Loading Docks. No loading docks are permitted within the Project without the approval of Declarant, except (i) on Parcel 7 along the southern elevation of the Building constructed on this Parcel and (ii) on Parcel 8 along the western elevation of the Building constructed on this Parcel.
Loading Docks. Tenant shall have the non-exclusive right to use the loading dock and related facilities for deliveries and moving upon prior coordination with, and approval of, Landlord which approval shall not be unreasonably withheld or delayed.
Loading Docks. A. A two-bay loading dock will be constructed at the exterior of the new building, with an adjacent interior shipping/receiving area.
B. A concrete pad will be poured adjacent to the loading dock, sized to accommodate one full-size dumpster with direct access from the loading dock.
C. The loading dock area will be screened by earth berming and shrubbery.
Loading Docks. A. Subject to Building scheduling requirements in accordance with Section 2B hereof and coordination with Landlord's Construction Representative and Landlord's general contractor performing the Base Building Work, and causes beyond Landlord's reasonable control, access to the Building loading docks will be made available to Tenant and Tenant's contractor seven (7) days per week, twenty-four (24) hours per day. Tenant shall pay to Landlord Landlord's then actual reasonable out-of-pocket costs to provide security to the Building loading docks during other than Business Hours. Notwithstanding the foregoing, in the event that any other contractor(s) performing substantial construction work in the Building uses the Building loading docks at any time during other than such Business Hours and during which Tenant shall also be using such Building loading docks, Landlord shall charge such contractors) for and to the extent of such usage. At all times that Tenant shall be using the Building loading docks during other than such Business Hours, Landlord shall maintain a log setting forth the times (if any) that each contractor performing substantial construction work in the Building uses the Building loading docks during other than such Business Hours, and Landlord shall cause each such contractor to sign time sheets with respect thereto. Tenant or its contractor shall also sign similar time sheets with respect to the use of the Building loading docks during other than such Business Hours.
B. During Business Hours, Tenant shall have right to use two (2) dumpster locations ("Tenant's Dumpster Location") for the delivery and removal of Tenant's construction debris as follows: (i) at such times during Business Hours as Tenant's trash removal vehicles are picking up trash, Tenant may use both Tenant's Dumpster Locations (i.e., one for the full dumpster and one for the empty dumpster) simultaneously; and (ii) at all other times during Business Hours, one of such Tenant's Dumpster Locations shall remain vacant, Landlord hereby reserving the right to permit others to use such vacant Tenant's Dumpster Location for normal Building deliveries. Tenant shall coordinate its use of the Tenant's Dumpster Locations with such Building deliveries during Business Hours, as reasonably directed by Landlord's Construction Representative.
C. All deliveries (whether incoming or outgoing) may be subject to reasonable inspection.
Loading Docks. The entire area shall be kept free of trash and debris. Keep entire area swept including walk-off mats. Hose down or mop entire area, disinfect, and deodorize as needed. Keep all floor surfaces clean, including truck area and ramp. Pressure wash as needed.

Loading Docks. 3.1 Saw cut and remove concrete in lot area for new pour in front of docks. Modify the building steel in order to install 3 dock doors. Form and pour concrete for 3 dock ramps to match existing ramps. Provide and install 3 new dock doors and levelers, with 3 dock pad sets. Fabricate and install handrails on the dock ramps.

Loading Docks. Tenant shall have the nonexclusive right to use the loading docks located at the southeast and northwest corners of the building in which the Leased Area is located.
Loading Docks. Landlord shall allow no one other than Other Tenants to use the loading docks or any other part of the Property, and all rights granted to Other Tenants shall be subject to the rights of Tenant herein.
