Natural Events. The Facility shall be operated and maintained, as set forth in Section 2.1(E) (Requirements for Electric Energy Supplied by Seller) and in accordance with the terms of this Agreement, unless Seller has obtained specific approval from the Company System Operator to take the Facility off-line, such that the Facility shall remain on-line and available to produce Firm Capacity and Net Real Power during events caused by natural forces, including, but not limited to, tropical storms, hurricanes, floods, earthquakes and volcanic eruptions, of a degree of severity set forth in the design and build standards and specifications in Section 2.1(B) (Facility Specifications).
