General Rent Provisions. Tenant will pay, without notice or demand and without deduction or set-off (except as expressly provided in Section 19 below), all Rent to Landlord at Landlord's address for notices under Section 31 or to such other party or to such other address as Landlord may designate by written notice from time to time. If not otherwise expressly provided in this Lease, all payments of Rent shall be due on the later of (i) the next due date for Base Rent or (ii) twenty (20) days after Tenant's receipt of an itemized billing therefor.

General Rent Provisions. All Rent and other payments required to be made by Tenant to Landlord under this Lease shall be paid by check made payable to “Town of Manlius” and delivered to Landlord at the address set forth below, or at such other place as Landlord may from time to time direct by written notice to Tenant.
General Rent Provisions. All amounts payable hereunder from Tenant to Landlord shall be deemed rent. All rent shall be paid by its respective due date at the address shown in Section 1, or such other place as Landlord may designate in writing from time to time. All rent shall be paid without prior demand or notice and without any deduction or offset whatsoever except only that Tenant shall have the right to offset against rent the amount of any final judgment obtained by Tenant against Landlord which is not then subject to appeal or review or to any unexpired right to appeal or to request review. All rent shall be paid in lawful money of the United States of America. Proration of rent due for any partial month shall be calculated by dividing the number of days in the month for which rent is due by the actual number of days in that month and multiplying by the applicable monthly rate. Tenant acknowledges that late payment by Tenant to Landlord of any rent or other sums due under this Lease will cause Landlord to incur costs not contemplated by this Lease, the exact amount of such cost being extremely difficult and impractical to ascertain. Therefore, if any rent or other sum due from Tenant is not received within five (5) days of the date when first due, Tenant shall pay to Landlord an additional sum equal to 5% of such overdue payment. Landlord and Tenant hereby agree that such late charge represents a fair and reasonable estimate of the costs that Landlord will incur by reason of any such late payment and that the late charge is in addition to any and all remedies available to the Landlord and that the assessment and/or collection of the late charge shall not be deemed a waiver of default. Additionally, all such delinquent rent or other sums, plus this late charge, shall bear interest at the rate of 12% per annum, or, if lower, the maximum interest rate permitted by law. If any payment is returned for insufficient funds, Landlord may require Tenant to pay all future payments by cashier's check.
General Rent Provisions. All Base Rent and other payments required to be made by Tenant to Landlord under this Lease may be paid by check made payable to the Issaquah School District No. 411 and delivered to Landlord at the address set forth below, or at such other place as Landlord may from time to time direct by written notice to Tenant. Alternatively, Base Rent and other payments required to be made to Landlord under this Lease may be paid by electronic funds transfer using banking information (and other information reasonably required for Tenant to accomplish payment) provided by Landlord to Tenant within 10 business days after Tenant’s request for the same.
General Rent Provisions. Tenant shall pay all Rent to Landlord at the Rent Payment Address or to such other party or to such other address as Landlord may designate from time to time, without demand and without deduction, set-off or counterclaim except as otherwise expressly provided in this Lease, on the first (1st) day of every month during the Term of this Lease. The first payment of Tenant’s Share of Operating Expenses shall be due on the first (1st) day of January in the Lease Year following the Base Year, and the second and subsequent monthly payments shall be made on the first (1st) day of each and every calendar month thereafter. If the Term begins on a date other than on the first (1st) day of the month or ends other than on the last day of a month, Additional Rent, including, without limitation, Tenant’s Share of Operating Expenses and Additional Rent attributable to the Parking Spaces, for any such month shall be prorated on a daily basis (at the rate of 1/365th of the annual Additional Rent) for each day the Term of this Lease is in effect for such month. All remedies available to Landlord pursuant to the terms of this Lease for non-payment of Base Rent also shall be applicable for non- payment of Additional Rent.
General Rent Provisions. (a) Base Rent for the first year of the Term shall be payable by Tenant to Landlord on August 31, 2022. Base Rent for the second year of the Term shall be payable by Tenant to Landlord on August 31, 2023. Base Rent for the third year of the Term shall be payable by Tenant to Landlord on March 1, 2024. Additional Rent shall be payable by Tenant to Landlord monthly in advance on the first day of each month during the Term of this Lease.

General Rent Provisions. (a) The failure of Tenant to make any payment of Rent beyond applicable notice and cure periods, pursuant to this Section 2.05 or elsewhere in this Lease shall entitle Landlord to all rights and remedies provided hereunder for the non-payment of Rent, and the tender and/or acceptance of all or any portion of such Rent shall not be deemed a waiver of the rights of Landlord or Tenant with respect to any Rent payable pursuant to the terms of this Lease.
General Rent Provisions. If the Tenant defaults in payment of any Rent (whether to the Landlord or otherwise) as and when the same is due and payable hereunder, the Landlord shall have the same rights and remedies as if such sum or sums were Basic Rent in arrears. All Rent shall be paid in accordance with this Lease without any deduction, abatement or set-off whatsoever. The Landlord may, at its option, from time to time, allocate or re-allocate any sums received from or payable by the Tenant to the Landlord on account of any amounts payable by the Tenant hereunder in such manner as the Landlord determines in its sole discretion. If the Tenant is required to pay Rent for less than a one month period, such Rent shall be determined on a pro-rated basis based on the number of days over the total number of days in the month for which the Rent is payable and such Rent shall be payable either on the first day the Term commences or on the first day of the partial month, whichever is applicable. The Tenant will also pay to the Landlord, or as the Landlord may direct, all goods and services, value added, sales or other similar taxes now or hereafter imposed in respect of rental or other sums payable under this Lease or in respect of the Tenant's occupancy of the Premises.
