Maintenance and Repairs of Premises. At all times throughout the Term, Tenant, at its sole expense, shall perform or cause to be performed as required hereby such maintenance, repairs and replacements and upgrading to keep the Premises and all the contents thereof to Building Standard, and in accordance with all Laws, but excluding only the obligations of Landlord expressly provided in Section 10.6 hereof and reasonable wear and tear as would be permitted by a prudent owner which in any event does not detract from the overall Building Standard of the Premises or the function of any systems, facilities or improvements therein. For the purposes of this Section 10.1 only, Premises shall not include utility rooms and base Building mechanical and electrical systems, whether or not located within the Premises.

Maintenance and Repairs of Premises. At all times throughout the Term, Tenant, at its sole expense, shall perform or cause to be performed as required hereby such maintenance, repairs and replacements to keep the interior of the Premises and all the contents thereof to Building Standard, and in accordance with all Laws, but excluding: (i) the maintenance, repair and replacement obligations of Landlord expressly provided for in this Lease; (ii) reasonable wear and tear as would be permitted by a prudent owner which in any event does not detract from the overall Building Standard of the Premises or the function of any systems, facilities or improvements therein; (iii) all maintenance, repairs and replacements, covered by Warranty during the applicable Warranty Period as these terms are defined in Section 1 of Schedule "H" hereto; (iv) all repairs and replacements to the Premises or any part thereof to the extent that any damage is caused thereto by the act, fault, default or negligence of Landlord or Landlord's Parties or as a result of the breach by Landlord of any of its obligations pursuant to this Lease or any covenant, warranty or representation of the Landlord contained in this Lease, to the extent not covered by insurance carried by Tenant or insurance required by the terms hereof to be carried by Tenant; and (v) all repairs and replacements to all or any part of the Project for which the Landlord is required to insure against under the terms of this Lease or is otherwise insured for (together, the "Excluded Repairs"). For the purposes of this Section 10.1 only, Premises shall not include utility rooms and base Building mechanical and electrical systems, whether or not located within the Premises.
Maintenance and Repairs of Premises. During the term of this MOU, Libary shall maintain the Program and Premises utilized for the Program in good order and condition, including but not limited to the display signs, the book pages contained therein, and the surrounding area. Library shall be solely responsible for the costs of all materials associated with the implementation and maintenance of the Program. City shall assist with installation of any signs. City shall maintain and repair the structural portions of the concrete path and any existing city- owned improvements located along the bike path. City and Library shall keep Premises in a neat and orderly manner and shall comply with all applicable federal, state, county and City laws, ordinances and rules and regulations. Should City cause any damages to the signage, the City shall be responsible for all associated repairs of damages.
Maintenance and Repairs of Premises. Lessee will permit no waste, damage, or injury to the Premises. Lessee shall at all times use said Premises in accordance with, and comply with, the laws of the State of Alaska and the ordinances of the Kodiak Island Borough in which said Premises are located, and in accordance with all directions, rules, and regulations of any public official or other proper officer of the borough at the sole cost and expense of Lessee. Lessee, at Lessee’s sole expense, shall maintain, in good condition the entire Premises in good repair and in a neat and orderly condition at all times. Lessee shall keep the sidewalks abutting the Premises, and all separate entrances to said Premises free and clear of snow, ice, debris, and obstructions of every kind. Lessee shall keep the roof and drains leading from the roof free and clear from snow, ice, debris, or other obstructions when required by emergency conditions in order to protect the Premises or portions thereof occupied by Lessee. At the expiration or sooner termination of this Lease, Lessee will quit and surrender the Premises, and the Premises shall be returned to the Lessor in the same or better condition as at the start of this Lease Agreement.

Maintenance and Repairs of Premises. (a) Maintenance by Tenant. Throughout the Term, Tenant shall, at its sole expense, (1) keep and maintain in good order and condition the Building, and repair and replace every part thereof, including glass, windows, window frames, window casements, skylights, interior and exterior doors, door frames and door closers; interior lighting (including, without limitation, light bulbs and ballasts), the portions of the plumbing and electrical systems located in or exclusively serving the Premises, all communications systems serving the Building, Tenant’s signage, interior demising walls and partitions, equipment, interior painting and interior walls and floors, and the roll-up doors, ramps and dock equipment, including, without limitation, dock bumpers, and dock lights located in or on the Building (excepting only those portions of the Building or the Project to be maintained by Landlord, as provided in Paragraph 13(b) below), (2) furnish all expendables, including light bulbs, paper goods and soaps, used in the Building, and (3) keep and maintain in good order and condition, repair and replace all of Tenant’s security systems in or about or serving the Building and, except to the extent that Landlord notifies Tenant in writing of its intention to arrange for such monitoring, cause the fire alarm systems serving the Building to be monitored by a monitoring or protective services firm approved by Landlord in writing. Tenant shall not do nor shall Tenant allow Tenant’s Agents to do anything to cause any damage, deterioration or unsightliness to the Premises, the Building or the Project. Notwithstanding the foregoing, Tenant shall have no responsibility to repair any damage to the Premises caused solely by the gross negligence or willful misconduct of Landlord, its employees, agents or contractors, which is not covered by insurance that Tenant is required to carry under this Lease or otherwise has in effect.
Maintenance and Repairs of Premises. During the period of this Lease Agreement Lessee shall be solely responsible for all maintenance and repairs of said premises to include the real property, buildings, improvements and fixtures. During the duration of this Lease Agreement, Lessee shall be responsible for and will pay all charges for upkeep, maintenance and repairs of said premises and shall do so at its own expense. At the end of the term of this Lease Agreement or upon any other termination of said Agreement, Lessee shall redeliver said premises to Lessor in as good condition as when delivered to Lessee, reasonable wear and tear excepted, provided, any and all damage or depreciation caused by accident, negligence, fire, the elements or other cause or by failure or neglect to make repairs as needed is specifically not excepted.
