Covenants by Tenant. The Tenant shall enter into such covenants as the Landlord or the Superior Landlord may reasonably and properly require regarding the execution of any works to which the Landlord consents under this clause, and the reinstatement of the Premises in respect of such works, or any other areas, at the end or earlier determination of the Term.

Covenants by Tenant. Tenant covenants and agrees to (a) abide by all Landlord rules and regulations as may be applicable to the Premises and imposed or changed from time to time; (b) keep the Premises clean and safe; (c) use all electrical, plumbing, heating, ventilating and air-conditioning facilities and appliances in a reasonable manner; and (d) conduct himself or herself, and require their children and guests to conduct themselves, in a manner that will not disturb Tenant's neighbors. Tenant shall not (a) intentionally or negligently destroy, damage or remove any part of the Premises, including standing live trees, (b) permit any person to intentionally or negligently destroy, damage or remove any part of the Premises, including standing live trees or (c) dispose of any paint, waste tires, petroleum or petroleum-based products, or pesticides or insecticides on the Premises. Tenant shall not change or add locks without notifying Landlord immediately and providing Landlord with duplicate keys to the locks. Tenant covenants and agrees to care for, maintain and repair the Premises, equipment, appliances and fixtures, including (a) replacement of light bulbs, fuses, faucet washers, furnace and air conditioning filters; (b) clearing or thawing clogged or frozen pipes, toilets and drains; (c) caulking around tubs and showers; (d) replacement of broken locks, glass, screens, plaster, floor coverings, light fixtures and other equipment, (e) mowing of grass, raking of leaves, removal of fallen branches and sticks and removal of snow and ice from all walks, steps and drives, (f) cleaning of gutters, downspouts and drains, and (g) replacement of water filters. Tenant further agrees that Tenant shall not leave windows or doors in an open position during any inclement weather. Tenant shall keep all lavatories, sinks, toilets and all other water and plumbing apparatuses in good order and repair and use them only for the purposes for which they were constructed and shall not allow any sweepings, rubbish, sand, rags, ashes or other substances to be thrown or deposited in the lavatories, sinks, toilets or other water and plumbing apparatuses. The cost of any damage to any apparatus, including the cost of clearing stopped plumbing resulting from misuse, shall be borne by Tenant. Tenant shall deposit all trash, garbage, rubbish or refuse in the locations provided for it and shall not allow any trash, garbage, rubbish or refuse to be deposited or permitted to stand on the exterior of any build...

Covenants by Tenant. Tenant covenants and agrees to keep the Premises clean and safe; use and maintain all electrical, plumbing, heating, ventilating and air-conditioning facilities and appliances in good and safe working condition; conduct himself or herself, and require guests to conduct themselves, in a manner that will not disturb Tenant's neighbors; and to take care not to intentionally or negligently destroy, damage or remove any part of the Premises, and that he or she will not permit any person to do so. Xxxxxx agrees that under no circumstances it will enter into the attic, or store anything in the attic. The attic is not meant for storage or for holding the weight of any person. Tenant acknowledges that Xxxxxx has been made fully aware of the risks associated with entering the attic and that Xxxxxx’s failure to adhere to this provision is a material breach of the lease and that if Tenant disregards this provision and enters the attic that Landlord is hereby forever discharged from any liability for any damage to property or person. Xxxxxx acknowledges and agrees that he/she nor shall any guests smoke in the Premises. Any smoking must be done outside of the Premises with the cigarette butts and other smoking debris being placed in a receptacle for disposal. Xxxxxx agrees that they will keep the plumbing free of any foreign objects with the exception of tissue in the toilets. The flushing of paper towels, women’s hygiene products, etc. is prohibited. Further, sink stoppers and food traps must be used at all times in the kitchen. During the duration of this Lease, Xxxxxx agrees to immediately notify the Agent via a telephone call to the numbers listed above as well as a prompt written notice sent via email to: xxxxx@xxxxxxxxxxxxxx.xxx of any defects or damage in or around the Premises, its equipment, appliances and fixtures. In the event that further damage occurs between the time when Xxxxxx discovers a defect and the time that Tenant notifies the Landlord of the defect, or in the event a third party is injured as a result of Xxxxxx’s failure to promptly notify Landlord, Xxxxxx hereby agrees to be responsible to pay the cost of repairing such additional damage, and indemnify and hold harmless against any and all claims asserted by third parties for injuries incurred including attorney’s fees.
