Such charge may be deducted from your security deposit.

FAILURE TO VACATE AT END OF LEASE OR AFTER NOTICE. 1. If Tenant remains in possession of the rental unit without the consent of Landlord after expiration of the lease or termination of tenancy by notice given by either Landlord or Tenant, or after termination by valid agreement of the parties, Tenant will be responsible for any costs incurred by Landlord as a result of Tenant’s failure to vacate within the time required. 2. In absence of proof of greater damages, Landlord shall recover minimum damages of twice the rental value apportioned on a daily basis for the time Tenant remains in possession. Should Tenant’s hold over result in the loss of any portion of rent by Landlord, Tenant shall be responsible for any lost rent. 3. Such charges may be deducted from the Tenant’s Security Deposit.

Failure to maintain personal liability insurance throughout your tenancy, including any renewal periods and/or lease extensions, is a default under the terms of this Lease Contract and may result in the termination of tenancy and eviction and/or any other remedies as provided by this Lease Contract and by judicial eviction procedures as provided under Chapter 799 of the Wisconsin Statutes. Renters Insurance should be purchased IN THE TENANTS NAME after your room assignment has been made. SAMPLE AND SUBJECT TO CHANGE Renters insurance is required to protect both Xxxxxx’s personal property and Xxxxxx himself/herself from any liabilities that the Tenant may create while residing at the Property. You assume all liability for personal injury, property damage or loss, and insurable risk. You are required to purchase and maintain personal liability insurance covering General Capital Management, 252, LLC, you and your guests, for personal injury and property damage caused by you or third parties (including damage to landlord's property), in a minimum policy coverage amount of $100,000, from a carrier with an AM Best rating of A-VII or better, licensed to do business in Wisconsin. The carrier is required to provide notice to us within 30 days of cancellation, non-renewal, or material change in your coverage. We retain the right to hold you responsible for any loss in excess of your insurance coverage. Failure to maintain personal liability insurance is a breach of this Lease Contract and may result in the termination of tenancy and eviction and/or any other remedies as provided by this Lease Contract or state law.
