Excess Services. (a) If Landlord provides:
(i) electric current to the Premises for Tenant load (that is, excluding HVAC and lighting) in excess of two (2) xxxxx per usable square foot (excluding the Balconies) to enable Tenant to operate any office computers, servers, copiers or other equipment requiring extra electric current; or
(ii) any other utility or service that is in excess of that typically required for routine office purposes, including additional cooling necessitated by Tenant’s equipment and additional services relating to after- hours usage of the Property as contemplated by Paragraph 7.4, all as determined by reference to general Building tenant usage and Comparable Buildings, Landlord shall reasonably determine or calculate the actual, reasonable cost of such additional electric current, utility or service, and Tenant shall pay such cost, together with a reasonable charge for administrative costs related to such determination, calculation and billing, on a monthly basis to Landlord within ten (10) business days after receipt by Tenant of an invoice therefor.
(b) If Landlord reasonably believes that Tenant is using excess electricity or water, Landlord may cause an electric or water meter to be installed in the Premises in order to measure the amount of electricity or water consumed for any excess use described in the foregoing subparagraph (a), and if such meter actually evidences excess use, the reasonable cost of such meter and of any related wiring or plumbing and their installation shall be paid by Tenant within ten (10) business days after receipt by Tenant of an invoice therefor. (The Building will have one meter for electricity and one meter for water, with respect to each of which Landlord will receive a single xxxx; therefore, any meter installed in order to measure the amount of electricity or water consumed for any such excess use by Tenant will, in fact, be a sub-meter, and the actual cost of any electricity or water sub-metered to the Premises will be determined by Landlord by extrapolating from the Building cost concerned.) Any such utility expense that is separately billed to and paid for by Tenant pursuant to this Paragraph 8.2 shall not be part of Operating Expenses.
Excess Services. If Tenant requires any work, service, or materials performed for, or facilities or materials furnished to Tenant, to a greater extent or in a manner more favorable to Tenant than those performed for or furnished to other tenants of the Building, including, but not limited to, supplying paper towels, restocking recycling containers, hanging pictures or whiteboards, providing extra keys to the Premises and any other work or services which relate to Tenant's use of the Premises, Landlord will provide such excess services to Tenant within a reasonable period after Tenant's request is made to the manager of the Building provided that such excess services are available from the manager of the Building, or the contractors already retained by the manager of the Building. Tenant will pay the cost of such excess services as Additional Services.
Excess Services. To the extent Tenant requests, uses, or requires any other utilities or building services in addition to those identified herein, above the utilities or building services in frequency, scope, quality or quantities substantially greater than the standards set by Landlord for the Building, then Landlord shall use reasonable efforts to attempt to furnish Tenant with such additional utilities or building services. Tenant agrees to pay to Landlord as Additional Rent such charges as Landlord might from time to time prescribe for such additional services. Unless previously included, installed, and paid pursuant to the Final Working Drawings, Tenant shall pay the cost of installing, servicing, and maintaining any special or additional lines, risers, or other equipment that may be required for Tenant’s computer, electro-data processing, or other equipment requiring high electrical consumption, all of which will be installed under Landlord’s supervision.
Excess Services. If Licensee orders Clearwire Goods or Third Party Services, including distribution of content pursuant to Section 4(e), in excess of the Service Credits and any available Roll Over Credits, then Licensee will pay for such excess in accordance with the pricing described in Section 4(a).
Excess Services. Any other provision in this Sublease to the contrary notwithstanding, Subtenant shall pay to Sublandlord as Rent hereunder any and all sums which Sublandlord may be required to pay the Landlord arising out of a request by Subtenant for, or the use by Subtenant of, additional or over-standard Building services with respect to the Subleased Premises from Landlord (for example, but not by way of limitation, charges associated with after-hour HVAC usage and overstandard electrical or natural gas usage charges).
Excess Services. Any other provision in this Sublease to the contrary notwithstanding, Subtenant shall pay to Sublandlord as additional Rent hereunder, within thirty (30) days following Sublandlord’s delivery of an invoice, all sums which Sublandlord may be required to pay Landlord under the Master Lease arising out of a request by Subtenant for, or the use by Subtenant of, additional or over-standard Building services (for example, but not by way of limitation, charges associated with after-hour HVAC usage and overstandard utility charges and/or pest control) or any other Excess Services (as defined in Paragraph 7.a of the Original Master Lease).

Excess Services. Separate and apart from the provisions of Section 3.1(b), SABINE may, in its sole discretion, allow berthing, unloading and receipt of quantities in excess of the Maximum LNG Reception Quantity or redelivery of Gas in excess of the Gas Redelivery Rate in response to a request from Customer for such Excess Services; provided, however, that if such Excess Services are provided, such Excess Services shall be based on the order of the receipt of a written request from Customer or Other Customers. The fees applicable to such Excess Services shall be as negotiated by the Parties in connection with such Services.
Excess Services. A level of snow removal and street light maintenance provided in excess of the Base Services within the TRSSD Area, generally, but not entirely, due to more extreme weather and topographic conditions.
Excess Services. A level of snow removal, street light maintenance, and Road Repair and Maintenance provided in excess of the Base Services within the Traverse Ridge Area (but excluding the areas described in Section 2.A., which is Xxxxxx’x sole responsibility), generally, but not entirely, due to more extreme conditions.
