Lessor shall clear and remove precipitation from the driveways, walks and common areas of the premises as soon as reasonably possible; Lessee(s) agree to hold PAR6 LLC harmless while on the premises. Lessee(s) in single-family houses or independent living properties are solely responsible to clear and remove weather precipitation from the driveways, walks and common areas of the premises as soon as reasonably possible. Lessee(s) shall comply with all the health and sanitary laws, ordinances, rules, and orders of appropriate governmental authorities and home associations, if any, with respect to the premises. Lessee(s) will promptly pick up and remove any items delivered to premises including periodical subscriptions, newspapers, packages and / or advertisements. In the event the premises are returned in condition poor enough to prevent Lessor from re-renting to a qualified new tenant, Lessee(s) shall be responsible for rent loss as well as the cost of restoration of the rental to the condition it was at the commencement of the lease.

Manager may deduct from Tenant’s Security Deposit for all damages and/or costs of cleaning or repairing or any damage caused by or related to any tobacco or marijuana product including but not limited to deodorizing, sealing, and painting the walls, ceiling repair, replacing the carpet and pads. All carpets shall be professionally shampooed by a company with a truck mounted steam cleaning unit at tenant’s expense upon move-out.

The artist does not need to be present during the inspection, however they must be available to remedy any identified issues prior to the next day by noon.
