Efflorescence. Efflorescence is the white powder that can appear on the surface of a masonry wall. It is caused when water seeps through the wall dissolving salts inside of the structure. The water then evaporates, leaving the salt on the surface. This is a normal condition; therefore, Builder is not responsible for efflorescence. If the entire face of a wall is covered with efflorescence, the grade at the top of the wall should be checked to ensure that water is not entering between the wall and the damp-proofing membrane. Builder has established proper grade as of the date of completion. If Homeowner modifies the grade with additional grading, plantings or any other obstructions, there may be an increased chance for water intrusion that may lead to efflorescence occurring. For information on cleaning efflorescence, refer to Section 1.7 of this Warranty.

Efflorescence. Efflorescence may be present on the surface of concrete pavers. This is a natural occurrence in all concrete products. It is not grounds for rejection.
Efflorescence. Efflorescence or light colored or white areas on concrete, brick or masonry products is normal and is not covered under warranty. It can be cleaned as a maintenance item by the Homeowner. It is also common for this to reoccur after cleaning. Separation of brick or masonry edging from concrete slab or step. It is common for the joint to crack between concrete and masonry due to the dissimilarity of the materials. Cracks in excess of 1/4-inch are a deficiency. The Builder will grout crack fully and reset loose masonry where required. Replacement of masonry material, if required, should match the existing as closely as possible. It is common to notice repaired area after repair is done, and complete accuracy is not warranted. Cracking, settling or heaving of xxxxxx and steps. Xxxxxx and steps that have settled, heaved, or separated in excess of 1-inch from Home are a deficiency Builder shall take whatever corrective action is necessary to meet the Construction Performance Guideline. On masonry steps cracks will be grouted to fill separation. Repairs if any may be noticeable after repair is done, and complete accuracy is not warranted. Construction and Control Joints Separation or movement of concrete slabs within the structure at construction and control joints. Concrete slabs within the structure are designed to move at construction and control joints and are not warranted. You are responsible for maintenance of joint material. Cast-In Place Concrete Basement or foundation wall cracks, other than expansion or control joints. Concrete cracks greater than 1/8-inch in width which could allow exterior water to leak into basement, are deficiencies. Repair non-structural cracks by surface patching. These repairs should be made toward the end of the first year of Limited Warranty coverage to permit normal stabilizing of the Home by settling. Shrinkage cracks are not unusual and are inherent in the concrete curing process. Expansion cracks and cold joint cracks are normal to concrete walls and are not warranted.
