Guaranteed Minimum Monthly Rental. Tenant shall pay to Landlord, during the term of this Lease from and after the Commencement Date as Guaranteed Minimum Monthly Rental ("GMMR") for the Demised Premises the sum specified in Section 1.8 hereof, which sum shall be paid in advance on the first (1st) day of each calendar month. Tenant, contemporaneously with the execution of this Lease, shall deliver to Landlord GMMR for one calendar month, which shall be applicable to the initial month following the Commencement Date, the receipt of which is hereby acknowledged by Landlord. In the event the Commencement Date does not occur on the first (1 st) day of a calendar month, the GMMR for the initial fractional month shall be prorated as of the Commencement Date on a per diem basis (calculated on the basis of a thirty (30) day month) and any additional GMMR shall be credited against the GMMR for the first full calendar month following the Commencement Date. All rental to be paid by Tenant to Landlord shall be in lawful money of the United States of America and shall be paid without deduction or offset, prior notice or demand at the address designated in Section 1.12 hereof. The rent is not based on a price per square footage for the rental unit.

Guaranteed Minimum Monthly Rental. Commencing as of the commencement date as contemplated in Section 3.1 and during the remainder of the term of this Lease, Tenant shall pay to Landlord as Guaranteed Minimum Monthly Rental for the demised premises the applicable sum set forth in Section 1.7 above, which sum shall be paid in advance on the first day of each calendar month. If the term of this Lease commences on a day other than the first day of a calendar month, Tenant shall pay Guaranteed Minimum Monthly Rental in advance for such fractional month prorated based upon the remaining days in such fractional month as compared to the total number of days in such month. All rental to be paid by Tenant to Landlord shall be paid without deduction, offset, prior notice or demand to the address provided in Article 28.
Guaranteed Minimum Monthly Rental. Tenant shall pay to Landlord during term of this lease a minimum monthly rental for the demised premises in the sum of $3,402 per month, on the 1st day of each month, which sum shall be paid in lawful money of the United States of America, and shall be paid without deduction or offset prior to notice or demand, at the address designated in Article 29. Any rent payment not paid within five (5) days of its due date shall be subject to a five (5%) percent late charge. Tenant shall operate the business in a first-class manner and shall at all times maintain the business and premises in a neat and clean condition.
Guaranteed Minimum Monthly Rental. (I) During the first year of the Lease Term, Tenant shall pay to Landlord the GMMR set forth in Section 1(J) per month, which amount is based on the square footage of the floor area set forth in Section 1(C). If the actual square footage is different than such amount, then the GMMR shall be adjusted such that Tenant shall pay the same rent per square foot as set forth above. The actual square footage of the Premises shall be determined by Landlord’s architect and/or engineer. The GMMR shall be paid in advance on the first day of each calendar month. ALL RENT (as defined in Section 4(E)) TO BE PAID BY TENANT TO LANDLORD SHALL BE PAID WITHOUT DEDUCTION OR OFFSET, PRIOR NOTICE OR DEMAND AT THE ADDRESS DESIGNATED IN SECTION 28. THE DUE DATE OF GMMR IS THE FIRST (1ST) DAY OF EACH CALENDAR MONTH. (II) GMMR Abatement. The GMMR Abatement Period shall be the time period between the Delivery Date and the Term Commencement Date, during which time Tenant is required to pay only the Additional Rental, as defined in Section 4(B).

Guaranteed Minimum Monthly Rental a. Beginning on March 1, 2014 (the “Rent Adjustment Date”), the Guaranteed Minimum Monthly Rental payable by Tenant for the Premises shall be payable by Tenant in accordance with the rent schedule set forth below. Tenant shall pay to Landlord prior to January 1, 1994 the Following Sum: FORTY TWO THOUSAND TWO HUNDRED FIFTEEN DOLLARS AND 61/100 ($42,215.61) as advance rent payments representing the 1st three months rent payable in advance.
