this provision, we may seek damages from you including all reasonable removal charges. We may remove any left possessions and you agree that we may dispose of the items.;
6.3 make sure that any refuse/rubbish is disposed of in the external bins provided for the purpose.
6.4 If by mutual agreement we allow you to end your tenancy early, you agree to sign a Deed of Surrender prior to your departure. In the event we agree to this course of action, there is no obligation upon us to make any repayment of Rent.
