SUBJECT OF THE LEASE Sample Clauses
SUBJECT OF THE LEASE. 1. This Contract of Lease shall cover:
a. A lease area, as defined in the floor plan hereto attached as Annex "B".
b. Gaming Equipment, in accordance with the Technical Specifications hereto attached as Annex "B".
c. Other equipment, in accordance with the Technical Specifications;
d. Office space requirements (Annex "B"); and
e. Other equipment, in accordance with the Technical Specifications (Collectively referred to as "Leased Premises")
2. The LESSOR hereby warrants the peaceful and undisturbed possession and occupancy by the LESSEE of the Leased Premises during the period of the lease.
3. The Lease Premises shall be suitable for the LESSEE's gaming operations and related services.
4. The Lease Premises shall conform to the LESSEE's requirement on structural stability. For verification of the Leased Premises’ structural stability, the LESSOR shall be required to submit the appropriate certification from an independent and licensed structural engineer. It shall be the responsibility of the LESSOR to make the necessary adjustments and retrofitting to comply with the relevant structural standard at the LESSOR's own expense. The LESSEE may make the necessary adjustments and retrofitting to comply with the said standard at the LESSOR's expense.
SUBJECT OF THE LEASE. 1. This Contract of Lease shall cover all the items found in the Request for Quotation (RFQ)/Technical Specifications (TS) attached to this Contract as Annex “B”, including:
a. Surveillance Equipment Requirements (Annex C of the RFQ/TS);
b. Other Equipment Requirements (Annex D of the RFQ/TS);
c. Office Equipment and Furniture (Annex E of the RFQ/TS);
d. ICT Requirement for Structured Cabling, Telecommunications, Cable TV and Server Room (Annex F of the RFQ/TS); and
e. Undertaking of the Proponent to Maintain and Service the EGMs, Online System and Accessories (Annex G of the RFQ/TS). A copy of the submitted Floor Plan/Layout is attached as Annex “C”.
2. The LESSOR hereby warrants the peaceful and undisturbed possession and occupancy by the LESSEE of the Leased Premises during the period of the lease.
3. The Lease Premises shall be suitable for the LESSEE's gaming operations and related services.
4. The Lease Premises shall conform to the LESSEE's requirement on structural stability. SUBJECT OF THE LEASE. 3.1. The Lessor undertakes to deliver the Vehicle mentioned in this Contract for temporary use in good working order to the Renter at the time and place established in the Contract conditions. The Lessee undertakes to pay a sum of money (hereinafter – rent) to the Lessor) for the service provided.
3.2. During the validity of the Agreement, the Lessee shall not transfers ownership of Transport means.
SUBJECT OF THE LEASE. 2.1. The Lessor hereby leases to the Lessee and the Lessee hereby leases from the Lessor for the Rent set forth in Article 8 hereof the non-residential premises in the Building specified further below as these are marked in colours in the plan of the individual floors of the Building attached hereto as Exhibit 2 (the “Floor Plan”). The mentioned non-residential premises consist of the following:
(a) office premises situated on the 2nd floor of the Building with a net rentable area of 794.48 sqm, that shall be exclusively used by the Lessee (net rentable area 1 - exclusive) marked in blue colour in the Floor Plan (the “Office Premises 1”), which shall be increased for the purposes of calculation of the Rent and other charges by the Lessee’s share in the common premises in the Building (the “Common Premises 1”) of 80.59 sqm resulting in the leasable area of the Office Premises 1 of 875.07 sqm; (The Office Premises 1 also the “Subject of the Lease”).
SUBJECT OF THE LEASE. (1) Party A shall lease one unit of the property which it owns at X/X-0 000, Xxxxxxx 0 Xxxxx Xx Xxxx, Xxxxxxx, to Party B for office use. The location is shown in the attachment and the interior is as in its current condition. The total area of lease is 82.72 pings.
(2) ____parking spots numbered ___ at basement___ of the same building as the premises concerned shall be leased along with the premises for parking purposes. The location is shown in the attachment and the condition is as the current one.

SUBJECT OF THE LEASE. The Landlord is the sole owner of plot no. 112/4, part of which is house no. 31 in Lhota. The property consists of flat no. 37 on the second floor. The flat has three rooms and a kitchen (3+1), with an area of 86 m2. The flat consists of a kitchen, living room, two bedrooms, bathroom with toilet and entrance hall (the "flat"). With this contract, the landlord permits the Tenant to use the aforementioned flat temporarily and the Tenant ac- cepts the flat and undertakes to pay the rent to the landlord.
SUBJECT OF THE LEASE. The lessor leases out to the lessee, who accepts, the property described below: In the municipality of EVERE, in a building located at 00 Xxx xx Xxxxxxx: - the ground floor of block A, representing approximately 584 m(2)and 2,369 hundred-thousandths in the communal areas; - four outside parking places, representing 0 hundred-thousandths in the communal areas. These various premises are delimited by a red border on the plans enclosed herewith. The lessee is perfectly familiar with them and does not request any more detailed description thereof. However, the surface areas leased out are not guaranteed, so that the difference, whether greater or smaller, should this be in excess of 20%, shall be to the benefit or to the loss of the lessee, respectively. Furthermore, the hundred-thousandths mentioned in this article are indicative and may be modified at any time by the lessor or the manager if a modification to the structure, surface areas, fittings or use of certain parts of the building so justify.
SUBJECT OF THE LEASE. 1.1. The Lessor shall lease and the Lessee shall rent the areas specified in Part B. P.16,1, hereinafter known as "the leased premises'. Within the Building specified above.
1.2. The Lessee hereby declares that he is fully aware of the present state of the leased premise, having visited and examined the premises prior to signing this Lease and he also declares that he has found the premises proper to the use for which they are intended.
1.3. Any difference between the areas specified above and the actual size of the leased premises shall not involve an adjustment of the rent, the Lessor and the Lessee referring to the leased premises as they exists.
1.4. The leased premises shall be rented for the use specified in Part B. P.
6.2. Any alteration in the use here above specified shall not be permitted unless prior written approval has been obtained from the Lessor. Any use by the Lessee shall always be deemed granted by the Lessor subject to any approvals required from local authorities and such approvals shall be obtained and maintained by the Lessee at his expense.
1.5. Should such alteration in the use of the leased premises cause an increase of the charges and/or taxes applicable to the building or lead to an Introduction of new taxes, such charges and/or taxes will be in the whole borne by the Lessee. Should such an alteration in the use of the leased premises cause an increase of the insurance premiums. the Lessee shall notify the insurers and the Lessor accordingly and the increase of the insurance premiums shall be borne by the Lessee.
1.6. The Lessor reserves the right to make changes for design or constructional reasons or if so required under any provision of law.
SUBJECT OF THE LEASE. The lessor additionally lets out to the lessee, who accepts, the property, described below, located in the building at 0-00 Xxx xx Xxxxxxx, 0000 Xxxxxxxx: the first floor of block D, representing approximately 615 m(2) and 2,769 hundred-thousandths in the communal areas, four outside parking spaces, representing 0 hundred-thousandths in the communal areas. These premises are delimited by a red border on the plan enclosed herewith. The lessee is perfectly familiar with them and does not request any more detailed description thereof.
