THE LANDLORD AGREES WITH THE TENANT AS FOLLOWS a. That the Tenant paying the Rent and performing and observing the Agreement hereinfore contained may peaceably hold the Premises during the term without any disturbance by the Landlord or any other persons lawfully claiming under or in trust for him;
b. To maintain and keep in good order and repair that portion of the building and appurtenances specified in the Fourth Schedule hereto of which the Premises forms part;
c. Insofar as this Agreement gives rise to a tenancy of a dwelling within the meaning of Section 3 of the Residential Tenancies Act 2004 (and is not excluded from the operation of that Act by Subsection 2 of the said section) the Landlord undertakes to observe the obligations set out in Section 12 of that Act insofar as that section is legally operative. In the event that the Premises are not in fact subject to the Residential Tenancies Act 2004 at the date of this Agreement or although subject to the Act at the date of this Agreement cease at any time in the future to be subject to same the Landlord shall cease to be bound by the obligations contained in Section 12 of that Act.
d. The Landlord also undertakes to observe any other operative obligations imposed on him by any other legislation or the common law in respect of the Premises including any other supplemental obligations specified in Regulations made under Section 13 of the Residential Tenancies Act 2004 (if applicable).
THE LANDLORD AGREES WITH THE TENANT AS FOLLOWS. 1. That the Tenant paying the Rent Payable shall during the Tenancy quietly enjoy the said Premises without interruption by the Landlord or any person acting on his behalf except as described in this Agreement. Such 'excepted' interruptions include access for urgent maintenance, meter reading, verification of the supply of services and anything else in response to a request by an Occupant or an official body such as the council.
2. The Landlord will make reasonable efforts to provide & maintain broadband where provided, taking into account the availability of IT services, providers etc. The Landlord accepts no responsibility for any loss caused by failure of the internet services. The Landlord is also not responsible for the Occupants' computers, nor for use made of the broadband by other Occupants.
3. The Landlord will keep the roof, gutters and external parts of the Premises (except when the same become choked through the negligence of the Tenant) in good repair and condition provided always that no claim shall be made against the Landlord for damage or loss resulting from the disrepair of the same unless and until the Landlord shall have failed to make this good within a reasonable time from being made aware of such disrepair.
4. The Landlord will refund the Occupants on a pro-rata basis if the Premises are not ready for occupation on the agreed start date. If the Premises are not reasonably habitable on the agreed Start date then a refund of monies paid or waiver of monies due will be made, calculated on a daily basis for the proportion of the house agreed to be non-habitable until the Landlord declares the Premises to have become habitable. This waiver of such monies otherwise due to the Landlord is the limit of the Landlord's responsibility for such an event.
5. The Landlord will return deposits after documented deductions (see 'Deposits' below) to the account number specified on the Occupant's standing order mandate unless otherwise requested in an email by the Occupant.
6. The Landlord will endeavour to respond to Tenant's e-mails within 48 hours, Monday - Friday.

THE LANDLORD AGREES WITH THE TENANT AS FOLLOWS. (1) That the Tenant paying the rent and observing and performing his obligations under the Agreement may quietly possess and enjoy the Building during the tenancy without any lawful interruption from the Landlord or Agent.
(2) To keep the structure and exterior of the Building (including the window frames and window glass) Shared Facilities and the Common Parts in good repair.
(3) To keep the Building insured against such insured risks as the Landlord reasonably considers necessary and to make good any damage caused to the Building by any insured risks
(4) To keep the service media in or serving the Room and the Common Parts in good repair and proper working order, including: Basins, sinks, showers, toilets and waste pipes; Electric wiring including sockets and switches and water pipes; and Water heaters, fitted wall heaters and central heating systems.
(5) To provide all fixtures and fittings and Landlords Contents in good repair and proper working order.
(6) Provide and keep all Shared Facilities in good repair and proper working order.
(7) Keep the Common Parts and Shared Facilities within the Building clean and properly lit, and (in the case of a lift) functioning safely.
(8) To keep the laundry facilities in good repair and proper working order.

That the Tenant paying the said rent and observing and performing all the Tenants obligations under this lease may quietly enjoy the Premises without any interruption by the Landlord or any person claiming through or under or in trust for the Landlord To provide the Tenant with copies of keys for the Premises on the date of this Lease. To do all such acts and things as may be necessary to enable notice of the Tenant’s interest to be entered in the registers of the Landlord’s title registered at HM Land Registry and to enable the Tenant to be registered as proprietor of the interest with absolute leasehold title
THE LANDLORD AGREES WITH THE TENANT AS FOLLOWS. 1. That the Tenant paying the rent hereby reserved and all charges payable hereunder and performing and observing the agreements by the Tenant hereinbefore contained may peaceably hold and enjoy the said premises during the said term without any interruption by the Landlord or any person lawfully claiming through or under or in trust for him.
2. To pay the Crown rent and property tax which are now or may hereafter during the said term be imposed by the Government upon the said premises.

(b) To pay the Crown Rent and Property Tax on the said Premises.
THE LANDLORD AGREES WITH THE TENANT AS FOLLOWS. . a) That the Tenants paying the rent and performing and observing the Agreements on the Tenant's part hereinbefore contained may peaceably hold the premises during the term without any disturbance by the Landlord or any person lawfully claiming under or in trust for the Landlord.
. b) That he will pay all Rates assessed upon or payable in respect of the said premises (including Landlord's Property Tax) including Service Charges.
. c) To maintain and keep in good order and repair that portion of the building and appurtenances specified in the Fourth Schedule hereto of which the premises form part.
