Building HVAC Hours definition

Building HVAC Hours means 8:00 a.m. to 6:00 p.m., Monday through Friday, excluding the day of observation of New Year’s Day, Presidents Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day, and, at Landlord’s discretion, any other locally or nationally recognized holiday that is observed by other Comparable Buildings (defined in Section 25.10) (collectively, “Holidays”).

Building HVAC Hours means 8 a.m. to 5 p.m., Monday through Friday, excluding the day of observation of New Year’s Day, Presidents Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, the day after Thanksgiving Day, Christmas Day and the day after Christmas (collectively, “Holidays”). Sublessor shall provide HVAC service outside Building HVAC Hours upon no less than 24 hours’ prior written request. If all or a material portion of the Sublease Premises is made untenantable or inaccessible for more than five (5) consecutive business days after notice from Sublessee to Sublessor by any failure to furnish, delay in furnishing, or diminution in the quality or quantity of any service resulting from any application of law, failure of equipment, performance of maintenance, repairs, improvements or alterations, utility interruption, or event of Force Majeure (as defined in Section 29.16 of the Master Lease) (each, a “Service Interruption”) that (a) does not result from a casualty, condemnation, or negligence, willful misconduct or breach of this Sublease of or by Sublessee or any party claiming by, through or under Sublessee, and (b) can be corrected through Sublessor’s reasonable efforts, then, as Sublessee’s sole remedy, Base Rent shall xxxxx for the period beginning on the day immediately following such 5-business-day period and ending on the day such Service Interruption ends, but only in proportion to the percentage of the rentable square footage of the Sublease Premises made untenantable or inaccessible and not occupied by Sublessee.

Building HVAC Hours means 8:00 a.m. to 6:00 p.m., Monday through Friday, and 9:00 a.m. to 1:00 p.m. on Saturday, excluding the day of observation of New Year’s Day, Presidents Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day, and, at Landlord’s discretion, any other locally or nationally recognized holiday that is observed by other Comparable Buildings (defined in Section 23.9) (collectively, “Holidays”). If Landlord, at Tenant’s request, provides any service not expressly required hereunder, Tenant shall pay Landlord the reasonable cost thereof.
Building HVAC Hours means the hours of 8:00 A.M. to 8:00 P.M. on Business Days and the hours of 9:00 A.M. to 1:00 P.M. on Saturdays. Subject to and in accordance with the terms and conditions of this Lease, the Tenant shall be entitled to access and operate in the Premises every day, 24 hours per day, during the term of this Lease. With respect to services to be provided by the Landlord or other obligations of the Landlord under this Article Twenty and elsewhere in this Lease, the term ‘Premises’ shall mean the Premises excluding the Licensed Areas, except to the extent that pursuant to the express terms hereof a service is to be provided by the Landlord for a Licensed Area.

Related to Building HVAC Hours

  • Building Height means the vertical distance measured in the case of flat roofs, from the average level of the center line of the adjoining street to the highest point of the building adjacent to the street; and in the case of pitched roofs, up to the point where the external surface of the outer wall intersects the finished surface of the sloping roof and in the case of gables facing the road, the midpoint between the eaves level and the ridges:

  • HVAC means heating, ventilation and air conditioning.

  • Building system means plans, specifications and documentation for a system of manufactured factory-built structures or buildings or for a type or a system of building components, including but not limited to: structural, electrical, mechanical, fire protection, or plumbing systems, and including such variations thereof as are specifically permitted by regulation, and which variations are submitted as part of the building system or amendment thereof.

  • HVAC System is defined in Section 6.10(a)(v).

  • Building sewer means the extension from the building drain to the public sewer or other place of disposal.

  • Building means any structure used or intended for supporting or sheltering any use or occupancy.

  • Building site means a plot of land held for building purposes, whether any building is actually erected thereupon or not, and includes the open ground or courtyard enclosed by, or adjacent to, any building erected thereupon;

  • New Building ’ means a new construction to house a complete motor vehicle as- sembly process, where that construction includes the pouring or construction of a new foundation and floor, the erection of a new frame and roof, and the instal- lation of new plumbing and electrical and other utilities;

  • Common Area means all areas and facilities within the Project that are not designated by Landlord for the exclusive use of Tenant or any other lessee or other occupant of the Project, including the parking areas, access and perimeter roads, pedestrian sidewalks, landscaped areas, trash enclosures, recreation areas and the like.

  • Base Building shall include the structural portions of the Building, the public restrooms and the Building mechanical, electrical and plumbing systems and equipment located in the internal core of the Building on the floor or floors on which the Premises are located. Tenant shall promptly provide Landlord with copies of any notices it receives regarding an alleged violation of Law. Tenant shall comply with the rules and regulations of the Building attached as Exhibit E and such other reasonable rules and regulations adopted by Landlord from time to time, including rules and regulations for the performance of Alterations (defined in Section 9).

  • Building Area means the greatest horizontal area of a building within the outside surface of the exterior walls.

  • Outbuilding means and refer to structures such as (by way of example and not limitation) storage buildings, sheds, greenhouses, gazebos and other Roofed Structures.

  • Building Square Footage or "BSF" means the square footage of assessable internal living space of a Unit, exclusive of any carports, walkways, garages, overhangs, patios, enclosed patios, detached accessory structure, other structures not used as living space, or any other square footage excluded under Government Code Section 65995 as determined by reference to the Building Permit for such Unit.

  • Building Work has the meaning given to it in section 6 of the Building and Construction Industry (Improving Productivity) Act 2016 (Cth);

  • Roof means a non-porous cover for a structure such as (by way of example and not limitation) Lexan barriers or shingles but not a shade trellis, ivy or other open or porous material that may also be used as a cover.
