Electricity Cost definition

Electricity Cost has the meaning as set out in Schedule 3 of the Framework Agreement.
Electricity Cost the average cost per kilowatt hour and the average cost per kilowatt demand, by time of day, if applicable, of purchasing electricity for the Premises, including fuel adjustment charges (as determined for each month of the relevant period and not averaged), energy supply company charges, rate adjustment charges, sales tax, and/or any other factors or charges, used by the Utility and/or utilities servicing the New Tower Building in computing the charges for Tenant’s usage.
Electricity Cost means only a base charge and a charge for electric current actually used, and does not include a charge for a service related to providing an electric current, including all of the following:

Examples of Electricity Cost in a sentence

  • Landlord shall deliver to Tenant a report for the previous fiscal year (the "Electricity Cost Report") by May 15 of each year, or as soon as reasonably possible thereafter, setting forth (a) the actual cost of electricity for the Project, (b) the amount of Electricity Share Rent due from Tenant, and (c) the amount of Electricity Share Rent paid by Tenant.

  • To be supplied by Landlord (including water and sewer ------------------ charges) as part of the Operating Costs (except that Tenant's Electricity Cost shall not be included in Operating Costs and, unless Landlord elects to collect Tenants Electricity Cost in accordance with the terms of this Lease, shall be paid directly by Tenant).

  • Tenant acknowledges and agrees that Landlord’s calculation of the cost of Landlord Electricity used in the Premises will not produce the exact actual cost of the Landlord Electricity used in the Premises, and that Landlord’s estimate of the Landlord Electricity Cost shall nevertheless be final and binding on Tenant.

  • If at any time during the term the cost elements comprising Licensor’s Electricity Cost shall be increased by the Electricity Provider, or Licensor’s Electricity Cost shall be increased for any other reason, then effective as of the date of such increase, Licensee’s payment for submetered electricity under this Section 6.1 shall be proportionately increased.

  • Within thirty (30) days after receipt of such statement, Tenant will pay to Landlord, or Landlord will credit against the next rental or other payment or payments due from Tenant, as the case may be, the difference between Tenant's actual Pro Rata Share of Electricity Cost and Pro Rata Share of Operating Costs for the preceding calendar year and Tenant's estimated Pro Rata Share of Electricity Costs and Pro Rata Share of Operating Costs paid by Tenant during such year.

Electricity Cost means the actual cost charged to the Landlord (without any xxxx up) of the provision of electricity to the Premises (but not the Common Parts) after the date hereof for consumption by the Tenant in accordance with the Landlord’s covenant contained at clause 5.4 being a fair and proper proportion as reasonably and properly determined by the Landlord of the total cost of the provision of electricity to the Building as a whole (including the provision of any security for the supply of electricity to the Building which may from time to time be required by the relevant undertaker responsible for the supply of electricity chosen by the Landlord) which proportion shall so far as practicable be calculated and established using readings taken in such manner and at such times as the Landlord shall from time to time reasonably and properly determine of the check meters relating to the Premises from time to time installed but otherwise shall be determined in such manner as the Landlord shall in its reasonable discretion consider to be fair and reasonable in all the circumstances Provided that the Landlord shall provide to the Tenant on request all proper details (including relevant invoices) of amounts falling within the Electricity Cost and of the details of its calculations
Electricity Cost means the cost (or, at Landlord's option, the average cost) per kilowatt hour and the cost (or, at Landlord's option, the average cost) per kilowatt demand, by time of day, if applicable, to Landlord of purchasing electricity for the Demised Premises, including fuel adjustment charges (as determined for each month of the relevant period and not averaged), rate adjustment charges, sales tax, and/or any other factors or charges, used by the Utility (as defined in Subsection 17.01(C)) in computing the charges to Landlord for electric usage and further including transmission and transformer of losses (to be determined by Landlord if such losses are not measured by the Submeter, hereinafter defined);
Electricity Cost means, the then on-peak and off-peak costs per kilowatt hour for energy and peak demand cost per kilowatt as expressed in the Electricity Provider’s (hereinafter defined) rate classification (for a tenant of the Building purchasing electric service directly from the Electricity Provider) as adjusted from time to time for fuel adjustment charges, rate adjustment charges, sales tax and/or any other factors.
Electricity Cost means the cost of electricity used by the Facilities;
Electricity Cost. LESSEE shall pay for all usage directly to the local provider for the Building.
