GENERAL OFFICE AREAS. 1. Wipe clean all aluminum, chrome and other metal work around exterior windows as necessary. 2. Dust all ventilating louvers and grilles within reach quarterly. 3. Wash all waste receptacles quarterly, public areas only. 4. Wash all lighting fixtures quarterly, public areas only. 5. Dust all vertical surfaces not reached nightly, venetian blinds, picture frames, charts and other hangings, quarterly. 6. Wash all windows in the demised premises inside and outside, twice per year.

GENERAL OFFICE AREAS. Lighting control is simple on/off by multi gang switch plates at each core, via the lighting control system. The Tenant is able to subdivide the building into smaller lighting control zones and add local switch drops with minimal wastage and disruption.

Hand dust and wipe clean with chemically treated cloth all furniture, file cabinets, fixtures, window xxxxx and convector enclosed tops. 4. Empty and wipe clean all ash trays and screen all sand urns. 5. Dust all telephones. 6. Dust all chairs, rails and trims. 7. Empty all standard size office waste paper baskets. 8. Wipe clean all water fountains and dust all water coolers.

Trash will be removed from building and deposited in designated containers or compactors. • Furniture, workstations, fixtures, filing cabinets, etc. will be dusted. Work surfaces will be dusted provided they have been cleared of work papers and personal belongings. • Walls, doors, windowsills, ledges will be dusted. • Carpeting and rugs will be vacuumed and spot cleaned. • Vinyl tile floors will be dry mopped and damp mopped. • Interior partition glass will be spot cleaned. • Water coolers and fountains will be cleaned and sanitized. Monthly Cleaning • Stiff brush or vacuum all upholstered furniture. • Detail vacuum all edges and corners. • Grills and diffusers will be dusted. • Vinyl tile floors will be spray buffed or burnished. Annually • Vinyl tile floors will be scrubbed or stripped and recoated.

GENERAL OFFICE AREAS. Frequencies detailed in Sections 20 to 22 of this document Floors 1) All hard floor surfaces must be free from debris, 'clean, dry and free from stains, marks and dust. There must be no evidence of any accumulation of slurry of soaps, or residues of other cleaning agents. Floors shall be left in a safe condition and shall not be slippery. Some slight scuffing may be apparent but the dressing must be complete and intact without evidence of powdering, discoloration or build up. 2) All carpets, mats and mat-xxxxx shall be clean and dry and shall be free from grit, dust and debris with no apparent stains. 3) The pile in the main traffic areas shall be evenly brushed and opened against the flow of incoming traffic. There shall be no evidence of bloom on carpets in these areas. 4) All walls, skirting’s, dado-rails, covings, radiators, pipes, vents, grilles, doors, door- frames, fittings and glass panels, push plates and kick plates, window-frames and xxxxx shall be free from debris, marks and dust. They shall be clean and dry with no evidence of residual cleaning agents. In particular, they shall be free from finger marks, stains, runs and cobwebs. Vision panels shall be clean and free from smears.
