5. Dust all vertical surfaces not reached nightly, venetian blinds, picture frames, charts and other hangings, quarterly.
6. Wash all windows in the demised premises inside and outside, twice per year.

GENERAL OFFICE AREAS. Nightly · All stone, ceramic, tile, marble, and terrazzo flooring to be swept nightly, using approved dust- down preparations. · All linoleum, vinyl, rubber asphalt tile and other similar types of flooring to be swept nightly using approved dust-down preparations. · All carpeting and mgs in offices, lobbies, and corridors, to be vacuumed weekly and carpet swept nightly. · Hand dust and wipe clean with damp or treated cloth, all office furniture, file cabinets, paneling, fixtures and window sxxxx or enclosures and all other horizontal surfaces nightly; wash window sxxxx when necessary. · Empty all waste receptacles, disposal cans and baskets nightly and remove from the demised premise wastepaper and rubbish to designated area. · Dust all door and other ventilating louvers within reach; damp wipe as necessary. · Dust all telephones nightly. · Damp wipe and clean all glass furniture tops nightly. · Remove all finger marks and smudges from doors, doorframes and around light switches nightly. Periodic · Dust all vertical surfaces not reached during nightly cleaning four (4) times per year. · All stone, ceramic, tile, marble, and terrazzo flooring to be mopped one (1) time per week.

1. All stone, ceramic, tile, marble, terrazzo and other unwaxed flooring to be swept nightly, using approved dust-down preparations; wash flooring weekly; scrubbed when necessary. All unwaxed flooring used as corridors adjacent to the core shall be cleaned and wet mopped nightly.
2. All linoleum, vinyl, rubber, asphalt tile and other similar types of flooring (that may be waxed) to be swept nightly using approved dust-down preparation. Waxing, if any, shall be done at Tenant's expense. Mop up and wash floors for spills, smears and foot tracks throughout, including Tenant's space, as needed and wash floor in general as required.
3. All carpeting and rugs to be carpet swept nightly and vacuum cleaned weekly.
4. Hand dust with treated cloth and wipe clean all furniture, fixtures, and radiator and window enclosures nightly.
5. Empty and clean all waste receptacles nightly and remove from the Demised Premises wastepaper to designated areas.
6. Empty and clean all ash trays and screen all sand urns nightly.
7. Dust interior of all waste disposal cans and baskets nightly; damp-dust as necessary.
8. Wash clean all water fountains and coolers nightly.
9. Dust all door and other ventilating louvers within reach; dust wipe as necessary.
10. Dust all telephones nightly and wash monthly.
11. Keep locker and slop sink rooms in a neat and orderly condition at all times.
12. Wipe clean all brass, if necessary; and other bright work nightly.
13. Sweep all private staircases nightly.
14. Metal doors of all elevator cars to be properly cleaned.
15. Remove all gum and foreign matter on sight.
16. Clean all glass furniture tops.
17. Collect and remove wastepaper, cardboard boxes and waste material to a designated area in the premises.
18. Dust and wash closet and coat room shelving, coat racks and flooring.
B. Periodic Cleaning - (To be performed as needed unless otherwise specified but not less than once each week or as hereinafter provided);
1. Polish all aluminum, chrome, stainless steel, brass and other metal work, including trim and hardware, as necessary, using non-acid polish.
2. Vacuum all furniture fabric and drapes not less than once a week.
3. Wash and remove all finger marks, ink stains, smudges, scuff marks and other marks from metal partitions, sillx, xxl vertical surfaces (doors, walls, window sillx) xxcluding elevator doors and other surfaces, as necessary. Clean and sweep any vacant areas.

a. Spot mop all stone ceramic tile, terrazzo and other types of unwaxed flooring.
b. Sweep all vinyl asbestos, asphalt, rubber and similar types of flooring using an approved chemically treated cloth.
c. Vacuum all rugs and carpeted areas. Sweep all private stairways and vacuum if carpeted.
d. Hand dust and wipe clean with damp or chemically treated cloth all furniture, file cabinets, fixtures, window xxxxx, convector enclosure tops and wash said xxxxx and tops if necessary.
e. Dust all telephones.
f. Dust all chair rails, trim, etc.
g. Remove all gum and foreign matter on sight. Spot clean carpeting and resilient floor nightly.
h. Empty and clean all waste receptacles and remove wastepaper and waste materials to a designated area.
i. Damp dust interiors of all waste disposal receptacles.
j. Empty and wipe clean all ash trays and screen all sand urns. Sand provided by Tenant.
k. Wash clean all water fountains and water coolers.
l. Clean all glass furniture tops.
m. Remove hand marks on elevator hatchway doors.
n. Wipe clean all bright work.
GENERAL OFFICE AREAS. Frequencies detailed in Sections 20 to 22 of this document Floors
1) All hard floor surfaces must be free from debris, 'clean, dry and free from stains, marks and dust. There must be no evidence of any accumulation of slurry of soaps, or residues of other cleaning agents. Floors shall be left in a safe condition and shall not be slippery. Some slight scuffing may be apparent but the dressing must be complete and intact without evidence of powdering, discoloration or build up.
2) All carpets, mats and mat-xxxxx shall be clean and dry and shall be free from grit, dust and debris with no apparent stains.
3) The pile in the main traffic areas shall be evenly brushed and opened against the flow of incoming traffic. There shall be no evidence of bloom on carpets in these areas.
4) All walls, skirting’s, dado-rails, covings, radiators, pipes, vents, grilles, doors, door- frames, fittings and glass panels, push plates and kick plates, window-frames and xxxxx shall be free from debris, marks and dust. They shall be clean and dry with no evidence of residual cleaning agents. In particular, they shall be free from finger marks, stains, runs and cobwebs. Vision panels shall be clean and free from smears.
GENERAL OFFICE AREAS. A. Daily Services - Five days per week
1. Ashtrays emptied and wiped clean with damp cloth.
2. Wastebaskets emptied and replaced with new liners as necessary.
3. Tops of furniture, file, tables, etc., dusted - only when free of papers, folders, etc.
4. General floor area policed for scraps of paper. paper clips, etc.
5. Tile floors swept and/or dust mopped.
6. Carpeted floors spot cleaned and vacuumed in traffic areas – fully vacuumed if required.
7. Doors and light switches spot cleaned to remove smudges and fingermarks.
8. Fingermarks cleaned from both sides of glass doors.
9. All lights turned out and all doors locked upon leaving each day.
10. Drapes and louvers left in a closed position unless specified by Owner.
