Monthly Fixed Rent Payments. Tenant shall pay, without any offset or demand (except as expressly provided in this Lease), monthly installments of 1/12th of the Annual Base Rent in advance on the first day of each month for each full calendar month of the Term, commencing as of the Term Commencement Date, and the corresponding fraction of said amounts for any fraction of a calendar month at the beginning or end of the Term. Except for Annual Base Rental as otherwise specifically provided herein, all sums, amounts, items or charges payable by Tenant to Landlord under this Lease shall be considered as additional rent. All payments of Annual Base Rent and additional rent shall be made to the Managing Agent, or to such other person as Landlord may from time to time designate. Rental and any additional rent due hereunder not paid within five (5) days after the date due shall bear interest for each month or fraction thereof from the due date until paid computed at the annual rate of two (2) percentage points over the so-called prime rate then currently from time to time charged by Chase Manhattan Bank, or at any applicable lesser maximum legally permissible rate for debts of this nature. In addition, should Tenant fail to pay when due rental and any other sums due hereunder, Tenant acknowledges that Landlord will incur additional administrative expenses which are difficult to determine. Therefore, in such event, Landlord may assess against Tenant, from and after the tenth (l0th,) day following the date on which any sum shall be due and payable, a late payment fee equal to five (5%) of the sum due from Tenant to Landlord. Landlord and Tenant hereby declare that, except as otherwise expressly provided for herein, they intend that the rent specified in this lease shall be completely net to the Landlord in each year during the term hereof (including any renewals or extensions hereof, if any) and that all costs, expenses, and obligations of every kind relating to the demised premises shall be the obligations of the Tenant.
Monthly Fixed Rent Payments. Tenant shall pay, without notice or demand, monthly installments of 1/12 of (a) the Annual Fixed Rent, and (b) a charge ("Annual Electricity Charge") equal to $1.25 per annum for each square foot of Rentable Floor Area of the Premises for tenant electricity, as described in paragraph VI (A) of Exhibit E, in advance oil the first day of each month for each full calendar month of the Term, and the corresponding fraction of said amounts for any fraction of a calendar month at the beginning or end of the Term. Notwithstanding the provisions hereof, Tenant shall pay the first monthly installment of Annual Fixed Rent on the execution of this Lease. Rental and any other sums due hereunder not paid within ten (10) days after the date due shall bear interest for each month or fraction thereof from the due date until paid computed at the annual rate of two (2) percentage points over the so-called prime rate then currently from time to time charged by Bank of America, or its successor, or at any applicable lesser maximum legally permissible rate for debts of this nature. In addition, should Tenant fail to pay when due rental and any other sums due hereunder, Tenant acknowledges that Landlord will incur additional administrative expenses which are difficult to determine. Therefore, in such event, Landlord may assess against Tenant, from and after the tenth (10th) day following the date on which any sum shall be due and payable, a late payment fee ("Late Fee") equal to three (3%) percent of the sum due from Tenant to Landlord. Notwithstanding the foregoing, Landlord hereby agrees to waive the Late Fee with respect to the first two late payments (i.e., any payment which are not paid within ten (10) days of the due date) in any twelve month period.
Monthly Fixed Rent Payments. (a) Tenant shall pay, without notice or demand and without any deductions or offsets, monthly in advance of the first (1st) day of each month for each full calendar month of the Term, and the corresponding fraction of said amounts for any fraction of a calendar month at the beginning or end of the Term, except as provided in the Rider hereto.
(b) In addition to said Annual Fixed Rent, Tenant agrees to pay all utilities serving the premises.
Monthly Fixed Rent Payments. Electricity Tenant shall pay, without notice, demand, offset or deduction, monthly installments of 1/12 of the Annual Fixed Rent in advance on the Commencement Date and thereafter, on the first day of each month during the Term. Annual Fixed Rent for any partial month shall be paid by Tenant at such rate on a pro rata basis, and if the Term commences on a day other than the first day of a calendar month, the first payment which Tenant shall make shall be a payment equal to a proportionate part of such Annual Fixed Rent for the partial month from the Commencement Date to the first day of the succeeding calendar month, and 1/12 of the Annual Fixed Rent for such succeeding calendar month. All rent checks shall be made payable to the order of XXXXXXX 000 XXXXXXXX XXXXXX and mailed to Landlord c/x XxxxXxx Omnibus, 000 Xxxxxxxx Xxxxxx, X.X. Box 11467, Boston, Massachusetts 02111. Notwithstanding the foregoing, and provided Tenant is not then in default under this Lease, Tenant shall receive, as an inducement to enter into this Lease, an abatement of Annual Fixed Rent in the amount of $4,025 for each of the first two calendar months of the Term. Landlord shall provide a separate meter which shall measure electric consumption in the Premises. Tenant shall pay as additional rent all amounts billed by the applicable utility company when due directly to the utility company. If, for any reason, such utility charges are not separately metered at any time during the Term, Tenant shall pay as additional rent all reasonably allocated charges attributable to the furnishing of electricity to the Premises.

Commencing as of the Rent Commencement Date, and continuing thereafter throughout the term of this Lease, Tenant shall pay as of the Rent Commencement Date, without notice or demand, monthly installments of 1/12 of (a) the Annual Fixed Rent, and (b) a charge ("Annual Electricity Charge") equal to 95(cent) per annum for each square foot of Rentable Floor Area of the Premises for tenant electricity, as described in Paragraph VI (A) of Exhibit E, in advance on the first day of each month for each full calendar month of the Term, and the corresponding fraction of said amounts for any fraction of a calendar month at the beginning or end of the Term. Notwithstanding the provisions hereof, Tenant shall pay the first monthly installment of Annual Fixed Rent on the execution of this Lease. Rental and any other sums due hereunder not paid within ten (10) days after the date due shall bear interest for each month or fraction thereof from the due date until paid computed at the annual rate of two (2) percentage points over the so-called prime rate then currently from time to time charged by The First National Bank of Boston, or at any applicable lesser maximum legally permissible rate for debts of this nature. Tenant shall provide a separate meter which shall measure electric consumption in the Premises, including, but not limited to, normal lights and plugs. Tenant shall pay as additional rent all amounts billed by the applicable utility company when due directly to the utility company. If, for any reason, such utility charges are not separately metered at any time during the Term, Tenant shall pay as additional rent all reasonably allocated charges attributable to the furnishing of electricity to the Premises. Tenant shall be responsible, at its sole cost and expense, for the distribution of heated and/or chilled air provided to the Premises by Landlord.
Monthly Fixed Rent Payments. Tenant shall pay to Landlord, without notice, offset, abatement, deduction or demand, equal monthly installments of the Annual Fixed Rent (sometimes hereinafter referred to as “Fixed Rent”), in advance, on the first day of each full calendar month of the Term commencing on the Rent Commencement Date, and the corresponding fraction of said equal monthly installment for any fraction of a calendar month at the beginning or the end of the Term, by check made payable to Landlord’s order, submitted to the property manager at the Commercial Building, or at such other place or to such other person as Landlord shall from time to time designate by written notice to Tenant.
Monthly Fixed Rent Payments. Tenant shall pay, commencing on the Rent Commencement Date, without notice, demand, offset or deduction, monthly installments of Fixed Rent in advance on the first day of each month to such person and at such place as Landlord shall from time to time designate by notice to Tenant. Landlord initially designates its address set forth in Section 1.2 for this purpose. Fixed Rent for any partial calendar month following the Rent Commencement Date shall be prorated on a daily basis, and shall be due and payable in advance on the Rent Commencement Date.
Monthly Fixed Rent Payments. Tenant shall pay, commencing on the Rent Commencement Date, without notice, demand, offset or deduction, monthly installments of Fixed Rent in advance on the first day of each month to such person and at such place as Landlord shall from time to time designate by notice to Tenant. Landlord initially designates its address set forth in Section 1.2 for this purpose. Fixed Rent for any partial calendar month following the Rent Commencement Date shall be prorated on a daily basis, and shall be due and payable in advance on the Rent Commencement Date. If the Landlord’s Work is not substantially completed by November 15, 2015, then, excluding any delay caused by Tenant, the Rent Commencement Date will be extended for a period of time equal to (i) the total number of days between November 15, 2015 and the day on which the Landlord’s Work is substantially completed. In such circumstances, at the request of either Party, the Parties shall execute an amendment to the Lease solely for the purpose of implementing such modifications; provided, however, that such modifications shall be deemed to take effect immediately, whether or not such executed amendment to the Lease has been executed.
