Tenant's Contents. Tenant shall be responsible for obtaining such insurance as it may deem advisable for all property located in the Leased Premises. It is understood that the insurance carried by Landlord does not cover the risk of loss or damage to Tenant's property. Tenant waives any claim against Landlord and shall save Landlord harmless from any claim for loss or damage to contents, merchandise, fixtures, equipment or work done by Tenant regardless of the cause of any such damage or loss.
Tenant's Contents. Tenant shall assume the risk of damage to any fixtures, goods, inventory, merchandise, equipment, furniture and leasehold improvements which remain the property of Tenant or as to which Tenant retains the right of removal from the Premises, and Landlord shall not be liable for injury to Tenant's business or any loss of income therefrom relative to such damage. Tenant shall maintain the following insurance coverage with respect to such items during the Term:
(i) Against fire, extended coverage, and vandalism and malicious mischief perils in an amount not less than ninety percent (90%) of the full replacement cost thereof;
(ii) Broad form boiler and machinery insurance on a blanket repair and replacement basis with limits per accident not less than the replacement cost of all leasehold improvements and of all boilers, pressure vessels, air conditioning equipment, miscellaneous electrical apparatus and all other insurable objects owned or operated by the Tenant or by others (other than Landlord) on behalf of Tenant in the Premises, or relating to or serving the Premises; and;
(iii) Business interruption insurance in such an amount as will reimburse Tenant for direct or indirect loss of earnings attributable to all such perils insured against in subparagraphs 11(e)(i) and (ii)
Tenant's Contents. It is specifically understood and agreed that Landlord shall not be liable to Tenant or to any other person for damage, loss or injury to property resulting from the condition of the building as existing from time to time, fire, casualty, steam, gas, electricity, water leakage, bursting pipes, or resulting from any and all reasons and causes whatsoever; Landlord is hereby released from any subrogation claims which might be asserted by Tenant's insurance carrier with respect to loss, injury or damage to Tenant's property or the property of other persons, and contents on or about the Leased Premises.
Tenant's Contents. Tenant will, at its sole expense, obtain and maintain in force, during the term of this Lease a policy of insurance insuring Tenant's contents, trade fixtures, machinery, equipment, furniture and furnishings in the Premises to the extent of at least ninety percent (90%) of their replacement cost under standard fire and extended coverage insurance, including without limitation, vandalism and malicious mischief and sprinkler leakage endorsements.
Tenant's Contents. Tenant shall assume the risk of damage to any fixtures, goods, inventory, merchandise, equipment, furniture and leasehold improvements which remain the property of Tenant or as to which Tenant retains the right of removal from the Premises, and Landlord shall not be liable for injury to Tenant’s business or any loss of income therefrom relative to such damage. Tenant shall maintain the following insurance coverage with respect to such items during the Tenn:
(i) Against fire, extended coverage, and vandalism and malicious mischief perils in an amount not less than one hundred percent (100%) of the full replacement cost thereof;
(ii) Broad form boiler and machinery insurance on a blanket repair and replacement basis with limits per accident not less than the replacement cost of all leasehold improvements and of all boilers, pressure vessels, air conditioning equipment, miscellaneous electrical apparatus and all other insurable objects owned or operated by the Tenant or by others (other than Landlord) on behalf of Tenant in the Premises, or relating to or serving the Premises; and;
(iii) Business income/business interruption insurance and extra expense coverage that will reimburse Tenant for all direct and indirect loss of income and changes and costs incurred arising out of all named perils insured against by Tenant’s policies of property insurance, including prevention of. or denial of use of or access to, all or part of the Premises as a result of those named perils. Such insurance coverage must provide coverage for no less than twelve (12) months of the loss of income, charges and costs contemplated under this Lease.

Tenant shall assume the risk of damage to any fixtures, goods, inventory, merchandise, equipment, furniture and leasehold improvements which remain the property of Tenant or as to which Tenant retains the right of removal from the Premises, and Landlord shall not be liable for injury to Tenant's business or any loss of income therefrom relative to such damage, except to the extent of a deductible not to exceed $100,000.00 if such damage is caused by the negligence or willful misconduct of Landlord. Tenant shall maintain the following insurance coverage with respect to such items during the Term:
(i) Against fire, extended coverage, and vandalism and malicious mischief perils in an amount not less than ninety percent (90%) of the full replacement cost thereof;
(ii) Broad form boiler and machinery insurance on a blanket repair and replacement basis with limits per accident not less than the replacement cost of all leasehold improvements and of all boilers, pressure vessels, air conditioning equipment, miscellaneous electrical apparatus and all other insurable objects owned or operated by the Tenant or by others (other than Landlord) on behalf of Tenant in the Premises, or relating to or serving the Premises; and;
(iii) Business interruption insurance in such an amount as will reimburse Tenant for direct or indirect loss of earnings attributable to all such perils insured against in subparagraphs 11(e)(i) and (ii)
Tenant's Contents. Tenant shall assume the risk of damage to ----------------- any Trade Fixtures which remain the property of Tenant or as to which Tenant retains the right of removal from the Premises, and Landlord shall not be liable for injury to Tenant's business or any loss of income therefrom relative to such damage, unless such damage (i) occurs to the Process Equipment prior to the Lease Commencement Date and Landlord is responsible for installing the Process Equipment pursuant to the provisions of subparagraph 2(d) hereof, or (ii) is caused by Landlord's negligence or willful wrongful act. Tenant shall maintain insurance coverage with respect to such items during the term of this Lease against fire, extended coverage, and vandalism and malicious mischief perils in an amount not less than ninety percent (90%) of the full replacement cost thereof.
Tenant's Contents. Tenant shall assume the risk of damage to any fixtures, goods, inventory, equipment, furniture and Leasehold improvements which remain in the property of Tenant to as to which Tenant retains the right of removal from the Demised Premises and Landlord shall not be liable for injury to Tenant’s business or any loss of income wherefrom relative to such damage.
