Housing Benefit. The Landlord undertakes to reimburse the Agent for any claims arising from overpayment which may be made by the local authority in respect of housing benefit, or other benefit scheme, paid to or on behalf of the Tenant(s) as rent. This undertaking shall remain in force during the currency of the tenancy and up six years thereafter, whether or not the Agent continues to be engaged to let or manage the Property under this Agreement.
Housing Benefit. 7.1 The Tenant authorises the Local Authority to discuss with the Landlord and the Landlord’s Agent the details of any Housing Benefit or Council Tax claims made at any time in relation to the renting of the Property.
7.2 If the Landlord so requires and the Housing Benefit rules allow it, the Tenant consents to any Housing Benefit being paid direct by the Local Authority to the Landlord or the Landlord’s Agent.
7.3 The Tenant agrees to refund to the Landlord any Housing Benefit overpayment recovery which the Local Authority seeks from the Landlord in respect of this tenancy, either before or after the Tenant has vacated the Property where this creates a shortfall in the money owed to the Landlord.
Housing Benefit. 7.1 The Tenant agrees that the appropriate authority may discuss with the Landlord and the Landlord’s Agent the details of any housing benefit, council tax or universal credit claims made at any time in relation to the renting of the Property.
7.2 If the Landlord or Landlord’s Agent so requires and the rules allow it, the Tenant consents to any benefit being paid directly to the Landlord’s Agent.
7.3 The Tenant agrees to refund to the Landlord or the Landlord’s Agent any benefit overpayment recovery which is sought from the Landlord or the Landlord’s Agent in respect of this tenancy, either before or after the Tenant has vacated the Property, where this creates a shortfall in the money owed to the Landlord or the Landlord’s Agent.
Housing Benefit. Where The Tenant is entitled to housing benefit The Landlord agrees to compensate and reimburse The Agent for any amount received by The Landlord which is subsequently deemed by the Local Authority to be overpaid benefit and is “clawed back” by them from The Agent.
Housing Benefit. The Tenant agrees that the appropriate authority may discuss with the Landlord and the Landlord’s Agent the details of any Housing Benefit, Council Tax or Universal Credit claims made at any time in relation to the renting of the Property.
Housing Benefit. In the event of the Tenant making a claim for Housing Benefit, the Tenant shall:
(i) immediately upon making such a claim advise the Landlord or the Landlord’s Agent;
(ii) pay any shortfall in rent or other payments due to the Landlord not included in the Housing Benefit payment, to the Landlord or the Landlord’s Agent in a timely manner and not allow such payments to fall into arrears;
(iii) immediately notify the relevant Housing Benefit Department and the Landlord or the Landlord’s Agent of any change in circumstance which may affect the Benefit entitlement;
(iv) be liable at any time to reimburse the Landlord or the Landlord’s Agent any sums which the Landlord or the Landlord’s Agent is required to repay to the local authority in respect of Housing Benefit which has been paid direct to the Landlord or the Landlord’s Agent on behalf of the Tenant, and has been accepted in good faith, but is subsequently shown to have been paid incorrectly or as a result of fraud, error or ineligibility of the Tenant.
Housing Benefit. This undertaking shall remain in force during the tenancy and up to six years thereafter, whether or not the Agent continues to be engaged to, let, or manage the property under this agreement. LEGAL PROCEEDINGS Any delay of payment or other defaults will be acted on by the Agent in the first instance. Where the Agent has been unsuccessful in these initial actions, or where there are significant rent arrears or breaches of the tenancy agreement, the Landlord will be advised accordingly. A solicitor may then be appointed and instructed by the Landlord (except where the Agent is unable, after taking reasonable efforts, to contact the Landlord. In that event, the Agent is authorised to instruct a solicitor on the Landlord’s behalf). The Landlord is responsible for payment of all legal fees and any related costs. TENANCY RENEWALS Where possible (unless the Landlord has previously notified the Agent in writing that they do not wish to renew), the tenancy will be renewed or extended to the same Tenant introduced by the Agent. The Agent shall prepare the tenancy agreement, if required, for the new or extended tenancy and the terms of this agreement shall continue until the Tenant leaves, or this agreement is terminated. A tenancy renewal fee shall be payable for this service, as detailed in Scale of Fees.
Housing Benefit. Where housing benefit is payable the Tenant will take all necessary steps to arrange for any payments to be made directly to the Landlord. The Tenant is liable to reimburse the Landlord or his Agent any sums which the Landlord or his Agent is required to pay to the local authority in respect of Housing benefit which has been paid direct to the Landlord or his Agent on behalf of the Tenant, and accepted in good faith, but is subsequently shown to have been paid incorrectly or as a result of fraud, error or ineligibility of the Tenant. The Landlord shall be entitled to pursue the Tenant for any reasonable costs incurred as a result of the Tenant's failure to pay rent including but not limited to any charge for returned cheques or any reasonable costs incurred in pursuing the Tenant for payment of unpaid rent.

Housing Benefit. If you and the people living in your household earn a small amount of money, you can apply for financial support with housing. You need an accommodation entitlement certificate to be eligible for this. Under certain conditions, you are also entitled to housing benefit. If you get money from the state for yourself and your family, you will not usually need to apply for housing benefit.
