Completion of Lease. 6.1 The Landlords shall execute the Lease and deliver the same to the Tenants within 21 days of the Date of Entry. The Tenants will ensure that the Lease is duly executed by the Tenants, and that a certified copy of the executed Lease is returned to the Landlords' Solicitors within 21 days after the date of delivery of the engrossment of the Lease, duly executed by the Landlords, to the Tenants' Solicitors, together with evidence of the valid execution of the Lease by the Tenants. 6.2 If the transaction contemplated by the Missives is notifiable for LBTT purposes, the Tenants will submit to Revenue Scotland an LBTT Return. 6.3 Within 7 days after receipt by the Tenants of the electronic submission receipt issued by Revenue Scotland, the Tenants will 6.3.1 submit the Lease to the Books of Council and Session for registration for preservation and execution and will obtain 3 extracts of it, and will deliver 2 of the extracts to the Landlords' Solicitor for the use of the Landlords within 7 days of receipt of the extracts; and 6.3.2 be responsible for dealing with registration of the Lease in the Land Register and will deliver to the Landlords (i) a copy of the Keeper's acknowledgement of receipt showing the Title Number to be allocated to the Title Sheet for the Tenants' interest within 14 days of receipt of the same and (ii) within 7 days after receipt by the Tenants of a pdf of the Title Sheet in respect of that interest, a copy of the pdf of the Title Sheet, with a colour copy of the Title Plan(s). 6.4 The Tenants acknowledge that if they breach the terms of their obligations in clauses 6.2 and 6.3 inclusive, they will indemnify the Landlords in respect of loss suffered by the Landlords by virtue of such delay.

Completion of Lease. Within a reasonable time after the Lease Commencement Date, the Landlord must and the Tenant authorises the Landlord to complete two copies of the Draft Lease by: (a) inserting as the commencement date of the Lease, the Lease Commencement Date and the Rent; and (b) inserting as the land being leased a reference to the folio identifier applicable to the Premises from the registered Subdivision Plan; and (c) inserting or attaching any other information or making any alterations that are required to complete the Lease as necessary for registration, and forward them to the Tenant.

Completion of Lease. ‌ Council or Council’s solicitors must complete the Lease by the insertion of: (a) prescribed Land Registry Services Lease form; (b) the Commencing Date and the Terminating Date on the front page of the Lease Form 07LR and in Items 1 and 3 of Schedule 1; (c) the Initial Rent in Item 5 of Schedule 1, being an amount calculated by multiplying the Rental Rate by the Lettable Area of the Premises shown on the survey prepared in accordance with clause 6.7(a); (d) the Lettable Area of the Premises in Schedule 2; (e) the Lettable Area and denotation of the different components of the Premises in special condition 1; (f) a Premises plan in registrable form prepared in accordance with clause 6.7(b); and (g) such other details as may be necessary to complete the Lease and allow the Lease to be registered.

Completion of Lease. 22.1 On completion of construction of the intertenancy fence in accordance with clause 21.1, the Lessor must procure the carrying out of a survey of the Premises (at the Lessee's cost) to determine the Lettable Area. 22.2 If the Lettable Area of the Premises is less than 658.5 square metres or greater than 678.5 square metres then the Lessor and the Lessee agree that the Rent for inclusion at Item 7 will be replaced with the amount calculated in accordance with the following formula: Rent = $122,335 + (Lettable Area of warehouse component of Premises x $150) + (Lettable Area of Premises x $25) 22.3 If the Rent is increased pursuant to clause 22.2, the Lessee must, within 14 days of the calculation, pay to the Lessor all additional Rent owing from the Commencing Date. 22.4 If the Rent is decreased pursuant to clause 22.2 the Lessor must credit to the Lessee against the next month's Rent an amount equivalent the overpaid Rent. 22.5 The Lessee irrevocably authorises and directs the Lessor's solicitors to complete the Lease by inserting: (a) Rent at Item 7; (b) Attaching the survey plan of the Premises; and (c) any other amendments agreed in writing between the Lessor and Lessee.
