Parking Improvements. The redevelopment and upgrade of the parking lots servicing Hawthorne Plaza, including surface parking, site and parking drives and approaches, parking lot signage and striping, light poles and other lighting improvements for the parking lots, and retaining walls.
Parking Improvements. 6 Subject to approval of use to be determined upon issuance of CDP. [The following Section 4.3.1 is to be included in this Lease if, prior to the Commencement Date, Landlord has, in accordance with the DDA, notified Tenant that Landlord will not pay for the Parking Improvements Development Costs up to the amount of $40,000,000:]
Parking Improvements. Landlord, at its sole cost and expense, shall construct the Parking Improvements on the Leased Premises. Landlord shall commence construction of the Exhibit 10.1 Parking Improvements within one hundred eighty (180) days following Landlord’s sale of the Adjacent Property and complete the Parking Improvements no later than two hundred forty (240) days after commencement of construction. If Landlord fails to commence or complete the Parking Improvements within the applicable timeframes, then Tenant, in addition to all rights and remedies available under the Lease upon Landlord’s default, shall have the rights set forth in Section 55 of the Lease.
Parking Improvements. NCC Owner covenants and agrees, subject to the receipt of all requisite approvals and permits from the Applicable Authorities, to construct the NCC Connector Road and the Parking Facility on the NCC Parcel. NCC Owner shall promptly commence and thereafter diligently and continuously prosecute construction of the foregoing improvements in accordance with (i) the design standards imposed by, and plans and specifications approved by, the Applicable Authorities, and (ii) all applicable Legal Requirements. NCC Owner covenants and agrees to keep School Developer reasonably and timely informed regarding the timing, phasing and progress of construction of the Parking Facility. NCC Owner shall schedule at least one meeting prior to commencing construction, to be attended by NCC Owner’s general contractor and both parties’ design professionals, as appropriate, to discuss timing, phasing and other issues related to School Developer’s construction of the Road Improvements. NCC Owner agrees to reasonably consider School Developer’s suggestions and proposals in good faith; provided that all final decisions regarding construction of the Parking Facility and the NCC Connector Road shall be made by NCC Owner in the exercise of its discretion based on the recommendations of its design and construction teams.
Parking Improvements. Surface parking improvements on the East Property containing the number of spaces required by Applicable Laws and Requirements for the Improvements (the "Parking Improvements").
Parking Improvements. The Project will achieve a final parking ratio of not less than 1.8 permanent spaces per 1,000 square feet of 90% of the GFA, and a flex parking ratio of not less than 2.3 spaces per 1,000 square feet of 90% of the GFA.
Parking Improvements. The City agrees to construct the surface parking improvements for the Hotel at the City's cost, which will be reimbursed with STAR Bond proceeds. Developer shall pay for the parking improvements for the RV Park at Developer's costs, which may be reimbursed with STAR Bond proceeds. For the Restaurant, Developer shall provide on- site parking at Developer's cost and the City shall provide, at the City's cost, non-exclusive parking easements for at least 140 additional spaces off-site in City-owned parking lots located north and northeast of the Restaurant Parcel.
Parking Improvements. Parking Improvements shall mean the Arena Garage, Deck 1, and Arena Surface Lot as shown on Exhibit B. Party Party shall mean the City or UNL individually and Parties shall mean the City and UNL collectively. Pedestrian Connector Improvements Pedestrian Connector Improvements shall mean the public right-of-way, pedestrian easements, sidewalks, bridges, tunnels, connectors and related improvements connecting the NW Arena Parking Lot to the Arena.
Parking Improvements. 43.7 If any governmental authority requires additional parking spaces to be located on the Premises: (i) Landlord shall perform the work necessary to create such parking spaces, and (ii) Tenant shall pay Landlord on a monthly basis, as annual Additional Rent, together with payments of Basic Rent, for each month during the remaining Term of this Lease (including extensions) an amount equal to 10% of one-half of the actual costs incurred by Landlord in constructing such parking spaces.
Parking Improvements. Landlord shall, at its own cost and expense, on or before April 1, 2009, increase the number of parking spaces for the Building to 175 spaces. Parking spaces in the back of the building shall include spaces next to the Building as well as in the middle. All concrete pads behind the Building shall be removed (except the one for a generator) and the balusters in the middle of the back parking lot. Visitor spaces in front of the Building shall be provided near the main entrance. Tenant shall have the right to approve the final site plan and specifications for the 175 parking spaces in advance of commencement of work. Parking shall comply with applicable building codes.
