TENANT'S COVENANT TO REPAIR. Tenant shall be responsible for the repair, replacement and maintenance in good order and condition of all parts and components of the Premises (other than those specified for repair, replacement and maintenance by Landlord above), including without limitation the plumbing, wiring, electrical systems, HVAC system, glass and plate glass, equipment and machinery constituting fixtures, unless such repairs or replacements are required as a result of the negligence or willful misconduct of Landlord, its agents or employees and are not otherwise covered by any insurance maintained by Tenant, in which event Landlord shall be responsible for such repairs. At the end of the Term, Tenant shall return the Premises, including the HVAC system, to Landlord in substantially the same condition in which it existed as of the Commencement Date, excepting only normal wear and tear, acts of God, repairs and replacements required to be made by Landlord hereunder or required as a result of the negligent acts or willful misconduct of Landlord, its agents, employees, and contractors. Tenant’s duty to maintain the HVAC system shall specifically include the duty to enter into and maintain at Tenant’s sole expense during the entire term of this Lease a contract for the routine and periodic maintenance and regular inspection of such HVAC system, the replacement of filters as recommended and the performance of other recommended periodic servicing in accordance with applicable manufacturer’s standards and recommendations. Such contract: (a) shall be with a reputable contractor reasonably satisfactory to Landlord; (b) shall satisfy the requirements for routine and periodic maintenance, if any, necessary to keep all applicable manufacturer’s warranties in full force and effect; and (c) shall provide that in the event this Lease expires or is earlier terminated for any reason whatsoever that said contract shall be immediately terminable by Landlord or Tenant without any cost, expense or other liability on the part of Landlord. Tenant agrees to deliver a copy of the HVAC maintenance contract to Landlord within ten (10) days after the Commencement Date.

TENANT'S COVENANT TO REPAIR. 22.1 The Tenant shall keep the Property clean and tidy and in good and substantial repair and condition. 22.2 The Tenant shall not be liable to repair the Property to the extent that any disrepair has been caused by an Insured Risk or Uninsured Risk, unless and to the extent that the policy of insurance of the Property has been vitiated or any insurance proceeds withheld in consequence of any act or omission of the Tenant, any undertenant or their respective workers, contractors or agents or any person on the Property with the actual or implied authority of any of them and the Tenant has not made good or procured the making good of the resulting shortfall in the insurance proceeds to the Landlord. 22.3 If the Tenant is in breach of this paragraph 24 then in addition to any other rights which the Landlord may have :- (a) the Landlord may serve on the Tenant written notice specifying the breach in question and (b) the Tenant shall as soon as practicable after receipt of that notice and in any event within two (2) months (or sooner in an emergency) commence and proceed with all speed to remedy the breach: and (c) if the Tenant fails to comply with paragraph 23.2(b) the Landlord may enter the premises and carry out the relevant work and all proper costs incurred by the Landlord in so doing shall be a debt due from the Tenant to the Landlord which the Tenant shall pay within 14 days of written demand with interest at the Default Interest Rate from the date of demand to the date of payment

At the end of the term of this Lease, Tenant shall return the Premises to Landlord in as good condition as they were when received, excepting only normal wear and tear, acts of God and repairs required to be made by Landlord under this Lease. Tenant's duty to maintain the heating and air conditioning systems shall specifically include the duty to perform the routine and periodic maintenance and regular inspection of such heating and air conditioning systems, the replacement of filters as recommended and the performance of other recommended periodic servicing in accordance with applicable manufacturer's standards and recommendations.

Landlord agrees to assign to Tenant warranties for Building systems which are the responsibility of Tenant. TENANT'S COVENANT TO REPAIR. The Tenant covenants that, notwithstanding any notice given in accordance with Clause 5.08 hereof, it shall, at all times during the term of this Lease at its own cost decorate, repair and maintain the Premises and all Tenant's Work in good condition and repair, including all interior doors, frames, glass, walls, floors, lighting and all equipment and fixtures now or hereafter, in or about, the Premises. The Tenant further covenants to maintain the Premises in a clean and sanitary condition, free from vermin and otherwise in accordance with the Regulations and any statutory authority having jurisdiction with respect to the Premises.
TENANT'S COVENANT TO REPAIR. The Tenant shall, throughout the Term of this Lease, at its sole expense, be responsible for all repairs and maintenance of all parts and components of the Premises, including, without limitation, the roof and structural repairs. If Tenant shall fail to make such repairs and such failure shall continue after thirty (30) days written notice to the Tenant of such failure, the Landlord may, but shall not be required to, make such repairs for the Tenant's account, and the reasonable expense thereof shall constitute and be collectible as additional rent.
