Electricity Charge. (a) You must pay us for the electricity we supply to you under this contract in accordance with the Electricity Charges stated in the Electricity Charges Schedule.

Electricity Charge. Sublessee shall pay monthly, as Additional Rent, as and when payments of Fixed Rent are due, an electricity charge equal to the sum of Four Thousand One Hundred Ninety-Five and 42/100 Dollars ($4,195.42) in respect of Sublessor's costs of providing electricity to the Subleased Premises. Sublessee's use of electricity within or serving its uses of the Subleased Premises shall not exceed that reasonably required for normal office use. If Sublessor at any time reasonably determines that Sublessee's use of electricity exceeds reasonable requirements for normal office use, and Sublessor elects to permit such excess usage, Sublessor may, at Sublessee's expense, submeter such space and the electricity charge payable monthly by Sublessee shall be adjusted to such amount as Sublessor from time to time reasonably estimates based upon such submetering and specifies by notice to Sublessee, with periodic adjustments, not less frequently than annually, as Sublessee's actual usages are known.
Electricity Charge. It is calculated in accordance with the electricity meter set independently for the lighting of the lease location or other electricity used for the office of the Lessee. The items of electricity charge included are as follows: 1. The lighting of the lease location; 2. The electricity used for the outlets in the lease location; 3. The electricity used for air conditioning and elevators, and any additional electricity used by the Lessee. The Lessor, according to the requirement of the Lessee, sets up two electricity meters for the eastern and western areas separately and charges the Lessee according to the electricity actually used.

Tenant acknowledges that the public utility rate schedule used to determine the value of electricity to be furnished by Landlord to Tenant may increase after the date hereof and in such event, the Tenant's Electricity Charge shall be increased accordingly and shall be determined by applying the prevailing local public utility rates, inclusive of any taxes included in or applicable to such rates and based upon the consumption of electricity by Tenant provided, however, Tenant shall in no case be liable for a Tenant's Electricity Charge of less than $1.50 per square foot for electricity.

Electricity Charge. 6.2 (a) The Tenant shall regardless of whether the Tenant is operating its business pay the Landlord for the monthly consumption of electrical energy (kWh) inclusive of prevailing taxes for lighting, air-con and power outlets used for the Premises and maintain a separate deposit with the Landlord for this purpose. The electricity deposit payable shall be the amount specified in paragraph 8 of Schedule 1 and shall be refunded (without interest) upon the expiration of the Term or earlier determination of the Lease.
Electricity Charge. (A) Sublessee shall obtain electricity from the public utility company in accordance with the provisions of Article 4 of the Underlying Lease.

Tenant acknowledges that the public utility rate schedule used to determine the value of electricity to be furnished by Sublandlord to Subtenant may increase after the date hereof and in such event, the Subtenant's Electricity Charge shall be increased accordingly and shall be determined by applying the prevailing local public utility rates, inclusive of any taxes included in or applicable to such rates and based upon the consumption of electricity by Subtenant provided, however, Subtenant shall in no case be liable for a Subtenant's Electricity Charge of less than $1.75 per square foot for electricity.
