Storefronts. A basic interior storefront is provided with one (1) entry door. The exterior storefront does not include entry door(s), required framing members, vestibules, platforms, or stairs that may be required for grade transitions. A vestibule and internal platform may be required at the street entry due to the slope of the sidewalk.
Storefronts. Tenant's sign(s), show window display platforms, window backs, interior finish in show windows, store fixtures, and furnishings;
Storefronts. Signs; Storefronts: Tenant shall not, without Landlord's prior written consent: (a) make any changes to the storefront or (b) install any exterior lighting, decorations, paintings, awnings, canopies or the like or (c) erect or install any signs, window or door lettering placards, decorations or advertising media of any type which can be viewed from the exterior of the Demised Premises. All signs, lettering, placards, decorations and advertising media shall conform in all respects to the sign criteria established by Landlord from time to time in the exercise of its sole discretion, and shall be subject to the prior written approval of Landlord as to construction, method of attachment, size, shape, height, lighting, color and general appearance, pursuant to the procedures outlined on Exhibit "D". attached hereto. All signs shall be kept in good condition and in proper operating order at all times at Tenant's expense. Subject to the foregoing restrictions, Tenant agrees to install and maintain a first-class sign on the front of the Demised Premises during the Lease Term.
Storefronts. Storefront construction must be of 1-hour construction with unprotected openings unless otherwise noted on LOD and extend from the floor slab to the bulkhead. All lease lines facing on walkways, courts, arcades, or common areas as indicated on Tenant's LOD shall be considered Tenant's storefront. The entire area within these boundaries cannot be reduced by furring in or framing down and will be counted into the space calculated against the requirement of 80% open glazing area at the storefront.
Storefronts. Security shall be by means of pre-finished roll-up grilles with solid inserts or glass/wood doors or sliding glass doors. The open front portion of all tenant stores having frontage on the Enclosed Mall shall not exceed 8 feet in width if the storefront width is less than 20 lineal feet and shall not exceed 10 feet in width if the storefront width is greater than 20 feet, except for multiple storefronts which will be determined on an individual basis. All storefronts shall be designed and engineered so as to avoid excessive deflection of plate glass panels. All storefront glass within sixteen inches (16") of floorline and within three (3) feet of entry doors shall be heat tempered or safety glass.
Storefronts a. Storefronts must be designed to include, at minimum, columns, pilasters, or piers supporting a proportional fascia or frieze and cornice that serves as a sign band.
i. Display windows must extend to at least eight (8) feet above the grade of the Abutting sidewalk.
ii. A paneled or rendered stallriser at least one (1) foot in height should be included below display windows.
iii. The principal entrance of a storefront must be a glass panel door centered between or set to one side of the display windows.
b. Storefront entrances may be recessed up to five (5) feet behind the plane of the facade, provided that the recessed area is no wider than fifteen (15) feet per individual entry.
c. Where height permits, transom windows should be included above storefront doors and display windows to allow additional natural daylight to penetrate into the interior space.
d. When present, awnings and canopies must be mounted between storefront columns, pilasters, or piers; above doorway and window openings; and below the fascia/frieze of a storefront sign band.
e. An unobstructed view of the ground story interior space or maintained and lighted merchandise display(s) must be provided for a depth of at least four (4) feet behind the glass of storefront display windows.
f. Security grills, gates, and roll-down security doors and windows are prohibited.
Storefronts i. The design of storefronts should invite interaction, enliven the pedestrian environment, and provide a secondary, more intimate source of lighting at night.
ii. Monotonous and repetitive storefront and sign designs and types should be avoided.
iii. Where a pedestrian street intersects with a side street, commercial spaces should wrap the corner and include at least one storefront bay on the side street.
iv. Awnings are encouraged for each storefront to provide weather protection for pedestrians and storefront display areas. Awnings should be open-ended, and operable.
v. Bi-fold glass windows and doors and other storefront systems that open to permit a flow of customers between interior and exterior space are encouraged.
Storefronts. 1. Tenant shall strictly comply with the storefront design and construction criteria that pertain to Tenant's Premises as set forth in the Tenant Package.
2. No storefront, part thereof, or swinging door shall project beyond the Premises or into any Common Area, except as may be otherwise set forth in the Tenant Package.
3. All storefront work, including sliding door tracks and housing boxes for grilles, shall be supported at its head sections by a welded structural steel framework that shall be securely attached, suspended and braced to the existing building structure. Storefronts that project past the mall facia shall be engineered and designed to be supported independently of the mall facia. Tenant shall pay the cost incurred by Landlord in repairing any damage done to Landlord's Work by the installation, construction, attachment or support of any part of the storefront.
4. Other than windows, all storefront material shall be durable material such as glazed tile, brick slate, terrazzo, stone or similar materials approved by Landlord's architect. Plaster, drywall, and similar materials will not be permitted.
5. All storefront construction and materials shall be weatherproof (if required in the Tenant Package) and resistant to wear, fading, discoloration, and decay. Any and all storefront construction and materials that in the sole but commercially reasonable judgment of Landlord are faded, discolored, worn or in disrepair shall be immediately, at Tenant's expense, be refinished, repaired or replaced by Tenant to Landlord's reasonable satisfaction.

All signs, lettering, placards, decorations and advertising media shall conform in all respects co the sign criteria established by Landlord for the Shopping Center from time to time in the exercise of its sole discretion, and shall be subject to the prior written approval, of Landlord as to construction, method of attachment, size, shape, height, lighting, color and general appearance. All signs shall be kept in good condition and in proper operating order at all times at Tenant's expense.
