Grease Traps. Tenant will install grease traps/interceptors located within the Premises as required by Legal Requirements for all food preparation areas having pot sinks or any grease-producing appliances that discharge into the waste system. Tenant will be responsible for the proper care, cleaning, and maintenance of the grease traps located within the Premises and any required piping in accordance with all Legal Requirements. Tenant will follow all recommendations of Tenant's grease trap maintenance provider regarding the maintenance of the grease traps, including any recommended chemical treatments and any recommended intervals for the emptying and/or hydrojetting of the grease traps and connecting pipes. Landlord will have the right to oversee any work performed by any grease trap maintenance provider. Tenant, as Additional Charges, will be liable for the cost of any maintenance to or repairs of any of the Property pumps and pipes to the extent necessitated by Tenant's failure to comply with the terms and conditions of this provision or as a result of any grease, garbage, or other abnormal disposal through the Property’s drain system by Tenant. If any obnoxious odor escapes from the Premises as a result of Tenant's failure to clean and/or maintain the grease traps within the Premises as required by this Section, Landlord may, in Landlord's reasonable discretion, require Tenant, at Tenant's sole cost and expense, to perform all actions as Landlord, in Landlord's reasonable discretion, deems necessary in order to eliminate such odor.
Grease Traps. The Contractor shall ensure that all food service Concession Operators’ grease traps are inspected and cleaned at least once per month by the Concession Operators. The Contractor shall have the authority to hire an independent contractor to conduct grease trap inspections and cleaning and charge the Concession Operators a fee for the direct costs associated with this service, subject to the prior written approval of the Authority. The Contractor shall assess liquidated damages against the food service Concession Operator(s) of One Hundred Dollars ($100.00) per day or portion thereof for each day that a food service Concession Operator(s) fails to cure the failure within twenty-four (24) hours of Contractor or Authority notification to the food service Concession Operator of the problem.
Grease Traps. The Tenant is responsible for the cost to maintain any grease traps serving the Demised Premises. In addition, the Tenant agrees to reimburse the Landlord for the prorated share of the cost of cleaning and maintaining the main sanitary sewer outside the Demised Premises.

Grease Traps. At Tenant's sole cost and expense, Tenant shall (a) install grease traps reasonably satisfactory to Landlord, and (b) maintain, repair and replace such grease traps in good working order and condition at all times during the Term.

In the event Tenant prepares food in the Premises: (I) grease traps of type designated by Landlord shall be installed and maintained in a clean and sanitary condition and in good repair in all sinks in the Premises, and such traps shall be cleaned on a monthly basis; (ii) Tenant shall have the filters in the hoods for food processing exhaust systems removed daily and washed, and shall have the hoods scraped and cleaned and exhaust ducts cleaned a minimum of once every three (3) months, or as designated by Landlord; and (iii) if gas is used in the Premises, Tenant shall install a proper gas cut-off valve in the Premises. Immediately after each required cleaning of the hoods and exhaust ducts, Tenant shall deliver an affidavit from the company performing such service stating that such work has been performed and stating the date of such cleaning.
Grease Traps. JGJP shall install a grease trap for each restaurant within the development, or an appropriately sized grease trap which can serve multiple restaurant uses. The grease trap size and type shall be approved by the Town Engineer prior to installation.
Grease Traps. SE will perform grease trap inspections in accordance with the City's current Rate Order and the City's rules and regulations governing sanitary sewer connections.
