Broker’s Duties. Xxxxxx agrees to exercise all reasonable efforts while providing a fiduciary duty to act in the best interests of the Seller. Broker shall market the Property to the best of their abilities in order to achieve the highest sales price feasible for the Seller. Broker shall make all attempts to transfer the Property to a qualified Buyer and shall follow-up with every effort to ensure such result is to the benefit of the Seller.

Broker’s Duties. List Price. The price at which the Property shall be listed is $ (“List Price”).
Broker’s Duties. The BROKER'S exclusive obligation hereunder is to list the PROPERTY with the appropriate state specific Multiple Listing Service. The BROKER is not hired as a property inspector, tax advisor or attorney, and if such services are desired the SELLER should hire professionals.
Broker’s Duties. Broker services shall be limited to the marketing of the property. Unless otherwise agreed upon 35 in writing BROKER SHALL NOT BE RESPONSIBLE FOR THE FOLLOWING: negotiating a lease agreement, 36 advising Owner as to forms, procedures and steps which may be needed to execute a lease agreement or to manage the 37 Property, conducting background checks, ordering or reviewing credit reports, handling application fees, holding 38 security deposits, reviewing employment history, contacting references or otherwise screening or evaluating tenants, all 39 of which shall be the sole responsibility of the Owner. 40 Owner agrees that Broker is authorized to receive on behalf of Owner all notices, offers, and other documents incidental 41 to the offering and lease of the Property which is covered by this Agreement. Owner agrees that such receipt by Broker 42 may be deemed to be receipt by Owner if such documents so provide or if the law so requires. Owner agrees to keep 43 Broker informed of Owner’s whereabouts in order for Broker to promptly forward all such notices, offers and other ___________________________________________ 44 information to Owner. 45 Owner authorizes Broker and/or his affiliated Licensees to conduct showings or “Open Houses” of the Property. Owner 46 additionally authorizes Broker and/or his affiliated Licensees and any duly authorized key holder key entry access to the 47 Property. Owner also authorizes Broker and/or his affiliated Licensees to place a lock box on said Property for the purpose 48 of conducting or allowing cooperating brokers to conduct key-entry showings of this Property. Owner represents that 49 adequate insurance will be kept in force to protect Owner in the event of any damage, losses or claims arising from entry 50 to Property by persons through the above use of the key and agrees to hold Broker, its licensees, salespersons and 51 employees harmless from any loss, theft, or damage incurred as a result of showings, Open Houses or other authorized 52 entry thereof. Owner authorizes Broker to solicit an offer to lease the Property.
Broker’s Duties. Broker shall devote as much time, skill, diligence and resources as necessary to fulfill its obligations hereunder and shall apply the highest possible professional standards to actively promote the sale of the Products and to provide to PGF relevant support services in the Territory. More specifically, Xxxxxx agrees to: a. establish and maintain a properly trained and fully staffed sales force adequate to cover the Territory in its entirety for the optimal sale of the Products; b. regularly make personal calls upon the Customers to communicate the terms of and faithfully execute the promotional programs run by PGF from time to time, execute trade promotion activities, manage and reconcile trade funds. Consummate sales, assist with forecasting volume demands, communicate and execute promotional activities, perform retail services and monitor the turnover of the Products; c. submit to PGF all Orders and all inquiries with respect to the Products no later than [*****] business days from the time such Orders or inquiries are received by Broker; d. keep PGF informed of and submit monthly written reports to PGF describing and detailing at a minimum the following: (i) merchandising, advertising and other promotional programs, pricing and sales activities of PGF’s competitors; (ii) Customers’ use of funds made available to them under any promotional programs; (iii) any change in the financial condition or other relevant credit information of the Customers or potential customers; and (iv) any change in Broker’s management, ownership or personnel in charge of any Customer account; e. execute and maintain complete and separate written records of and any documentation relating to advertising and/or trade allowances, deduction clearances and merchandising programs for a minimum of [*****] years; f. comply with all laws, rules and regulations applicable to its performance pursuant to this Agreement; g. assist PGF, upon request, in determining the credit standing of any [*****] Customer or in collecting any amounts owed to PGF by any Customer; h. make no warranty or representation with respect to the Products or offer any quotation or price discount or any promotional consideration to any Customer other than that expressly authorized by PGF in writing.
Broker’s Duties. Broker shall represent Buyer as a standard agent in this brokerage relationship and locate property available for purchase and suitable to Buyer. Unless otherwise provided by law or Buyer consents in writing to the release of information, Broker shall maintain the confidentiality of personal information, financial information and other matters identified as confidential by Buyer that is received from Buyer in the course of the brokerage relationship. If Broker is not the listing firm of the seller (the “Listing Firm”), Broker shall represent solely the interest of Buyer in all negotiations and transactions regarding the acquisition of real property, and shall repudiate any agency relationship with the seller unless consented to in writing by Buyer. Broker shall have no obligation to search out such properties beyond those that come to the attention of Broker in the ordinary course of Broker’s business. Broker may represent other buyers who may be interested in the same property as Buyer.
Broker’s Duties. 1.1 Broker shall originate, prepare, and submit Loan Applications and related and supporting documentation in its own name, at its own offices, and through its own employees and agents. All Loan Applications must be originated by Broker. Broker may not submit third-party originations to Lender under this Agreement. Each employee, agent, or other person originating, preparing, or submitting Loan Applications, or offering or negotiating mortgage loan terms on behalf of Broker, must be properly licensed in all required jurisdictions, or registered through the Nationwide Mortgage Licensing System and Registry (NMLS). 1.2 Broker shall submit Loan Applications to Lender in accordance with such loan programs, terms, and interest rates as Lender may establish and/or make available to Broker from time to time. Broker represents that Broker is familiar with and shall comply with Lender’s policies, and all applicable federal, state and local laws, ordinances, rules, regulations, guidelines and other requirements pertaining to the mortgage banking industry, to the business of Lender, and to the origination, processing, underwriting, closing, or funding of mortgages, or other activities of Lender, including but not limited to the Equal Credit Opportunity Act, Xxxxx-Xxxxx-Xxxxxx Act, Truth in Lending Act, Real Estate Settlement Procedures Act, USA PATRIOT Act, Home Mortgage Disclosure Act, Federal Trade Commission Act, Telemarketing and Consumer Fraud and Abuse Prevention Act, Fair Credit Reporting Act, Fair Housing Act, Secure and Fair Enforcement for Mortgage Licensing Act of 2008 (the "SAFE Act"), Xxxx-Xxxxx Xxxx Street Reform and Consumer Protection Act and all related regulations to the foregoing Acts, and all similar federal, state and local laws, rules, regulations and requirements, federal and state telemarketing and do-not-call laws, rules and regulations, and all applicable guidelines and requirements of the Consumer Financial Protection Bureau ("CFPB"), United States Department of Housing and Urban Development ("HUD"), Department of Veterans Affairs ("VA"), Federal Home Loan Mortgage Corporation ("FHLMC" or "Xxxxxxx Mac"), Federal National Mortgage Association ("FNMA" or "Xxxxxx Xxx"), Government National Mortgage Association ("GNMA" or "Xxxxxx Mae"), United States Department of Agriculture ("USDA") and all other applicable agencies, investors and insurers (altogether, Lender Policies and all such applicable laws, rules, regulations, guidelines and other requ...

Broker’s Duties. The Broker and the Sales Associate shall promote the interests of the Buyer/Tenant by: (a) performing the terms of this Agreement; (b) seeking property at a price and/or lease terms acceptable to the Buyer/Tenant ; (c) presenting in a timely manner all written offers or counteroffers to and from the Buyer/Tenant; (d) disclosing to the Buyer/Tenant all material facts related to the property or concerning the transaction of which they have actual knowledge; (e) accounting for in a timely manner all money and property received in which the Buyer/Tenant has or may have an interest. Unless otherwise provided by law or the Buyer/Tenant consents in writing to the release of this information, the Broker shall maintain the confidentiality of all personal and financial information and other matters identified as confidential by the Buyer/Tenant, if that information is received from the Buyer/Tenant during the brokerage relationship. In satisfying these duties, The Broker shall exercise ordinary care, comply with all applicable laws and regulations, treat all prospective sellers/landlords honestly and not knowingly give false information.
Broker’s Duties. In consideration for Xxxxx's agreements, Xxxxxx agrees to use professional knowledge and 39 skills, and reasonable efforts, to: 1) locate an interest in property, unless Xxxxxx is being retained solely to negotiate the 40 procurement of an interest in a specific property, and 2) negotiate the procurement of an interest in property, as 41 required, by giving advice to Buyer within the scope of Broker’s license, facilitating or participating in the discussions of 42 the terms of a potential contract, completing appropriate contractual forms, presenting either party's contractual proposal 43 with an explanation of the proposal's advantages and disadvantages and other efforts including but not limited to the 44 following: 46 _, unless Xxxxxx is retained solely to locate an interest in property.
Broker’s Duties. The Broker agrees to use reasonable efforts in marketing the Property and agrees to list the Property with the multiple listing service as well as any public real estate websites, or any other public real estate websites that then accept such listings. The Broker shall have no obligation to continue to market the Property after an offer has been accepted and while a transaction is pending. The Broker is not hired as a property inspector, septic inspector, surveyor, tax advisor or attorney and if such services are desired the Owner should hire professionals.
