Common Area Improvements definition

Common Area Improvements means all improvements to be made to the Common Areas or easements serving the Penang Site, including, without limitation, the following: (i) Parking Areas, sidewalks, and walkways; (ii) driveways and roadways providing access to, across, and around the Parking Areas; (iii) free-standing outdoor light fixtures; (iv) traffic and directional signs and markings, and the striping of Parking Areas; (v) sewer, gas, electrical, water, telephone and other utility mains, lines and facilities other than separate utility lines and facilities servicing such Party’s Lot; (vi) landscaping and retaining walls; (vii) improvements to or within the public streets adjacent to the Penang Site, except to the extent such improvements are maintained, repaired and replaced any governmental agency or public utility company; (viii) the types of improvements within the Common Areas as shown on the Site Map; and (ix) any other improvements made to the Common Areas in accordance with this Agreement.
Common Area Improvements are described in Attachment 1 to this Exhibit D. “Core” and/or “Core Components” are described in Attachment 1 to this Exhibit D.
Common Area Improvements means the improvements from time to time located on, under or over the real property within the Common Areas, including, but not limited to, the Road Common Area Improvements, and any drainage structures and other facilities constituting the Surface Water or Stormwater Management System, together with any and all replacements and additions thereto.

Examples of Common Area Improvements in a sentence

  • At least once every three years, the review shall include a replacement cost appraisal of all insurable Common Area Improvements without respect to depreciation.

  • If this Lease is not so terminated, then upon receipt of the insurance proceeds by Landlord (if insurance proceeds are available) and the issuance of all necessary governmental permits, Tenant shall promptly commence and diligently prosecute to completion the restoration of the Leased Premises or the Common Area improvements to the extent then allowed by Law, to substantially the same condition in which the Leased Premises or the Common Area Improvements were immediately prior to such damage.

  • If this Lease is not so terminated, then upon receipt of the insurance proceeds by Landlord (if insurance proceeds are available) and the issuance of all necessary governmental permits, Tenant shall promptly commence and diligently prosecute to completion the restoration of the Leased Premises or the Common Area improvements to the extent then allowed by Law, to substantially the same condition in which the Leased Premises or the Common Area Improvements were immediately prior to such damage..

  • In the event of damage to or destruction of any part of the Common Area Improvements, the Association shall repair or replace the same from the insurance proceeds available.

  • All Common Area Improvements, including buildings and any additions or extensions thereto; all fixtures, machinery and equipment permanently affixed to the building; windows; fences; monuments; lighting fixtures situated outside the Units; exterior signs; and personal property owned or maintained by the Mutual; but excluding land; excavations; and other items typically excluded from property insurance coverage.


More Definitions of Common Area Improvements

Common Area Improvements means and include all improvements and facilities installed upon any of the Common Areas, including without limitation: sprinkler systems, trees, shrubs, grass and other landscape plantings; roads, curbs and sidewalks including planter boxes within or adjacent to the roadways; perimeter fencing, entryway monuments and gates including security improvements such as guard shacks, control arms and/or electric gates and the like; the community septic drain field improvements; the community water/well system improvements; the private roads, sidewalks and recreation vehicle parking improvements, and mailboxes and mailbox stands.
Common Area Improvements means all improvements which will be or may be constructed on a Parcel under the terms of this Declaration within the Common Area, including, all perimeter sidewalks, parking areas, access and egress drives, service drives, lighting standards, landscaping, and all other improvements which would be part of the “Common Area” as herein defined, and all improvements constructed from time to time in replacement of the same or in such redesign of the same as may be approved to by the Association.
Common Area Improvements means those Improvements located on the Common Areas which are owned and/or maintained by the Master Association for the common use and enjoyment of the Owners and their Guests.
Common Area Improvements means any improvement to, on or in the Common Areas, including, without limitation, any buildings, walls, fences, pylons, parking areas, landscaped areas and sidewalks in the Center.
Common Area Improvements all construction and improvements in and to the Common Area (except the Enclosed Mall) provided for in the Plans and Specifications.

Improvements to the exterior of the building(s) comprising the Shopping Center shall not be deemed Common Area Improvements.
Common Area Improvements means, refers to, and includes any infrastructure, buildings, structures, facilities, equipment and improvements that have been or may be installed, constructed or attached on or to any portion of any Common Area.
