SUB-LESSEE a) is obliged to comply with the parking regulations of the Ostrava Airport, a.s., b) is obliged to pay in due time a specified amount of a sub-lease charges agreed in this Agreement, c) is not entitled to leave the subject of the sublease to be used by any third party without a prior written consent of the lessee, d) is not authorized to carry out any construction modifications to the reserved parking space without a consent of the lessee, e) without any unreasonable delay, he is obliged to notify the lessee of any need for repairs to the subject of the sublease, which the lessee is to carry out and enable him to perform such repairs; otherwise he shall be liable for any damage caused by failure to fulfill this obligation, f) when using the subject of the sublease and when moving or staying in the area of the Xxxx Xxxxxxx Ostrava Airport, which he is authorized to enter, he is obliged to observe commonly binding regulations, especially in the field of occupational safety and health protection at work, fire protection, safety of civil air traffic, ecology, and hygiene regulations, including organizational standards, operation regulations and fire regulations, technical regulations and directives issued by the lessee, which are kept in records at the lessee's relevant specialist workplaces, and which he has been familiarized with by the lessor (this obligation also extends to the sub-lessee's employees, and, therefore, the sub-lessee is obliged to instruct them on their obligations), which the sub-lessee expressly confirms by signing this Agreement, g) is responsible for any and all damages demonstrably caused by him, h) is obliged to use the subleased parking space exclusively as a car park for personal motor vehicles, i) is obliged to hand over the borrowed smart cards for entry/exit from/to the Car Park P2 and the remote controls for the entrance barrier to the Parking Area (Lay-Out Area) to the lessee after the sublease agreement termination.
