CARPENTRY. The grading rules for cypress shall be the same as for podocarpus and all timber used for structural work shall be select (second grade). All structural timber must conform to the minimum requirements for moisture content and preservative treatment and timber prices must allow for preparing, packing and sending samples for testing when required. Prices must also include for all nails and fasteners.
CARPENTRY. All BIC’s and kitchen cupboards to be Melamine - All shelving to be chipboard with Melamine edging - All Kitchen tops to be Rustenburg Granite or Engineered stone as per sample board / show house
CARPENTRY. A. Area of Concern: Expansion and contraction of exterior trim. Standard: Open joints between exterior trim elements, including deck railings, deck boards, and siding, are to be expected to allow for expansion and contraction, but these are areas which should be properly caulked to exclude the entry of water. If open joints in excess of 1/4 inch in width occur, Summit Homes Construction will re-caulk the open joints once during the Warranty Period. All other re-caulking is the responsibility of the Developer or Initial Purchaser.
B. Area of Concern: Cracks in exterior wood elements. Standard: The exterior beams and posts used in the building will shrink, warp, twist, and develop cracks. This is normal, and unless it affects the structural integrity of the building, is not covered by the Warranty.
C. Area of Concern: Cracks in interior beams. Standard: The interior beams used in the building will shrink, warp, twist, and develop cracks. This is normal, and unless it affects the structural integrity of the building, is not covered by the Warranty.
D. Area of Concern: Loose or squeaky subfloors. Standard: The plywood subfloors shall be glued and nailed to the floor joists to minimize squeaky floors. Some squeaks in the floors and stairs are normal, and unless the flooring is loose or the noise is unusually loud, such squeaks are not covered by the Warranty.

CARPENTRY. Landlord shall install drywall partitions with 2-1/2” metal studs at 24” on center; non-insulated, with one (1) layer of 5/8” gypsum board, both sides. Partition to extend to 6” above finished ceiling. Landlord shall provide partitions as shown in attached floor plan. · Existing demising walls shall remain within the Premises. · Landlord shall install (1) one 4’-0”x 8’-0” painted fire rated plywood panel for installation of Tenant’s telephone equipment. · Landlord shall provide and install 29 linear feet of glass at the conference room and two (2) perimeter offices within the Premises. Sidelight shall extend from floor to top of door frame, and shall consist of a gypsum board framed opening with top and bottom brushed aluminum channel and 3/8” glass. All vertical edges shall receive clear silicone caulking.

CARPENTRY. A. Supply and install approximately 380 lineal feet of new drywall, floor to ceiling with insulation per proposed new layout.
