LESSOR'S SERVICES. (a) [***]
LESSOR'S SERVICES. LESSOR will provide elevator facilities serving the Leased Premises at all times, subject to reasonable security regulations for use at times other than Normal Business Hours. LESSOR shall, at LESSOR's expense, furnish LESSEE such cleaning service as is described in Exhibit D hereto. Except as set forth on Exhibit D, LESSOR shall not be responsible for cleaning LESSEE's research laboratories.
LESSOR'S SERVICES. 9.1 LESSOR shall furnish to LESSEE only the services set forth in this Lease. All costs and expenses actually incurred by LESSOR in connection with providing said services shall be included in LESSOR’S Operating Expenses.
LESSOR'S SERVICES. (a) Lessor shall furnish the following services to Lessee at Lessor's cost on and during each business day.

LESSOR'S SERVICES. The last sentence of paragraph 9-a (iv) is hereby deleted in its entirety and replaced with the following: Notwithstanding the foregoing, Lessee's electricity and gas to the Premises shall be separately metered and shall be paid directly by Lessee.
LESSOR'S SERVICES. With respect to any services to be furnished by LESSOR to LESSEE, LESSOR shall in no event be liable for failure to furnish the same when prevented from doing so by strike, lockout, breakdown, accident, order or regulation of or by any governmental authority, or failure of supply, or inability by the exercise of reasonable diligence to obtain supplies, parts or employees necessary to furnish such services, or because of war or other emergency, or for any cause due to any act or neglect of LESSEE or LESSEE'S servants, agents, employees, licensees or any person claiming by, through or under XXXXXX.
