Fully Managed. Authority The Landlord hereby authorises The Agent to carry out the following tasks:= Selection of tenants Sign on behalf of The Landlord on tenancy agreements and or parts thereof. To collect rent. Exercise rights to terminate tenancies. Serve notice upon tenants. Re-Letting At the end of each tenancy or in the event of a vacancy, The Agent is authorised to re-let the property unless otherwise instructed in writing by The Landlord. Rents All rents collected on behalf of The Landlord are held in a segregated “Client Money Account” with Barclays Bank, Westgate Road, Fenham, Newcastle Upon Tyne. This account cannot be offset against any other debt and is operated with a strict Code of Conduct in accordance with the UKALA. Deposit/Bond The Agent is to collect and place in the Deposit Protection Scheme the following deposits:- A deposit equivalent of one month’s rent, on house share properties. This may be subject to change if agreed otherwise. One month’s rent on houses, apartments and flats. This may be subject to change if agreed otherwise. The Agent is to initiate the refund of the deposited monies to the tenant upon satisfactory completion of the tenancy. Where necessary, The Agent is to lodge claims against the deposit to make good any repairs or rental short falls. Fully Managed. With Fully Managed Services, the Private Cloud Services Infrastructure described above and in any Private Cloud Service SOW will be monitored according to manufacturer recommended KPI thresholds. Alerts, reporting and scheduled patching are included with Fully Managed Infrastructure. Xxxxxx will make every reasonable effort to solve an Incident related to the Private Cloud Services Infrastructure, subject to the conditions set out in Section 15.2 below.
Fully Managed. This tier of Managed Server Administration includes the same features as the Proactive Monitoring, Patching and Reporting tier, plus onsite support as required at no additional cost.
