Maintenance by Lessor. Lessor shall, at its own cost and expense, maintain in good condition and repair the roof, walls, structural supports, the foundation of said Premises, fences and parking area, and make all necessary repairs to, or replacements of, the plumbing and electrical systems of the Premises.

Maintenance by Lessor. Except to the extent any such need for repair or maintenance is caused by or results from any negligence, willful misconduct or breach of any provision of this Lease by Lessee or any of Lessee’s Agents, in which event such repair or maintenance shall be done by Lessee at Lessee’s sole cost and expense, Lessor agrees (i) to repair and maintain (or to cause the repair and maintenance of) the following items and (ii) if necessary, in the reasonable opinion of Lessor, to replace the following items, at its sole cost and expense (except where otherwise indicated below): the Building foundations, the Building exterior wall structure (as opposed to the surface of any exterior wall), the structural portions of the Building roof (but not the roof membranes and coverings), the Building structural support system, the subsurface plumbing (only to the extent relating to any structural defect) and the heating, ventilation and air conditioning system serving the Building; provided, however, that Lessee shall be responsible for the costs of any repairs of or maintenance to (but not the replacement of) the roof or the heating, ventilation and air conditioning system, the costs of which shall be reimbursed to Lessor pursuant to Article 65. Lessor’s obligation hereunder to repair and maintain is subject to the further condition precedent that Lessor shall have received written notice of the need for such repairs and maintenance. Lessee shall promptly report in writing to Lessor any defective condition known to it which Lessor is required to repair and failure to so report such defective condition shall make Lessee responsible to Lessor for any liability incurred by Lessor by reason of such defective condition. The foregoing obligations shall be the sole obligations of Lessor with respect to the repair and maintenance of the Premises, it being expressly acknowledged by Lessee that the Rentals payable pursuant to this Lease are to be “triple net.”
Maintenance by Lessor. Lessor shall have no maintenance or repair obligations. In the event Lessee fails to make any repair and Lessor must undertake such repair, Lessor shall not be liable for any damages to Lessee or the property of Lessee resulting from Lessor’s repair.
Maintenance by Lessor. The Lessor may use, maintain and repair all Services and Fixtures and Fittings in, on or passing through the Premises or the Property, but in so doing the Lessor will cause as little inconvenience to the Lessee as is reasonably possible.

Maintenance by Lessor. Lessor at its expense shall maintain the roof, foundation, structure and exterior walls of the building in good repair, reasonable wear and tear accepted, and shall provide exterior painting of the building and resurfacing of the parking lots as necessary. However, Lessee shall repair and pay for any damage caused by the negligence of Lessee or Lessee’s employees, agents or invitees, or caused by Lessee’s default hereunder. The term “walls” as used herein shall not include windows, glass or plate glass, doors, special storefronts or office entries. Lessee shall immediately give Lessor written notice of defect or need for repair, after which Lessor shall have reasonable opportunity to repair same or cure such defect. Lessor’s liability with respect to any defects, repairs or maintenance for which Lessor is responsible under any of the provisions of this lease shall be limited to the cost of such repairs or maintenance or the curing of such defect.
Maintenance by Lessor. Lessor shall, at its sole cost and expense, keep in good and safe condition, order and repair all portions of the Leased Premises and all facilities appurtenant thereto and every part thereof.

Maintenance by Lessor. Lessor shall maintain in good condition (normal wear and tear excepted) the structural and exterior components of the Building, the common areas and parking areas, and the Building electrical, plumbing and heating, ventilation and air conditioning systems in a manner comparable to other first class office buildings in downtown Bellevue (subject to such items constituting Operating Expenses pursuant to Section 6). Lessor shall repair and replace, when necessary, light fixtures in the common areas only (including replacement of light bulbs and fluorescent tubes) and shall maintain in good condition and repair the plumbing and the electrical system. However, Lessor shall not be obligated to repair or replace any fixtures or equipment installed by Lessee and Lessor shall not be obligated to make any repair or replacement occasioned by any act or omission of Lessee, its employees, agents, invitees, or licensees. Lessor agrees that the showered restrooms on the first floor shall remain common area throughout the term of this Lease.
Maintenance by Lessor. (i) Nothing in this Agreement requires Lessor to perform any maintenance or repair to the Premises or to any adjacent property or bulkheads; or to make any improvements whatsoever on or for the benefit of the Premises. However, with no less than twenty-four (24) hours notice from Lessor to Lessee, Lessor shall have the right, but not the obligation, to maintain or make any necessary repairs related to safety or hazard concerns to or on the Premises. Lessee shall reasonably cooperate with Lessor in any activity undertaken by Lessor on the Premises. Lessor may collect its cost for maintenance or repairs from the Lessee in the manner provided in Section 44.
Maintenance by Lessor. LESSOR shall be responsible for the full cost of any necessary maintenance, repair or replacement of the roof, foundation, exterior walls and structural components of the building in which the Leased Premises are located. Notwithstanding any other provision of this Lease, LESSOR shall not be responsible for any maintenance, repair or replacements caused by the negligence or willful acts of LESSEE, or LESSEE's employees, agents, contractors, permittees, customers, guests and invitees.
