Interior Finishes. Tenant shall demolish any existing improvements made by previous occupant(s) within the Leased Premises which Tenant has indicated are not to remain or designated to be reused. Such work shall include but not be limited to: storefront and storefront enclosure, abandoned party walls, interior partitions and finishes, floor coverings, ceilings and miscellaneous improvements. Removal of demolition debris shall be performed by Tenant. In no event shall removal of debris take place through the malls during the hours in which the Shopping Center is open for business.
Interior Finishes. The main entrance lobby floor includes a dramatic terrazzo-type stone material. with inset carpeting at elevators and carpeted walk-off areas at vestibules. Lobby walls are a combination of ornamental plaster with reveals and finished wood panels. The ceiling is coffered gypsum wallboard and acoustical tiles.
Interior Finishes. Developer agrees that the interior base finishes, appliances and equipment in the Affordable Units shall be functionally equivalent to the Market-Rate Units.
Interior Finishes. A. Main entrance floor finish is terrazzo flooring. Lobby walls are finished with a combination of wood paneling/glass/resin synthetic panel feature wall and painted drywall and ceilings.
B. Core Toilet floors are ceramic tile or similar. Marble thresholds are provided at door openings where ceramic tile abuts other floor finishes. All toilet room wet walls are covered with ceramic tile or similar up to ceiling. Paint is provided for the remaining walls. Toilet ceilings are acoustical tegular tile suspended ceilings with an exposed suspension grid, or drywall. Lavatory counters are polished granite or similar with under mounted sinks. All toilet spaces throughout the building are of the same color and level of finish. Automatic flushometers and touchless faucets have been installed on all lavoratories, water closets, and urinals.
C. Door frames are hollow metal (cold-formed steel). Solid core, wood veneer doors are provided for common area amenities such as toilet rooms. Painted hollow metal doors are provided for Base Building service areas. All doors and hardware comply with regulations of the Massachusetts Architectural Access Board and The Americans with Disabilities Act.
D. Landlord has provided the Base Building mechanical rooms, electrical rooms, telephone/data riser closets and janitorial closets in core area on typical floors and ground floor.
E. Inside face of typical exterior walls consists of the back of the façade cladding system with insulation, fireproofed as required by code.
F. Lobby and Base Building interior lighting consists of architecturally specified efficient lighting.
G. Typical stair finishes include concrete floors and treads, painted steel risers and rails, primed and painted drywall surfaces.
Interior Finishes. All finished interior surfaces must be materials approved by Landlord for appearance. All Tenant fixtures, furniture, carpeting (including underlayment), upholstery materials, drapery and other furnishing must comply with flammability of materials and smoke generation requirements for furniture and furnishings of local jurisdictional authorities. All wood shall be fire retardant in accordance with code requirements. All wood in contact with the floor shall be termite retardant.
Interior Finishes. Elevator cab walls shall be hardwood, marble, granite, or an equivalent pre-approved by the LCO. Elevator cab floors shall be marble, granite, terrazzo, or an equivalent pre-approved by the LCO.
Interior Finishes. Partitions, floor covering, ceiling (where applicable), painting and decorating, trade fixtures and furnishings including additional security at demising walls if required by Tenant.

Interior Finishes. Office build-out will be provided from an allowance of $40.00/SF ($400,000.00) to include all items except exterior shell, and floor slab. The standards to be utilized in the construction of the office will be as follows unless specifically noted: . The office floor will be a 4" slab on 2" granular. [IDI LOGO] . Carpet will be direct glue down with 2 1/2" vinyl base. . Vinyl tile will be 1/8" composition tile as manufactured by Xxxxxxxxx. . Quarry tile will be 6" x 6" thin set tile with quarry tile base. Ceramic tile will be 2" x 2" ceramic mosaic tile as manufactured by American Oleon.
Interior Finishes. (a) Floors for Lower Level and Upper Level Tenant areas are concrete with existing floor finishes and elevations. Tenant's finished floor elevation shall match the adjacent Enclosed Mall finished floor elevation.
(b) Ceilings for Tenant areas shall be exposed structural steel and/or exposed concrete on both levels.
