Buyer’s Duties. No later than the Application Deadline referenced in Section 24(a), Buyer shall apply for the Loan. "Loan Application"occurs only when Buyer has: (i) completed, signed, and delivered to the lender (the "Lender") the initial loan application and documentation required by the Lender; and (ii) paid all loan application fees as required by the Lender. Buyer agrees to diligently work to obtain the Loan. Buyer will promptly provide the Lender with any additional documentation as required by the Lender.
Buyer’s Duties. Buyer agrees to: a. be reasonably available to see property with Broker or property for which Broker has arranged Buyer to see; b. timely respond to communications from Broker; c. provide Broker with accurate and complete information; d. inspect and become familiar with any potentially adverse conditions and conditions of special concern to Buyer relating to the physical condition of any property in which Buyer becomes interested, any improvements located thereon and the neighborhood surrounding such property; e. become familiar with the terms of any purchase agreement and other documents which Buyer may sign and comply with the duties and deadlines contained therein; f. work exclusively with Broker (and not with any other real estate broker or licensee) in identifying, previewing and seeing property for purchase by Buyer (since if Buyer identifies, previews or sees property with another broker or fails to disclose to the listing broker that Buyer is working with Broker) a commission will likely not be paid to Broker by the listing broker and Buyer shall be responsible for the same; g. disclose to Broker at the commencement of this Agreement whether Buyer previously worked with any other real estate broker and the addresses of the properties, if any, Buyer made an offer to purchase or for which Buyer may owe a commission to another broker if Buyer now purchases; and h. not contact or see a property listed For Sale By Owner (“FSBO”) without first giving Broker a reasonable opportunity to contact the owner and attempt to enter into an agreement with the owner to pay Broker a commission should Buyer purchase the owner’s property.
Buyer’s Duties. (a) To complete the Buyer's Information Checklist which will provide Buyer's specifications for the real estate Buyer is seeking. (b) To work with Xxxxx's Designated Agent to identify and acquire real estate during the time that this Agreement is in force. (c) To supply relevant financial information that may be necessary to permit Xxxxx's Designated Agent to fulfill Agent's obligations. (d) To be available upon reasonable notice and at reasonable hours to inspect properties that seem to meet Xxxxx’s specifications. (e) To pay Sponsoring Broker according to the terms specified in Section 8 of this Agreement.
Buyer’s Duties. Xxxxx agrees to: A. inform Xxxxxx in the event Xxxxx enters into an Exclusive Buyer Brokerage Engagement Agreement with another broker; B. be reasonably available to see property with Broker or property for which Broker has arrange Buyer to see; C. timely respond to communications from Broker; D. provide Broker with accurate and complete information; E. inspect and become familiar with any property that Xxxxx enters into a real estate purchase and sale agreement, option to purchase real property, agreement to exchange real property or contract to purchase the shares, partnership or membership interests in a legal entity owning real property (hereinafter “Contract to Purchase”), including, but not limited to, potentially adverse conditions and conditions of special concern to Buyer relating to the physical condition of any property in which Buyer becomes interested, any improvements located thereon and the neighborhood surrounding such property; F. carefully read the terms of all disclosures, reports and Contract to Purchase and comply with the duties and deadlines contained therein; G. work non-exclusively with Broker in identifying, previewing and seeing property for purchase by Xxxxx; H. disclose to Broker at the commencement of this Agreement whether Xxxxx previously worked with any other real estate broker and the address of the properties, if any, Buyer made an offer to purchase or for which Buyer may owe Compensation to another broker if Buyer now purchases.
Buyer’s Duties. Buyer agrees to: a. be reasonably available to see property with Broker or property for which Broker has arranged Buyer to see; b. timely respond to communications from Broker; c. provide Broker with accurate and complete information; d. inspect and become familiar with any property that Buyer Contracts to Purchase, including, but not limited to, potentially adverse conditions and conditions of special concern to Buyer relating to the physical condition of any property in which Buyer becomes interested, any improvements located thereon and the neighborhood surrounding such property; e. carefully read the terms of all disclosures, reports and Contracts to Purchase and comply with the duties and deadlines contained therein; f. work exclusively with Broker (and not with any other real estate broker or licensee) in identifying, previewing and seeing property for purchase by Buyer since if Buyer identifies, previews or sees property with another broker or fails to disclose to the seller’s broker that Buyer is working with Broker a Commission will likely not be paid to Broker by the seller’s broker and Buyer shall be responsible for the same; g. disclose to Broker at the commencement of this Agreement whether Buyer previously worked with any other real estate broker and the addresses of the properties, if any, Buyer made an offer to purchase or for which Buyer may owe a commission to another broker if Buyer now p rchases; and h. not contact or see a property listed For Sale By Owner (“FSBO”) without first giving Broker a reasonable opportunity to contact the owner thereof and attempt to enter into an agreement with the owner to pay Broker a commission should Buyer purchase the owner’s property.

Buyer’s Duties. Buyer shall: (a) work exclusively with Firm during the term of this Agreement; (b) pay Firm, directly or indirectly, the compensation set forth above; (c) comply with the reasonable requests of Firm to supply any pertinent financial or personal data needed to fulfill the terms of this Agreement; (d) be available for reasonable periods of time to examine properties; and
Buyer’s Duties. Xxxxx agrees to cooperate with Firm in the acquisition of real property of the type described in paragraph 1, including but not limited to: (a) working exclusively with Firm during the term of this Agreement; (b) immediately referring to Firm information about any properties Buyer may have an interest in examining; (c) complying with the reasonable requests of Firm to supply any pertinent financial or personal data needed to fulfill the terms of this Agreement; (d) being available for reasonable periods of time to examine properties; (e) examining properties only by appointments made by or through Firm and accompanied by an agent of Firm; (f) conducting all negotiations and communications through Firm; (g) conducting all due diligence on property in consultation with Firm; and (h) paying for all products and/or services required in the examination and evaluation of properties (examples: surveys, water/soil tests, title reports, property inspections, etc.).
Buyer’s Duties. BUYER agrees to work exclusively with BROKER during the term of this agreement. BUYER agrees to conduct all negotiations with the knowledge and assistance of BROKER. BUYER agrees to cooperate with BROKER by providing relevant personal and financial information and to cooperate in scheduling and attending showings. BUYER agrees to advise BROKER of any interest in purchase or lease of real property about which BUYER was previously advised by any other person. BUYER shall provide any lender's letter of pre-approval or pre-qualification to BROKER within seven (7) days of receipt. BUYER agrees not to attend any open house without advance notice and approval of BROKER and agrees to advise each listing broker at each open house of BUYER'S agency relationship with BROKER. BUYER represents that BUYER is not subject to any earlier agency agreement with any other broker or any protection period. BUYER understands that this agreement does not relieve BUYER of the duty to exercise due diligence for BUYER'S own protection, including the duty to investigate any information of importance to the BUYER.
